"I lived in this apartment for 8.5 years when I moved in there was no maintenance person. Over that time they went through three different managers. All in which were very rude and had attitudes. The newest manager is the worse her name is Maggie. She down talks people and is very rude she has a big chip on her shoulder and I believe she is racist. She has a very smart mouth. I moved out and she is charging us 3,500 dollars. We don't owe this amount there is no way. We cleaned the carpet often and took care of that place. I believe she is sticking us with these false charges due to having a personal vendetta against me! This place has black mold and all they did to fix it was paint over it. Also cars broken into on more than one occasion. People also come and use the trash area as a dumping site. People drive or walk up and dump trash. We asked to see cameras we were told there weren't any which is false. She is also saying that we smoked nicotine in our apartment which is false.We haven't smoked in over 15 years. I have never been treated this unfairly my whole life. I have rented at four other homes and always got my deposit back and left with a clean slate. Their not counting anything as wear and tear. I would not recommend moving into these apartments. The neighborhood is bad and the manager is terrible this place is bad all the way around!!!!!!"
"DANGEROUS area, horrendous managing team, absent office, abuse of Fair Housing Act, zero mold remediation reported upon move-in through the entire length of the 15-month-term-of-residence, false moveout charges, zero regard towards the health of the tenants, and a wrongful collection 2 months after final payment. There is no sugar coating this advice: if you are planning to move-out get a legal team. The location of the apartment is dangerous. Bullets entering home through walls, tons of shootings almost every other night, loads of break-ins, homeless camps in your backyard, abandoned and broken down cars in front of your unit for months on end, neighboring porches, balconies, and patios covered in trash, cages, car parts, seats from vans, gym equipment, alcohol containers, furniture, and garbage bags. As soon as we expressed we wanted to do a month-to-month lease upon completion of our year lease, things went down hill rapidly. The offensively-behaved managing team at the time around November 2021 was heavily targeting our household to look for ways to get us to move out so they could secure people who would be a guarantee year lease. We received a notice saying the patio was in violation and we will be charged $50 because my 3-year-old daughter had a playhouse and outdoor play toys neatly put away on our porch. The office claimed, She said “in order to have toys outside the child needs to play DAILY outside with them”, yet did not know who I was or where I lived to verify that my kid, did in fact play daily outside supervised. We removed everything except the play house because it did not go against the lease in anyway and looked appealing. The day of re-inspection, one of the two women stood on the sidewalk with a clipboard in hand and no view of the patio due to the fence, while the other walked to the end of the brick wall and took a picture from that angle and walked away to the next house. I took video proof of this that can establish the timestamp and date, the two people “reinspecting” , and the state of my immaculate and hazard-free patio that does not contain excessive toys. Three people and a video will confirm this. I sent an email to every person on the roster for the managing property of the apartments requesting to send proof of images, lease, and photos to them. They originally refused to send lease papers to renew or switch to month-to-month even after requesting 3 different times. After some time later, we received a letter in the mail that stated "consider the issue resolved" that basically told us to drop it. They refused to answer phones and emails, they do not man the office either. They did nothing about the people who smoke cigarettes in their units nor about the cigarette smoke entering ours daily. I would not recommend this apartment for many reasons."
"So it been four months since we have had heat in most of the apartment and now our toilet is out and has been since last Friday. I was told when I called the manager on Monday it wasn't that big of a deal because we have two toilets which I think is absolutely ridiculous because we pay for a full Functioning apartment not half. 4 months is way to long to go without heat in the winter and it's now been a week without our toilet."
"The "temporary manager" here exemplifies a high level of unprofessionalism. The manager is VERY difficult to get in contact with. Office hours are infrequent and inconsistent. As soon as I gave notice to vacate the manager became unfriendly. Phone calls were never returned, and emails went weeks without a response. The manager was very cold, unapproable, and unfriendly. All business and ZERO humanity. The way the manager behaved solidified the feeling that Zachary Park is just a cheap roof over your head, but not a HOME."
