"From the first time we moved in, we have been through multiple managements and our current one Jacqueline King has been our favorite of all time. Jacqueline dedication extends beyond her role as an apartment manager β her morning walks around the apartments showcase a personal touch. This commitment to being actively present in the community reflects her genuine care for residents. It's this extra effort that truly sets her apart and fosters a sense of community among us. "We are calling the Montavilla Home. My husband and I have been living here for several years and here is what we like about the Montavilla. We live in a two-bedroom townhouse apartment. The overall square footage is very nice and 2 to 4 people can live here comfortably. The main bedroom is a good size with the second bedroom that works well as an office for us but we have used it for a bedroom in the past. Great closet space and additional space for storage. Having the bedrooms on the second floor makes it feel more like a house than an apartment. The first floor is divided into the living room, kitchen, and dining room. The kitchen is very large, with lots of counter space and cabinet storage. The dining room is good size with extra space for storage. Also, there is a half bath on the first floor. We love the Montavilla Neighborhood. It is a great location. Stark Street business district, East Glisan, and the surrounding area are great places for restaurants, breweries, and entertainment. Being centered in the middle of Portland it seems like we are a 20-minute car ride from everywhere. Including downtown Portland, North Portland, the airport, Gresham, and Clackamas town center, and shopping district. Great access to public transportation too. You can walk to 4 major bus lines and the Max. It is a great walkable and bikeable neighborhood. We would also like to thank our building manager Jacqueline King who has been working very hard to make this a great place to live. Neighbors are respectful of each other, the property is well maintained, love all the flowering trees ( Cherry and Magnolia ) and we are pet-friendly."
"Jacqui King, the current Community Manager made this complex peaceful and liveable again. She has been here less than a year and cleaned up the mess due to no full time manager on site, which this complex needs, for well over a year. She gets on top of problems right away and is fair but firm caring about the tenants having a safe and sane clean place to live. Her actions have kept good long term tenants from leaving the complex. I would give her 5 Stars but the property managment company's actions or lack of brings the stars for the complex down to 4 Stars unfortunately."
"Ghetto! Random people wanting to fight each other late at night. Management never responds on time unless they wanted money from you. The apartment is expensive, so you'd think management would do some stuff to make the residents feel appreciated and welcomed there. Instead you'll just feel like passive income. You live by a grocery store so there's some pros. This is over all a big headache and your money will be appreciated somewhere else. good day :)"
"I don't say this lightly, but do not rent from here. The management uses Retriever Towing to patrol the parking lot and if your car does not move for four days it will be towed without warning. Even if you are a tenant. Management does not seem to care about this, and will take weeks to get the situation resolved. Even then, it's a cut rate payout that does not cover the damages that the towing caused to your car. Additionally, they bill water and sewage two months late. In practice, this means that when you move out, you will have to pay for water and sewage in a lump sum, or it will come out of your security deposit. This policy will not be made clear to you and if you ask management about it, they will tell you to get lost. Even the property manager herself will say that the policy makes no sense, and will tell you that she has your back if you appeal. But when it comes down to it, nobody in the management company gives a damn about you and they will throw you under the bus without a second thought. Additional cons: 1. Lots of petty crime. Several packages were stolen from our front door during our time here. 2. Lots of car theft. On our first night at This property, my roommate's car was stolen. Additionally, many stolen cars will be parked in the lot. Retriever Towing is supposed to tow these, but as stated before, they will also tow tenant cars if they want. 3. Poor communication from management. The overall property management company and the individual property manager do not seem to be on the same page about most things. Going back to the example of a tenant's car being towed, it was claimed that am email had been sent out clarifying this policy. No such email existed and management refused to acknowledge fault in it. 4. Broken fixtures don't get fixed. Several window blinds broke during our time here but desired putting in work orders, nothing was done. Additionally, when our water heater broke we alerted management. Our property manager sent over a worker to check it out, and he erroneously said that the water was fine. It was not, and we were without hot water for a few days in February while this got fixed. This also goes back to poor communication from management. The worker who allegedly checked our hot water did not leave an invoice or a report detailing what he did. However, he did find a white guy with a beard and asked if the water on their place was working. This qualified as a follow-up in the eyes of management. But there are some positives. 1. Good bars nearby. You'll probably need a drink after dealing with the management at this property. Fortunately, Montavilla has you covered. Final review: Don't live here."
