"Location is central but your stuff will be stolen and/or your car will be broken into. There's no security at all and random sketchy people are constantly on the property, in and out of the dumpsters, and roaming in the parking lot looking into cars. Owners upkeep to the minimum but no real improvements are made while rent has increased over time supposedly to "market rate"."
"I have lived at Cedarhurst for about 2 years. The property management company changed over the summer. I don't generally interact with the property management unless there is a problem. I have had few issues. Pros: 1. Location - It is located a few blocks from 2 supermarkets. It is surrounded by a pretty residential neighborhood that is good for walking. Hawthorne offers lots of restaurants, boutiques, and people watching. 2. Price - For location and overall functionality the price is great. 3. People - I like my neighbors. This is not a fancy apartment complex, but everyone is respectful of common areas and there are some nice long time residents. 4. Everything works - I have not had any maintenance issues that were not handled promptly and with good communication. John and his crew are there often and work hard. The walls are thick enough that I have not had any noise issues. 5. Pet friendly - My dog has liked it here. She is small and old, so she does not need a place to run. There is a nice community yard that is almost completely enclosed. It has grass and a garden. Cons: 1. Basic - The building and apartments are pretty basic and boring. They don't have much charm, but they are functional and not dingy or showing a lot of use. I know they put in new flooring. 2. Street noise - If you live on the west side of the building there is a lot of car noise from Cesar Chavez. It mostly sounds like white noise - not honking. Also, if you are located on the south end there is noise from displaced people going through the dumpster and the fire station occasionally. 3. Safety - I always felt safe while in the apartment complex. It makes a horseshoe so no one is wandering through the complex if they don't belong there. There is a lot of activity at the intersection of Hawthorne and Chavez and I have had some nervous encounters with displaced people. Unfortunately, I think this is common in many areas of Portland. This did not prevent me from walking around the area; just be aware."
"Moved in March 2021. About a month after I move in, construction begins next door. First the demolition of the house on the property: loud banging all day with the occasional boom shaking the walls in my unit. This went on for about two months. The demolition crew arrived around 7am every weekday and woke me up starting with the sound of their truck backing into the property. Following the deconstruction, the excavation begins. For the last two months or so I get to hear an excavator running all day right outside my unit. To make things even better, I can’t open my windows when the excavator is there because it fills my apartment with diesel fumes. The real icing on the cake is getting hit in the face with these diesel fumes the second I step outside my unit. I just can’t escape the noise and air pollution from this construction. I’d say avoid living here until the construction is done next door. I work from home and it’s super loud and distracting."

"I lived here for about 7 years in total. The original property manager - Tim - was awesome. Many of the tenants were long-time renters, and I became very close friends with several of them. The building and units weren't all that nice, but the rent was cheap and management didn't pester you. Then new management came in... they don't even live onsite but they pester CONSTANTLY. They make passive aggressive "newsletters" that they leave at everyone's door. These newsletters call out specific people about leaving specific things on their doors, or letting their dogs pee where they shouldn't. Why can't they just go directly to the specific tenants instead of annoying EVERYONE with another stupid newsletter? It's a tiny complex, we all know who they're talking about... and the passive aggressive tone is infuriating. An example from the most recent newsletter: "Clutter! Patios and balconies are not storage areas! Please discard all unused planting pots, boxes, shelving and other clutter... some of you STILL have way too much stuff out there, and some of looks like it has seen better days, to put it mildly." We all know which tenant this is referring to. Why can't they go knock on their door instead of pestering literally everyone about it in a newsletter? Another gem from the same newsletter: "...someone is still allowing their dog to pee on the sidewalk in the vicinity of the office / mailboxes. That's just gross. Stop. Doing. This. Immediately." Gotta love getting Mean Girl vibes from your property manager via printed out newsletters. --- They started raising rent and telling us it's "still below market value." Not quite... the other apartments they're referring to have actual amenities. They have their own washers and dryers. Or outside space to hang out / grill (we have a yard... but we've been told we're not allowed to hang out back there due to noise). Cedarhurst's amenities however are water-damaged drywall in the staircases; old outdated flooring; and annoyingly passive aggressive management (have I mentioned that yet?). They seem to have tricked themselves into thinking they're one of the nicest places on the block, and I promise that's not the case. This place was great back when it had cheap rent, kinda-sorta-okay facilities, and management that didn't bug you. It's no longer cheap, and management is constantly poking at you. The facilities are still safely in the kinda-sorta-okay category though! Save yourself some time. Spend an extra $100 / mo and live somewhere nearby that has actual amenities and property managers that don't have their head in the clouds."
