"I have lived here for going on 2 years and it has been a very difficult experience. I have no once spoken to someone over the phone as they never answer nor respond to emails or voicemails left. During the last ice storm my fire alarms broke and were going off and non functional, I put the ticket in on January 14th by February 15th they had finally gotten back to me about fixing it. At that point we hadn’t already sorted the situation ourselves. After this we tried calling and leaving voicemails many times to communicate that the side building of our units where the fire alarm is held has been going off for weeks as well. There had been no reaction to this as well. Secondly we were planning on moving as we were not pleased with the dog poop that is constantly everywhere, nothing is ever clean and the trash area is constantly filled and there’s no where to walk. We got an offer to get a 250$ incentive for renewing our lease instead of counting to have time to look around. I have checked in with them roughly a dozen times since then and have still not received the incentive and it is currently March of 2024. Everytime I have walked in to the office as that is the only way to get them to communicate they say they are sorry and that it will be done next week. I always am nice and tell them it’s ok but seriously? 5 months of waiting for an incentive? While it is a nice place to live inside I just think for all the hassle of everything else it is not worth the money we are paying and I wish I was paying for something more worth the price."

"This is the worst apartment complex I have lived at, and I only lived there for six months. I would honestly give this place zero stars if I could. There were a multitude of problems since the beginning of moving in. Firstly, the office staff never answer their phone and emails. I would email and call and get no response. I would have to go into the office to talk to them which is really inconvenient at times, especially for simple questions. They never sent me my lease to sign until I showed up the day before I was supposed to move in, even after multiple unanswered emails. Secondly, they take FOREVER to get to maintenance requests. The bathroom fan was not working upon moving in, so I submitted a request. It took someone weeks to come out, AFTER I had to email Mia and ask why no one has stopped by. However, they didn't fix the problem. The maintenance guy that came out on my first visit told me it was his last day and I would have to contact the office as he couldn't fix it. It took the office staff weeks to find a new one, which is understandable. When they did hire new maintenance, they came by and checked the fan out and told us we would need an electrician. It took us a few more weeks before someone else stopped by again and actually fixed it. This problem took close to three months for them to actually fix it. Absolutely ridiculous. A few months later, I noticed that the heaters weren't working so I put in a request. Maintenance came out the next day and fixed it which was great, but since no heat is considered inhabitable and not safe, of course they fixed it as soon as possible as they would get in trouble for this. The inconsistency in maintenance requests and lack of communication by office staff wasn't even the tipping point. It was when my unit flooded was when things got bad. Due to the winter storm, a pipe burst and flooded by entire apartment. I was displaced because of this and had to live elsewhere. Mia sent out an email to the property offering support and to gather a statement from everyone's apartment that was flooded. Mia let me know that they hired a company to get the water out and that it would only take them two days, however, the two days came and went and nothing. When I emailed Mia to ask for an update, she did not reply at all. So much for support. I had to physically go into the office and ask for an update. How hard is it to reply to an email? I tried to be understanding in their lack of response but it was appalling how staff handled this situation. Had they handled this situation better, I wouldn't be leaving a one star review but they should be treating their tenants a lot better especially when an unexpected flood displaces your tenant. I talked to other tenants and they had the same complaint as well. They offered those displaced by the flood to break a lease without a fee or to move to a new unit and sign a completely new lease, which in my opinion they should have moved tenants to a new unit without signing a lease. Why would you force tenants to sign and get trapped in a new lease? That makes no sense to me. At first, I thought this was really nice of them to allow to break the lease without a fee, but really I could have broken my lease without their approval according to ORS 90.320. They also decided to charge me the ENTIRE month of rent even though I was not living there because it was inhabitable. It smelt like mildew and there was mold already growing. Michelle kindly gave me a prorated amount even though I still don't think I should have to pay for any amount. Some other things to add is that the dumpster is nasty. There’s garbage everywhere and you constantly run into people dumpster diving. They do not take care of the dog park well. The gate to the dog park has been broken for awhile and other tenants never clean up after their dogs. Also, one of the reasons why I chose this place was for the gated entrance but the gate has been broken for months. It doesn’t seem like they are putting much of an effort to fix it."

"Would have given it ZERO, if it was an option. I had a tour scheduled, but it was canceled and rescheduled. In the mean time posted prices for the units I was interested in increased. When I came for the rescheduled tour, nobody showed up. I waited for over 20 min. I called-no answer, I sent emails, I got zero response. Not even an email later in the day saying “sorry we missed you”. If this is how they treat prospective tenants, I don’t want to find out how they treat actual tenants. Also, while waiting in the office, someone had a zoom meeting on a speaker so I could hear all of the shady ideas about how to squeeze money from residents, how to add some additional, questionable fees etc."

"We have been at this place for over 2 years. We weren't happy with service and management until now. Once Michelle properly manager was hired things got much better. She always answers the phone and not trying to hide. She helped us with the transfer to another unit that we have been trying to move for a year. She was the only one who was understandable and helpful. I can always see how hard she is working to take everything under control. It is not easy for her cause previous management team didn't do a thing. Again we were planning to move out completely until Michelle didn't start helping us. If owner hires someone else in addition to Michelle who is gonna be working so hard this place will be awesome! Huge thanks to Michelle."

"After a decade of renting across various locations, I find it necessary to share my candid experience with Latitude, which unfortunately stands as my most challenging living arrangement to date. Upon my initial inquiry about potential rent discounts, I was informed that none were available. Expressing my willingness to wait until such opportunities arose, I was assured that they were not imminent. However, within a week of signing my lease, the management introduced a free two-week promotion, creating a sense of inconsistency and, regrettably, leading to a feeling of having been misled. Another noteworthy concern was the persistently malfunctioning dryer, which required 3-4 cycles to adequately dry my clothes. Despite submitting multiple maintenance requests over my eight-month residency, the issue remained unresolved after being looked at on two occasions. It appears that my later requests may have been overlooked, although I must commend the maintenance team for their wonderful attitudes. Furthermore, Mia in the office was consistently helpful and respectful in her interactions. Regrettably, several aspects of my experience at Latitude were marred by administrative oversights. I encountered a situation where another tenant's rent check was deposited into my account, despite having confirmed the proper allocation with two office members. Subsequently, I was faced with an unexpected charge almost five months after my former roommate moved out (had to cover this payment myself), claiming an outstanding balance was due on their behalf. Despite diligently seeking resolution through my own due diligence with the office staff, I was not offered any discount or resolution for their mistake. I share these experiences with the intention of providing constructive feedback and promoting transparency within the latitude community. It is my hope that the management considers these concerns seriously to enhance the overall resident experience and foster an environment of trust and reliability."
