"Think twice before you commit to living here. Beneath the shiny veneer of the new, “eco-friendly” buildings lie numerous systematic issues that make living here a serious ordeal. I lived at Sunshine for 9 months and chose to terminate the lease early and cut my losses, in hopes of retaining some shred of sanity. Let’s start with the good stuff. The buildings are new, so we didn’t have any problem with appliances breaking down and the premises are in good shape. (Well, except for an issue one time where we had ants crawling out of the walls.) The property manager, Haley, is curt and professional. She really does seem to do her best to address residents’ concerns (like ant infestations). The apartments are in close proximity to a lot of neighborhood amenities, such as Target (just across the street), parks (Kenilworth, Laurelhurst, and Powell are within walking distance or a short drive away), and Downtown (about 10 mins drive). Sadly, despite the above, I cannot in good conscience recommend living here. Firstly, the neighborhood is rather seedy. I’ve lost count of the number of times my partner or I have been accosted by some fool while trying to walk our dog. One time outside of the Starbucks on the corner of 29th and Powell, a man flashed a knife at us, ran across four lanes of traffic, and proceeded to pound on the windows of cars in the McDonald’s drive-thru, all in broad daylight. Bike and package theft is a serious issue here. I have had no less than 5 packages stolen in the time that I’ve lived here. One turned up in a stolen vehicle recovered in Clackamas, but the remainder were never seen again. We’ve seen a van drive up and try to carry off someone’s grocery delivery. The “secure” lobby and bike storage areas are a joke, because thieves seem to get in just fine. Despite the property manager’s best efforts, the buildings are run poorly. I have NEVER been able to reach anyone over the phone, and due to COVID, the office is rarely staffed. Anticipate waiting 24 hours or more between responses (email or phone). The exterior and shared areas get cleaned maybe once a month. Did a dog’s vomit or feces get smeared into the stairwell carpet at the beginning of the month? Well, enjoy stepping around that every day for the next 3-4 weeks, because it’ll take that long before someone comes to clean it up. Finally, the piece de resistance – the walls, floors, and ceilings may as well be nonexistent, because you’ll be able to hear every single thing your neighbors do. In some respects, that’s to be expected from apartment living – but this place’s sound deadening is on another level of ineptitude. My downstairs neighbors’ music rattled the dishes, my upstairs neighbors may as well have had insoles of depleted uranium with the way they would stomp around like spoiled children during their many domestic disputes, and I grew extremely weary of being able to make out every single word of my neighbors’ conversations. You will never have a quiet moment here. This place sucks. Don’t live here unless you feel some masochistic need to punish yourself. You deserve better."

"Nothing done about noisy tenants that ignore the noise ordinance Edit. It’s been six months almost with dozens of complaints and nothing is being done about the man others have mentioned. Managements negligence and lack of empathy for their tenants or neighbors is unacceptable and downright lazy. They’ve allowed one person to make a living nightmare for the rest of the community. Edit 2. I had to physically go to the office of the manager, and demanded the question of what would be done about this nightmare of a person, she answered “we’re working on it” after police were called on this person several times and not hearing a single peep from her (a 911 operator mentioned they received almost 100 calls about this one single person in one night alone, and this happened over the course of a week) and her excuse? She was on vacation, I’m sorry I’m all for work-life boundaries but while she was on her little vacation happily ignoring her property and her job, her tenants were miserable and so were her neighbors. Several of my neighbors simply just broke their lease and moved out. This situation literally uprooted people and made their lives a living hell. But NOW almost a year later, this lovely property decided to torment their neighbors in another way, a literal SYMPHONY of what sounds like just leaf blowers right outside my window the second the clock struck 9, I know it’s not technically breaking noise ordinances but it’s god awful to wake up to this as such an early hour for someone who works night shift and went to bed just a few hours ago. And if it’s not the leaf blowers or other things the maintenance guys are doing right outside my window, it’s the tenants blasting their music so loud my windows rattle BEFORE 9am or another tenant who just shut their dog out on their patio to sit there barking for an hour or so each time. This whole building leaves a sour taste in my mouth, from the tenants, to the management, to the maintenance, it sometimes feels like this whole apartment was placed here just to make my mornings miserable. I haven’t had a good nights sleep in a literal year and I 110% blame this building. I hope it gets condemned or goes bankrupt or whatever the hell gets this noise right outside my window to freakin stop. I have a migraine at this very moment because I yet again awoke to what sounds like 4 leaf blowers at once, ✨thanks sunshine! ✨"
"Absolutely loved the move in process from start to finish. Grayson and Brandon were absolutely amazing and super kind and informative. I was able to move in with no hassle, no unnecessary fees and the apartment is gorgeous! Traveling across the country and fell right at home. Thank you guys for being extremely professional and warming."
"Lived there for a year, and while it wasn’t the worst place to live, I would NEVER go back. They paved the turf pet relief area to add more parking, so don’t be fooled by those photos you see by the owner on here. Also worth noting that the garage doors are for ground floor units only. If you live in the center building, anywhere but a corner unit, I guarantee your apartment will get zero sunshine. It was literally a cave. The area is shady, the side streets are sketchy, and the thievery is awful. We had TWO bikes and a bike carriage attachment stolen out of the locked bike room, which says it’s under surveillance (spoiler: it’s not). Both bikes were U-Locked to the bike racks at the wall and were gone overnight. We had multiple packages stolen from the mail room. Parking is a nightmare, they wanted $150 per month and there was a waiting list to get one. No way. There was also homeless people who would go through the garbage/recycling on a daily basis, and even close the doors and occupy the little shelter for the night which made taking out the trash a toss up of whether you would run into someone hiding in there or not. The one saving grace was well functioning AC in all rooms, which I do miss. It’s just not a safe place to be. Not to mention the management does next to nothing, but that’s a personal issue. Moral of the story is if you have other options for places to live, consider choosing those."
