"Update: Steven, a corporate manager contacted me April 2023, because I filed a complaint with the BBB January 2023. After a couple emails, and a virtual meeting, Ryan was difficult to get ahold of. He basically contacted me to say I want to make this right, tell me how you were affected financially. I sent him the info and then heard nothing from him despite many emails and calls. When he did respond, it was to say a decision hadn't been made. Finally got a response in September, stating the cleaning fee would be waived in addition to an amount owed us because Trion took too long to return the deposit, (according to Oregon law.) I haven't received the check and emailed multiple times for an update. It's March 2024, this happened in December 2022. 1. Dulce, the manager, misrepresented the unit we applied for. 2. She wouldn't show the apartment before we singed the lease and didn't even walk us past the outside of the unit. 3. She delayed giving us the keys until half hour before the office closed for the weekend instead of having us pick up the keys the following Monday. Because of this, we were unable to return the keys to the office on Friday when we discovered the unit wasn't ground level. There wasn't even a box we could drop the keys in so we technically "took posession of the unit." 4. She was defensive and argumentative when discussing the issues with my roommate and didn't fully disclose pertinent details to her supervisor Stephanie, (Regional manager at Trion Proerties.) 5. Dulce received our emails to Stephanie regarding our complaints. Really TRION PROPERTIES? 6. Stephanie lied about sending out our deposit check. Oregon law states landlords are required to send out checks within 31 days of key return. We returned the keys 12/22/22 and it's now 2/1/23 The unit was "occupied" when we toured so we made sure to ask multiple times about the similarities and differences between the model and the actual unit. Dulce stated, "aside from a different bedroom configuration, lower grade cabinets, counters and appliances, our unit would be EXACTLY the same as the model." And our unit (like the model,) was a "ground level unit." It was a SUBGRUOUND LEVEL unit. My roommate and I have allergies and asthma and would not knowingly apply to that type of unit due to dampness, mold and mildew issues. In order to get 1 month free special, we had to sign a rental agreement to begin 12/12, even though that was the same day the previous tenant returned the keys. This seems like poor management, specifically lack of planning for the necessary repairs at turnover. My roommate had scheduled friends to drop off her bed and sofa and could not cancel so she was stuck moving the items into the apartment Friday night. She slept there since her bed was there and woke up with terrible allergies. Her symptoms were consistent with the time she lived in an apartment with a BAD mold issue. I saw the unit Saturday evening and took lots of pictures. I didn't move my belongings in. I was there for less than 2 hours and had an asthma flare shortly after. My roommate spent Sunday night at her old apartment because her allergies were so terrible. We sent Dulce an email about the problem on Sunday 12/18 but didn't turn the keys over on 12/19 because we wanted to discuss the fees for breaking the lease before we handed them back. On 12/20 we got confirmation stating, the fees for breaking the lease would be waived. "We would be charged for the days we had the keys, but we would get our full deposit back if the unit was in the same condition," we set a date to return the keys. I returned the keys 12/22. *Found out after breaking the lease that there is a clause stating breaking the lease on an unseen unit FORFEITS the initial deposit and is subject to a cleaning fee. $200 to clean a unit that only needed to be swept in a couple spots and was NOT even clean when we received the keys."
"As a guest at this establishment, the first thing I noticed was the horrific hack job maintenance has done on the bushes and trees. Most of them are almost dead. All summer long, their was no watering of the plants, flowers were left to die then ripped out of the ground. The signage at the street to light up the signs no only have one side that works at night. There is only one handicap parking spot that is taken up by a non-disabled vehicle even when office staff are actually on site. The previous owners were far better at maintaining this complex."
"I would leave a good review if it weren't for the fact that I left the property on June 14th and they still haven't refund my deposit. They keep saying they will, but here we are.. We left the property in impeccable condition, they told us we would get the full amount, however, I find myself having to request updates every two weeks. Be VERY careful when you leave, I moved back to Spain and it's becoming a huge burden to fight this from afar."

"This complex is very well managed. Both Dulce, the manager, and Eddy, the maintenance guy, are hardworking, well organized and effective. Problems are taken care of quickly. The landscaping is well maintained and attractive and, in my area at least, it is quiet and tenants are respectful. Parking is not a problem even without a reserved space. It's nice living next to a park and being surrounded by trees while also being close to the center of town."
