"All words, and no action. Words and words and assurances and talk and zero action. If management/ownership really cared, there would be an iota of follow through. But its only words and words for YEARS on end. This is not hyperbole; FOR OVER 6 YEARS I've been trying to get mgmt to enforce quiet hours, and it is still unresolved despite (again, not hyperbole) around 100 emails/phone calls trying to fix this ongoing problem. There is absolutely no excuse for letting tenants continue to be abused loooong after the problem has been brought to their attention. I've lived in the building for a long time, and once it stopped having on-site management the place went downhill fast. The first management company let drug dealers and quasi-homeless folk move in. There was a homeless person bathing himself late at night using the laundry room sink. Tenants were left to deal with any emergency (like spaced out tenants hammering away building forts in their rooms at 6am) because there is no one on site to handle things when they happen. The only responses are belated or non-existent. The current management company has done a better job screening tenants, but they're starting to get desperate to fill apts so word's still out on that. They are even less helpful than the first management company, that is unless the tenant is behind or late on rent payments then you'll definitely hear from them as the previous viewer stated. I don't know what price peace of mind is worth, but it's gotta be more than what you might save in rent."
"This apartment is right on the Ross Island bridge on ramp so don’t pick a unit on that side of the building otherwise you will have many sleepless nights. The washer and dryers were filthy and often broken for weeks at a time. The card machine to upload money onto in order to use the machines without needing quarters was always broken. Management didn’t do anything to fix this during the year I was there. The building itself needs a full reconstruction. Mold is every where. Horrible patch work where they seemingly took paper and plastered it over holes. Given all these things the rent is still too high. I would not recommend this apartment building. If you sign a lease with SleepSound they will threaten to charge you ridiculous fees if you need or want to break the lease. $1000 for admin and advertising fees, plus 1.5x rent, and threaten to charge you for every month it’s not rented out after you break the lease."

"I'll admit I was skeptical upon first seeing the size of the studio, but was able to make everything work with ease. Laundry on site, they allow cats for a fairly cheap pet rent/deposit, only about a mile or 2 Downtown (that alone has saved me nearly $120 a month in parking fees), wifi on site(not amazing but that's also an extra $50 I don't have to worry about). Troy is easy to get in touch with, the place is kept up and in good shape, definitely felt more secure with the keypad for entry to the building. Overall a great experience for my first time living in Portland. Would highly recommend"
"Lived at Lair Parke for about 6 months now and v happy with the apartment. The neighborhood is quaint and safe yet close enough to walk into downtown (which I do regularly). As other reviews have noted, there's also great TriMet access. The building itself is charming and historic. New washers and dryers on site with a card reader. Rent is relatively cheap and utilities are included (minus electricity). Troy, the owner, and Tony, the building manager, have always been nice and helpful. My studio is small but it fits my needs. Nice hardwood floors and big windows, including one in the bathroom. Favorite aspect by far: excellent water pressure and temperature in the shower. If you've lived in a historic building before, you know this is not an easy feat."
