"I have lived at Hollywood Townehouse for 10 years. Pros: -excellent location, easy walk to EVERYTHING: MAX and 3 bus lines grocery stores - Trader Joe's and Whole Foods pharmacy coffee and eateries library movie theatre churches hair and nail salons shoe repair dr offices -spacious, vintage units with views, solidly built with lots of storage -quiet units/no neighbor noises (walls and floors of concrete!) -community room for meeting with neighbors, and easy to get to know others at regular coffee hours and happy hours -under excellent management who listens to tenants' views, complaints, and suggestions -on site manager -eradication of nearby homeless camps -many recent improvements to building - upgrades to HVAC -hired security who checks the premises regularly and comes when there's a problem -parking spaces included in rent -community of excellent neighbors in building -competitively priced -extra storage units available -pool and yard space Cons: -city noise -no in-unit laundry -windows need to be replaced -ducts need to be cleaned -no ADA door from garage"
"Living in this building will test your physical and mental wellbeing. I watched the building and neighborhood slowly decay until it became a hostile and unlivable environment. Which is truly a shame because this building had a lot to offer and one of the best renting options just a few years ago. NOISE - Living right off the freeway exit you can expect traffic and emergency vehicle to pass by all hours of the day. What you may not expect is the additional noise from the homeless camps and streetracers. You cannot go 30 minutes without hearing a modded out car go thundering by. Sometimes just to terrorize residents they hang out in the parking lot late at night blasting music and revving engines. Unless you are a very deep sleeper, don’t expect to get a good nights rest living in the South & West facing apartments. UTILITIES - The great value these apartments were took a nosedive when the building switched to ratio utility billing (RUBS) in 2019. Previously, all utilities came at a flat monthly charge. The utility bill amount now changes every month, and can reach outrageous values over 18 percent of the rent in summer & winter. The units have old appliances, and the single pane windows do nothing for energy savings. Renters pay all building utilities, including water, sewer, electric, gas, trash. Not only do residents pay all utilities, they also pay for every load of laundry, keep a couple hundred saved up each year for wash & dry. The building having AC is just a plain lie. These apartments hit over 90 degrees in summer, a potentially dangerous situation for people sensitive to heat. The heat exhaustion lasts all summer as the apartments on the South and West side never cool down below 80, even when its 65 outside at night. While this review may come off all negative its only because I know how great this building can be. Plenty of residents are happy here and I hope it can return some of its former glory."

"Secure building, friendly neighbors, friendly maintenance staff, very welcoming and friendly environment. If you're into vintage buildings this is a good place to be. The building is immaculately maintained and disability accessible on all floors with a reliable elevator. Close proximity to the max/bus and close to restaurants and grocery shopping, also has a pool. Also across from 24 hour fitness."
