"Way too expensive, terrible neighbors, trash is literally a 10 minute walk, random fees, VERY NOSEY, there is never parking and they claim to have a 24/hr gym and sauna that isn't even open for 12hrs. People are constantly moving out because this place sucks. They raise rent every chance they get. Please don't move here!! You will regret it!!! (I will repost this comment if you delete it again)"
"Okay amenities, management isn’t really given the authority to do anything and Tandem is a pretty poor company to rent from. Mandatory rent raise of 10%, Charged us for things that were broken on our move in and that we had filed maintenance reports about and then charged a cleaning fee after everything had been scrubbed down."
"After living here for 5 years, the person at the office refused to give me my packages without going home to pick up my ID. This is the first time I've ever been asked this since moving in. I offered to show my Commons account on my phone or my name and picture of my school account & she refused. There is a literal copy of our IDs in the lease agreement & I have never wanted to have to walk into the office for my packages. I'd rather them arrive at my door. We are a small working class family, and we initially were relieved to find a somewhat affordable place we could raise our little one in. Since the beginning, the walls are indeed thin. You can hear tv programs, conversations, walking (if you are downstairs), and conversations in the parking lot. There are dog owners who will leave their dogs' feces where it lands, and there may be ants & spiders crawling in through cracks in the foundation. You'll also have one area to dispose of trash, which can be a hassle if your apartment is far away. There are neighbors who don't respect the sound curfew as well, which starts at 10p. What shocked me the most is the rent increase of almost $100 per month for the past 3 years. We've had rent increases of $30 per month in previous years before COVID (and this is also the increase neighbors have shared), as well as utility fee increases, but adding a whopping ~$100 per month since the pandemic started is heartbreaking. When I inquired about the rent increase (this is amidst a global pandemic where homelessness is increasing rapidly, many small business are being forced to shut down, and many folks losing jobs), I received a response that due to the market value, they essentially raised it at the legal max that they could. During the first year of the pandemic (2020), many of our amenities were closed down and continued to be closed from access for 2 years+. Despite this, we were never offered reimbursement for the amenities we paid for that were closed down from access. I saw no support or aid or anything during the almost 3 years that we've been in the pandemic & inflation. It breaks my heart that a property we initially found affordable and somewhat safe hasn't been the most supportive. This has certainly felt more of a business exchange than a community setting. One perk I will vouch for is the speedy response of maintenance workers. Though they can be messy, they get the job done. There have been a few requests I've put in with the new leasing agents (they are replaced regularly) that I've never received an answer or solution to."
"I lived here for a year 7/22 to 7/23. We moved out on the 6th of July. I just received a call from a collection agency to say I owe debt. I have not received a bill or notification that additional fees were owed. My rent was paid and my apartment was clean when we moved out. I called apartment complex about issue with mail 2 weeks after moving out, spoke with staff never heard anything about owing money. I have not received a bill from Avalon. The debt collector sent me copy, letter written July 17th saying we owed money. It has not been received as of yet. It should have been sent certified! It has not even been 3 weeks and they have turned over to collections. I paid my rent on time, we were quiet and clean. The railing on patio has wood rot, the dryer vent was always shooting lint out to walk way, even though they cleaned 3 times in one month. You can hear downstairs neighbors conversations because there is barely any insulation in floors and padding on floors. I have never had any problems with having my deposit returned or having extra charges after move out, and then to be sent to collections without receiving a certified notification. Horrible customer service, not a good place to live !"
"We moved to Commons at Avalon Park Apartments about 6 months ago from out of state. I have to compliment Daphne Capalbo who has been great from the start! She maintained clear communication and listened to my anxieties countless times. Her professionalism reassured us as we made a terrifying transition in the middle of the pandemic. Daphne is very responsive and speaks with respect and calmness in her voice. She does not interrupt or talk over us when we come to her with a concern and we can count on her to follow up on anything we ask her to. She is straight forward and honest without being offensive. She makes the effort to take care of what she can in real time and does not make us feel like we are being blown off. Maintenance has responded quickly any time we have needed their assistance. The place is quiet, especially for how many residents there are on the property. I appreciate the efforts that are made to keep the property safe and free of vehicles/individuals that should not be here. Can't beat the resident park and the river. Love the pool and hot tub during the summer too. We haven't had time to use the gym or sauna but love that the option is there and intend to soon. The price is so worth all of the conveniences the whole package offers. Perfect compromise for us! Thank you Daphne and the rest of the management team for making this move worth it for us."
