"Reasons I wish we never moved to Quatama Crossing: 1) UNSAFE living conditions You'll be living near a Max stop that delivers Portland to your unlocked community. Be prepared to regularly startle transients collecting bottles from the unsecured garbage area and then again once they've exchanged their bottle money for drugs and they're using in your unsecured hallways and stairwells, littering them with paraphernalia, urine and feces. Hold your breath in the stairwells. People have tested our door knob and tried to force entry more than once. Security has not been able to alleviate this issue. I suspect they have little authority beyond parking enforcement. Cops regularly speed through but mostly to serve warrants to your neighbors. Yelp lists this property as one of the top ten felon friendly apartments in the area. 2) CIGARETTE smoke Smoking is permitted and pervasive at this property. This should be verbally acknowledged during tours - not buried in the fine print of a 50 page rental agreement. No one is combing their lease to see if it's permitted in 2024. The surgeon general declared it dangerous in the 60's. The city of Hillsboro went smoke free a decade ago. This should be the biggest red flag that the safety and well-being of residents is NOT a priority here. 3) NOISE considerations Modified exhaust systems make a joke of quiet hours; revving in and out and idling 24/7. I slept better when I lived next to Portland International Raceway/under PDX's flight path. At Quatama you'll lay in bed awake at night listening to transients ranting and rummaging. The 'Now Leasing' flagpole hardware clangs furiously in the mildest wind competing with the electrical pole on SW 205th & NE Trailwalk that's constantly emitting a variety of torturous pitches. All of that could be remedied and your unit will still feel like you live in a paint shaker every time a neighbor turns on their bathroom fan. At first I thought maybe someone's washer was off balance but, no, that doesn't happen for hours and days at a time. It's the fans and I don't imagine they'll be replaced any time soon. Don't convince yourself noise dampening curtains, white noise machines and earplugs wil help. They've been ineffective in my experience. 4) FRIVOLOUS expenses When visiting the office take note of their cabinets, countertops, fixtures and floors. Luxurious for a restricted income property, right? Remember that when you're staring at the cracked and stained countertops/peeling cabinetry in the apartments you tour. The disparity between the office and our units is shameful. They might boast about updated facades and landscaping but note these items only increase Quatama's curbside appeal, not resident's units or safety. The most maddening experience was having to renew our lease paperwork knowing they were raising our rent $150 per month without a single improvement to our dilapidating unit and being met with EIGHT Christmas trees decorating the office. Photo offered because I could barely believe the excess when they struggle to offer dog poop bags. 5) DECEPTIVE PRACTICES Notice the amount of 4 and 5 star reviews that were posted around September of 2023 because that was when treat bags full of candy and scratch tickets were hung on every door knob incentivising reviews in exchange for the potential to win $500 off rent. It's unethical for property management companies to manipulate tenants into justifying their own rent increases and especially shameful conduct from a restricted income property. This practice should have been identified as a giant liability when the FTC began requiring disclosure of incentivised reviews years ago. Don't get poverty trapped here. A shelter would be held more accountable for your safety and well being. *UPDATE* Since writing this review my fiance has woken up to three flat tires from screws while parked in front of the office overnight and the small rocked area where I walk my dog (because everywhere else is a manicured mud pit) has been covered in broken glass. Probably just a coincidence though."
"I lived at Quatama Crossing for seven years. It was, by far, the best managed apartment complex I had ever lived in. The staff was always very friendly and professional. All maintenance requests were addressed within 24 hours and were done properly the first time. I considered all the office and maintenance staff as friends. Others that complain about issues of lost or displaced deliveries, is not the fault of the staff. There are over 720 units. They have on site security at night, parking lot security at night, and a seasonal lifeguard for the pool. Those persons can't be everywhere all the time. It's a large complex. Sadly, there is little Quatama Crossing can do about such issues every time something goes wrong. They do much more than most complexes. Would I live there again? YES! Would I recommend living there? Defiantly!"
"I have lived here for over 15 yrs & for the most part it is a great place to live. Unfortunately in a large community apt complex there are going to be problems. I would recommend Quatama Crossing Apts for a great place to live for single ppl or family's. They have great seasonal community activities for all ages. There are great parks near by with awesome walking/hiking paths. One of the parks has that golf disk game course. Then there are alot of great places close by for hiking, camping, off-roading, lake & rivers for fishing, Kayaking & paddleboarding. If your an outdoor active person you will find something close by. Plus many businesses as will surround our community."
"We’ve just recently moved to Oregon all the way from Hawaii, and came across Quatama Crossing Apartments. We LOVE the community and the amenities the place provides. One of the main things we worried about moving was safety, but Quatama has ensured that we are safe with security guards and a hotline that is ran 24/7. The place is very clean and well maintained. The workers really do a great job keeping up with the place. We love how pet friendly the place is! Such a good place to raise your family, they have playgrounds throughout the complex, a pool, a gym, basketball court and even an after school program for the kids. We really do enjoy living here, they really take care of us residents! I can’t forget to mention that there is a food truck every Wednesday!!! They love supporting local business which is awesome. The apartment location is very convenient, we have a max stop that is only about 2 minutes away!"
"I’ve lived here at this property for ten years, and I hope I never have to move. I have always had a wonderful experience with all of the staff. Maintenance is top notch and the neatly manicured landscapes is an extremely inviting community for animals and families. It truly feels like I have a family between all of the neighbors and staff.! Quatama crossing is my home and I look forward to coming to it every day"
