St. Germaine

"Seems to be a nice place with nice people. I haven't lived there, so I can't give a first-hand opinion. I helped someone move there and helped out from time to time, and everyone that I met there was very friendly. There was a gentleman who offered to help me move something heavy and wouldn't take no for an answer because he could see I was struggling and that I just didn't want to be a burden. A Very nice gentleman who introduced himself as "K.K.". (And was quick to say, "Not K.K.K.," he said, "just K.K." Lol) As far as hearsay goes, I heard from one of the neighbors there that Management had "poor customer service and was behind on maintenance, etc" and that "the pool hasn't been opened in years". However, I can't speak firsthand knowledge, just thought it to be fair to mention it. The pool didn't appear to be open during the times I visited in the summer of 2023, but I can't speak with certainty. There was a lot of construction going on around the property buildings so it did appear they were making general improvements."

"I live in St. Germaine for 2 years, they took forever to come and fix the oven, the lights went out in the bathroom. The rodents are extremely bad,I had to sprinkle down a substance to keep them away from the building. The apartments are full of mold. Chelsea who works in the office is extremely rude, they charge me an extra 25.00 for whatever reason, produce the proper documents and still never receive my money back. Please do not go here. I just moved out in January Building J."

"READ BEFORE YOU CONSIDER LIVING HERE!!!!!!! To St Germaine, don’t even bother responding to this with your “5 star service” and “sorry we’ve fallen below your expectations.” Seek professional help. First off- don't consider living here lol, if I could rate it negative stars, I would. Listed below are the many issues I've experienced with St Germaine: MOVING IN- I was approved for my apartment and was set a move in date. I had to pay for hotels and wait an entire month AFTER the date before I was allowed to move in, due to "carpet cleaning." Upon ~finally~ moving in, the carpets were filthy. RENT- You can pay rent here by money order or online via their website. I almost always paid online, not having time to obtain a money order. 6/12 months that I resided there, I paid my rent on time, had verification that the rent was paid on time, but the website messed up, and the complex claimed that it was late, so I have to pay a late fee over $100 EVERY. TIME. STAFF- The employees working in the leasing office were extremely unhelpful in all issues and matters- "late" rent, moving in, moving out, etc. additionally, most of them are extremely rude and hardly ever there during their working hours. MAINTENANCE- I had several maintenance issues while living here, to include: oven not working (3 WEEKS to fix), water leaks, with visible damage from prior water leaks, inability or flat out refusal to replace a lightbulb (about 3 of 6 worked upon move in), "inability" to replace stove vent, air filters, stover burners, hinges on cabinets, and a few other minor items. Every time I flushed the toilet, something in the pipes (?) would make a sound literally comparable to an air horn. I called maintenance multiple times about the issue, but they would not fix it. The entire year I lived here the advertised gym was always closed. SAFETY- While I understand the New Orleans area is what it is, at a minimum, there were active police officers responding to issues weekly. I suggest living in a complex a few miles from this area. LACK OF ENFORCEMENT- On multiple occasions, neighbors or nearby residents would be blasting music, to the point you feel the pounding and vibrations on the music after "quiet hours," but the complex would not enforce their policy for this. FAKE FEES- So much information the leasing office people will tell you is conflicting. Upon moving in fees, moving out fees, and rent, they will charge you for items you already paid for, and just extra nonsense. When moving out they said I had to leave by a certain date. I did. When returning the keys, they tried to charge me for ANOTHER MONTH OF RENT. They tried to charge me for the keys I was CURRENTLY RETURNING. To summarize, there are SOOOOOO many other options within a few miles of this complex that offer more livable apartments, with much cheaper rent, a better leasing office, better and actually open amenities, parking, safety, and honesty. I would quite literally live out of my car or pay monthly for hotels (had to do anyways due to the lie of my move in date) before I ever considered paying these thieves a single penny. Rent here could be $300 and I would not do it. If you do make the regrettable decision of giving these people your hard earned money, be prepared to save whatever money you have left to hire a lawyer. To my dear fellow Google users, please go literally anywhere but here, be better than I was, and I wish you the best of luck on your apartment hunt :)"

"Made an appointment to see a one bedroom and was quoted a price and date and time of move in. Once arriving at the apartment the lady who told me her name was Kelsey said the rate changed by $115 dollars more per month and the rates change daily. She had a nasty dismissive attitude. I truly feel in my gut that skin color changed her decision when she saw we were black. I even showed her online what the rates were currently showing and she insisted they change daily. I asked to see her name tag and she covered it. I wanted to take a pic to report her but she started behaving like a “Karen” and acting like she was so afraid. Either fix your rates online, notify potential guest of rate changes once appointment booked or put on your website that rates change daily. Awful experience. If I could’ve given this place a zero I would’ve. The service I received wasn’t even a 1."

"My husband and I recently moved from St Germaine on July 3, 2023. My husband received a call from a debit collector on September 7, 2023 stating that we owe St. Germaine. I have reached out to the leasing office multiple times via phone and one time in person. I keep receiving the excuse that the manager is busy or at lunch and she will return my call. We were never late paying rent while living at St. Germaine. We lived at this apartment complex for nearly 8 years. We left the apartment as spotless as it could be. When we moved in and while living there we noticed the apartment wasn’t in the best condition. The stove was old, cabinets and drawers needed to be replaced, it needed painting, the tubs and showers had permanent stains, it’s infested with roaches, and I’m sure the carpet needed to be changed. The floors were weak, damaged, and rotten. All of this was noted and given to the leasing office, but never addressed. Maintenance requests were filed and never addressed. We painted the apartment ourselves and did your own pest control. The pest control they offered did not work. If they ever needed to contact us they usually called my husband. We didn’t receive a call, email, or mail stating that we owe anything. Our mailing address was given to them upon returning our keys. I’m able to see what mail is being delivered to us via USPS, UPS, and FEDEX and I did not see anything from from St. Germaine or CLK Properties. The debt collector had the incorrect address, they had road instead of drive. When I called the leasing office to inquire about the debt they stated they had the correct address however they entered my phone number incorrectly. The complex/neighborhood has completely gone downhill in the 8 years we were there. That was our reason for moving. We had a baby on the way and we didn’t want her in that environment .The new neighbor above us constantly ran and jumped all day and night. Complaints were made and the police were called. The leasing office told us there was nothing they could do. We asked to speak with management and again never received a call. At any given moment you can see the police or swat team. You could hear gunshots, smell and see people doing drugs, cars being broken into, people hanging out on the steps, and trash everywhere. I can go on and on about how run down the complex is. The professionalism of management is no longer there. If I cannot get this matter addressed directly by St. Germaine or CLK Properties I will make sure to report and move forward with other proceedings."
