"I went to meet my friend Brandon who recently moved into the Cotton Mill from the French Quarter. I thought it would be a downgrade, but I was pleasantly surprised. The building has beautiful modern and rustic decor, and is located right in the middle of the city close to a lot of fun features. The rent is a little high for what you get...but, location is definitely a factor in that cost!"
"The building is beautiful, as are the condos inside. I’ve had a few friends in the film industry take up residences at Cotton Mill, and each of their homes is lovely. It is a well secured building, which in a city that likes to get wild at night, is a plus. Walking inside also seems to alienate a majority of the bustling city noise, since it’s farther removed from the FQ. (I will say the walls between condos are a bit slim in the noise department, but not nearly as loud as what you would find in other multi-home buildings.) Excellent cafes and museums nearby."
"The Cotton Mill is in a nice location: Close to many restaurants but away from the French Quarter chaos. The old building has a lot of character and each unit is very unique. There is a large courtyard and a fitness center. Unfortunately, I found the cons outweighed the pros. First are the cons with our specific landlord: Deborah Pearce who owns unit PH1. Deborah Pearce kept our $4000 security/pet deposit without specific details/proof of damages or proof of her claimed expenses. Ms. Pearce sent email on the 30th day that listed vague damages and, ironically, all her costs are even dollar amounts. For example, the handle to a sliding glass door was loose so she listed $200 to replace it. Cost to "Repair floors, holes, cracks, and paint damage to unit" is ironically $1000. Her vague, even dollar list goes on and on with no real accounting. Then, she added $700 for "late lease payments" though she refuses to provide proof as to when we paid late. Then, when pushed for details, rather than provide proof of damage and expenses she accused us of "subletting/abandoning" the property allowing her to keep the deposit. That is a blatant lie but she has not responded to our request for specifics. If you are going to rent from Ms. Pearce, renter beware! As for the building, the courtyard is very nice but it was often not usable due to repair of the water tower, window, brick, etc. It was often noisy, dirty and off limits. Unfortunately, there are many dogs so you often hear barking and some don't pick up after their pet. Though there is a fitness center it is not clean and smells awful. One walk by it and you will know what I mean. I found a several of the security people are annoyed that people get packages that they have to manage and throw shade when you pick your packages up. One security person, Trey, was the nicest, kindest person and very helpful. There were a few other that were very good at their jobs also. Though management claims there are no short term rentals the place often feels like a hotel. The problem is so massive they offer a reward for reporting AirBnB rentals. Even though, the problem remains and visitors treat the place like a cheap hotel. The downside of an old building is that noise travels and you can hear people's TV, stereo, talking, pets, etc. I wish I would have loved the place but it missed the mark, is very expensive and our landlord was unprofessional."
"The Cotton Mill Condos, located in the New Orleans Arts District (Warehouse District), is amazing. I have heard nothing but good thing from my clients whom live here. The only problem is there is a very strong demand, higher prices, and low inventory of units. These Condominiums are on the corner of Annunciation St. and Poeyfarre and offer an quality with historical structure and a excellent location!"
