"Maintenance is great (quick response and very honest people) Pool is clean Gardens well taken care of Manager Sandy is nice and efficient But you are not safe here! No proper surveillance cameras No proper lighting No stringent security at the gate 62 Car windows smashed and the complex security was inexistent, yeah I know we have police but security ( if existent) should have rang the alarm promptly And if you are not safe then nothing else matters."
"Truly hate writing negative reviews, but I am beyond disgusted and frustrated with my experience. I lived in unit F143 at Oak Creek Apartments for 3+ years: as an occupant under my dad’s lease, then under my own. Of course, there are the usual annoyances of apartment living: occasional noisiness, dirty trash areas, left pet waste, speeding down streets, etc. I see no point in complaining about those. HOWEVER, the lack of regard to the things they have control over is shocking. Foremost, major maintenance issues were an enormous pain even before COVID. I had 3 major water leaks here. The first was shortly after move-in and took over 2 months + a call to a family friend in upper management to fix. The second was after Ida that lasted 6+ months (during which they had resources to re-landscape + the time to send several demands for a signature on a Waiver of Liability). The third was 1 month before move-out in the hall and kitchen caused by the a/c. The day of move-out, the a/c was leaking again. These leaks caused major damages to the walls, carpet, vanity, and more — all unresolved. The pest control is literally non-existent. I immediately started having roaches despite keeping a CLEAN home. They ignored, and I finally did treatments at my own cost to keep them out of my unit. I understand an occasional nasty scurrying around in LA, but there is an infestation somewhere that produces monster bugs. My own routine of bombs, traps, and regular sprays kept them at bay finally. I had termites burrowing into the ceiling. They finally treated them after a contractor saw it, but they left the gaping holes so dead termites fell all over the place — including onto the stovetop (revolting.) Upon move-out, the holes were still not fixed. Other maintenance annoyances: my door was replaced and was never painted in over a year (so it started to literally mold,) my a/c was temporarily fixed with a wire running through the entirety of the unit (and was never fully fixed in 6+ months,) they classified mold growth in the a/c vents as “dust” despite it creating mold growth on walls and my personal belongings. to their credit, I was pleasantly surprised to receive the majority of my deposit back upon move out — which I am grateful I did not have to fight for. Another major issue is the terrible communication. The office staff must be overwhelmed, to which I am sympathetic. However, comm was often very lacking. Expect no notice of loud construction next door that literally knocks items off walls and random water line shut-offs. They constantly left paper notices on your door which was inconvenient and unsafe as a single woman who often travels for work. Very poor emergency communications…after hurricanes, they would only send reminders of the many ways you could incur fees and “updates” that they had zero idea when damage would be fixed. They also repeatedly sent Waivers of Liability (which I never signed.) During COVID lockdowns, the only communication was that they expected full rent on-time…can’t imagine how frustrating that was for people who suddenly lost their livelihood. Lastly, the attitude experienced sometimes at Oak Creek was honestly shocking. The manager, Shannon, can be seriously rude and disrespectful at times. Come move-out, I was so exhausted by the constant issues. There was a staff miscommunication, and my sister was blown away by her unprofessionalism. The assistant manager, Heather, wasn’t always able to help but was kind and professional (and even noted to me that I was nothing but polite.) In all — I was a longer-term resident who was never even a day late on rent, respected the building rules, was polite to staff, so on. None of that matters to 1st Lake Properties…residents are just a number (preceded by a dollar sign.) Prospective residents: please do not let the beautiful landscaping fool you. It is clear that 1st Lake Properties only cares about upkeeping the fake-pretty aesthetic instead the things that *truly* matter."
"Oak Creek is an awesome place to live! I've been here almost a year and absolutely love it. The staff is nice and friendly, problems are handled quickly. The grounds are well maintained as is the pool. Friendly neighbors, spacious apartments that feel more like a home, and great prices. Convenient to lots of restaurants, shopping and Earhardt Expressway makes it easy to get to downtown. I highly recommend this property."
