"Buyer Beware! From moving in to moving out, this was an absolutely terrible experience. We needed a 6 month lease as my daughter was leaving for nursing school after the semester. We were told at the time that they only offered 12 month leases, but it wasn't a big deal, and it wouldn't be a problem for us as Arlington fills rooms for people all the time. Her room sits unoccupied now. I admit I put too much stock in that statement, and Arlington is unwilling to budge on the lease terms. Note that the 4 roommates still there also said Arlington has not shown the room to anyone since she moved out at the end of Dec. Upon moving in there was tons of damage to the apartment assigned, the apartment wasn't cleaned, stains on the mattresses, insects climbing the walls in the kitchen from the garbage to the upper cabinets, leftover rotten food in fridge, cockroaches in every carpeted area, cigarette burn on the couch, mold and grim in the air vents, shower drain didn't work, bathroom cabinet door broken. We had a hard time getting our issues addressed, and frankly, once you're locked in on your lease, they don't provide any customer service at all. The front desk could care less, and they usually say there's nothing they can do and that a supervisor needs to handle / approve said issue. When you ask for a supervisor, they let you know that the supervisor is too busy. Good luck if you move in. Out of my daughter's 4 roommates, all wished they had gone somewhere else."
"Everything always breaks. I started off going to the office being super nice but there is only so much niceness you can give. Everything always broke and no one ever had answers except "make a work order." The work orders would take a while still for someone to come out. Which I completely understand because its a big place. They just kept on repairing and repairing. There is only so many times something can be fixed. They just refuse to totally replace something so they do not have to spend money. The maintenance man even told me that they won't replace things they will just have him continue to fix. I have put in at least 6 work orders for our front door. Our oven has had multiple work orders. It would turn on and off without any one touching it. The wiring was done wrong so the opposite sides show up and turn off and it says its off when its on. Again, the worker said that it is not something that they would want to spend money on to fix. When I first moved in my key to the gym and main building did not work for 3 months, because they "forgot the password" to their key system and could not find a new key company or something. I went everyday to ask. My friends who lost their keys had to use hard keys. There are water stains and ceiling damage from previous people as well. Are AC also broke and that took forever to fix. The trash situations is also awful. They threaten to charge people for dumping trash yet have one compactor for the whole unit that they empty maybe once a week at most so you are forced to just throw it outside and the pile of trash is disgusting. Other than things breaking its not that bad but the amount of work orders over the last year and a half are INSANE to say the least!"
"For the price you pay, you get what you paid for. This is a rare quality among the complexes around LSU. The rent may be more expensive but it's worth it, for the first time in 5 years I am actually enjoying where I live here in Baton Rouge. The amenities are incredible, the cottages are lovely and adorable, and the staff is incredibly welcoming and friendly. There are going to be issues no matter where you live, especially in off-campus student housing, but if you want to live where the issues are minimal, live at Arlington"
"By far the worst place you can live. Don’t let the outside fool you. The day we moved in the apartment was filthy and we spent 2+ hrs cleaning it. The washer and dryer didn’t work for 3 months straight and all they did was claim to fix it. That lasted a year. The air went out and my room got to 90 degrees. There was nothing offered at all. No compensation or credits. NOT EVEN A WINDOW UNIT! The maintenance crew isn’t worth a thing neither is management. If a service request was put in, they’d just say it was completed to check it off the list. How do I know? It’s because one day I purposely took off of work to make sure I wasn’t crazy. Sure enough, they stated maintenance request completed and had the NERVE to send a summary. Mind you, I was downstairs ALL DAY! Save the headache and SAVE YOUR MONEY!!!!!!!! One guy who visited came out to all 4 tires stolen, and a drunk guy actually smashed my roommate’s rear window in! Not to mention I’ve had several packages come up missing RIGHT AFTER pictures from Amazon were sent showing me where they were in the leasing office. I had to fight with Amazon just to get that money back. In a nutshell, this place is a JOKE!"
"I know this is long, but please read! My roommates and I each paid $300 to move in early (to a disgusting apartment left exactly how the last residents moved out, including vomit on the living room window, but it was stated in the contract that it would not be cleaned; just avoid doing early as-in move-in if you can) only to arrive to discover that one of the previous residents had extended their lease and would be occupying one of the rooms. This left one of my roommates without a room for days, and this information was not given to any of us, including the resident still living there. We experienced maintenance issues left and right. Our fridge broke four times in one month, leaving us to throw away and repurchase hundreds of dollars of spoiled groceries each time. We were told by one of the many maintenance workers who failed to fix the issue that they “expected this to happen again.” Our sink would not drain, and the garbage disposal would also not work at the same time. The upstairs AC unit broke during extremely hot weather and was not fixed for over a week, leaving one of my roommates to go live with her boyfriend and the other sleeping in the living room. There was a constant knocking noise upstairs for the entire year, and no one could figure out why. My boyfriend lived a building over, and his ceiling would leak every time it rained; his TV and X-Box were full of water and completely broken. He tried to get maintenance to fix the issue for months, only for them to say that his ceiling was not leaking because they could not find any source of a leak…when you could clearly see the water damage, flaking paint scraps on the floor, and huge storage buckets of water. His car got totaled during the year, and upon move-out, they charged him for not having his parking sticker to turn in when he didn’t even have the car. The pool, which is plastered all over their website, was closed for almost the entire year. Construction on the buildings went on for months, beginning at 7 in the morning until 5 in the evening. I woke up every single morning to loud banging outside of my window, not to mention there was never a place to park because the construction equipment and supplies took up almost every single parking spot, and they would still tow your car which costs $200 to get back. They fine you for leaving your trash bags outside of the trash compactor, when half of the time the compactor is overflowing. To top this all off, my roommates and I all moved back home for the summer, turning off all the lights and AC. Somehow, the estimated utilities for that month were over $200 a person, when the cost never was over even $60 while we were fully living there. The whole experience felt unprofessional and like the employees did not care about their residents at all. Most apartments in Baton Rouge have their fair share of issues, but please just avoid this one. UPDATE: We just received our fees for apartment damage and things after our rooms were inspected upon move-out. I understand paint and carpet damage, but a fine for something as simple as a burnt out light bulb is over $50. We were fined for food left in the fridge, which might I add, they took the photos of before the last roommate had thrown it away and moved out. The four of our damage fees total to literally the thousands. Absolutely no care, respect, or urgency to help you with maintenance issues, but will put more effort into inspecting and charging you for every little spec of dirt when you’re not their problem anymore. They probably will not even use all of this damage money to clean and instead give our apartment as-is to another early mover and screw them like they did us. This place just steals money from broke college students so blatantly obviously, and I am waiting for the passive-aggressive reply I am sure I will get to this review as you can see they leave on all negative reviews. Where was that amount of concern while these people were residents? I am begging you to live somewhere else."
