"Pros: 1. Christie the new property manager seems nice and is professional. 2. Quiet Cons: 1. No light in living room 2. Townhomes hotter upstairs then downstairs. The thermostat has to be set to 64 downstairs to feel like 76 upstairs. 3. There is a serious pest issue. Roaches are teeming through cracks under molding and holes in walls from previous poor maintenance jobs. 4. Finishes and seals (caulk, etc.) are outdated & cracked. 5. The faucets & drains in the bathtubs persists drainage issues. The tub overflows constantly. The drain has a metal screen over it that holds hair and other long debris. 6. The carpet is so uncomfortably lumpy. It feels like they put pieces of plywood under the carpet with no padding. 7. Maintenance turn-around is extremely long. It took almost 7 months to repair my caved-in ceiling in the downstairs bathroom. Also Marcus has ignored work order requests, meaning he would just close them out and not look into them. One time I requested my daughter's closet be fixed after it fell on top of her out of nowhere. Marcus came and put it back on the track (something I could have done myself) and it fell again. The second time it fell on her brand new tv, cracked the screen. My daughter went without a tv for 2 months, totally unavoidable had Marcus fixed the closet properly the first time. And guess what? The closet door has fallen again since breaking the tv. I didn't submit a work order this time because I know it won't be fixed. 8. Residents allow their dogs to poop all over the courtyard, even ON the cobblestone walkway. Huge feces and I know they can't control how nasty lazy and trifling other adults are but if Ingleside Gardens refuses to reprimand dog owners for negligent actions then what can other residents without dogs expect? There is poop everywhere constantly, you will step in it. 9. The gate at the front entrance is locked/closed at random and the gate code for the gate doesn’t work for some residents. If I had a guest over they would sit at the gate and enter my code repeatedly with no avail. Eventually I would have to redirect them to wait for someone to leave/enter to try to get in or come to the back alleyway. I’ve had neighbors call asking if they could use my gate code to get in but unfortunately my code didn’t work either. Also, the back gate has been tied open by maintenance, making the locked front gate absolutely redundant since anyone can walk right into the property from the back. Some walkers went through multiple unlocked cars on the property once due to the unreliable security measures. 10. The insurance bond they force you to get at signing is pointless unless anything over $500 is damaged they won’t cover it. When my daughter's tv broke I had to demand relentlessly that Ingleside Gardens cover the damage since I had extensive proof of submitting work orders on the faulty closet door before the incident. Ingleside Gardens eventually reimbursed me for a new tv and I appreciate them doing that since the insurance policy was not liable.Thank GOD for a paper trail. If you're going to live here, don't be lazy and forget to document your work orders, it's the only thing that helped. 11. Something is wrong with the outlets. Only one receptacle of each outlet worked throughout the entire upstairs of my apartment. It’s like all the outlet holes were too tight or too large and anything plugged into the wall would either fall out and not conduct electricity or not work at all when plugged in. I submitted a work order and management reported nothing was wrong with the outlets despite me having to constantly unplug things to use one outlet at a time. I bought an outlet tester and the tester indicated electrical issues. Very very frustrating. This was perhaps the worst part. I didn't pursue this issue because I knew it would never get fixed. I paid $1265 in rent and honestly, this community is very overpriced and I wouldn’t suggest it to a rodent or roach (even though the latter is doing just fine here) so maybe find something else."
"This place is a joke and a health hazard. Find an apartment elsewhere. Unless you want roaches, leaking ceilings, faulty plumping, no AC, and a disrespectful office staff, look somewhere else. Maybe instead of putting so much time and effort towards trying to make yourself look better with all of these laughable, long replies, the owners should put some effort towards making their properties livable."
"This complex has nearly doubled rent ($1,095 to $2,120) without improving any of the unlivable conditions. They have a severe roach infestation that the front office will deny to your face. They’ll claim they haven’t received other complaints, but just speak to your neighbors. An exterminator claimed it was one of the worst cases they’d ever seen. The 3-bedroom ground-floor apartments flood (up to 1-2inch of water) every time it rains. The plumping and ACs are extremely old and both cause leaks from the upper floors constantly, creating a severe mold issue. We consistently had issues with chunks of the ceiling falling in multiple rooms due to rot and water leaking (I should really say pouring) onto the floor. Apartment maintenance would patch it, and paint over it, without ever addressing the real issue. We had so much mold in our ceiling, we were told by maintenance that the entire ceiling would need to be replaced in our unit, and the entire floor in the unit above. (Picture provided was only one of the rooms). And all of these issues will take days to weeks of constant badgering to even have maintenance come take an initial look. It’d take a few more days them to come back actually start “fixing” anything. The tubs are old and rusted, but just painted over. Several times the paint would wear away, water would pour into the holes, and flood the apartment. Maintenance will put a silicone patch over the hole, paint it again, and never replace the tub. There’s also no main light in the living rooms. They put a socket cover over the hole where an overhead light should be and refused to install one, claiming there was a wiring issue. Never understood why would they wouldn’t just fix the wiring issue. Appliances are incredibly cheap, there is VERY little storage and counter space in the kitchen, and usually only one drawer. Again, the AC systems are old and filthy. They freeze over extremely easily (we never put it below 72-74) and stopped working suddenly dozens of times, despite their “fancy” Vivint thermostats they install and are charging you over $100/mo extra for. The walls are also so paper thin, you’ll hear your neighbor sneeze and that’s not an exaggeration. Good luck trying to have private conversations. The list could absolutely go on, but ultimately, save your money, save yourself a lot of stress, and look elsewhere for a mid-city apartment. Almost $1,400 for a 1-bedroom that was $800 in October of 2020 is thievery and these apartments are a straight up health hazard."
"This place is an ok starter apartment for young single people. The floor boards are very squeaky and loud. You will definitely hear and feel movement and shaking from your neighbors inside of your unit. The plumbing is very old and needs regular maintenance due to leaking pipes and old water heaters. The AC in the 2 bedroom upstair apartments does not cool. The 2nd floor gets very hot and management will not resolve the issue. I wouldn't recommend moving in prior to viewing the unit and make sure to check the ac and plumbing throughly before signing a lease."
