"So I have lived at River Palms almost a year, and plan on renewing my lease. We (child and I) love this place! Being a single parent I am very particular on where I live at and what's around us. I actually have a check list and River Palms has met all of them. River Palms is a quiet, little, gated community that's conveniently located near downtown. It has a clean and decent sized pool and a small gym area. Mathern's Grocery is literally right down the street. Capitol Park is almost right across the street, and the levee isn't that far away to enjoy as well. Due to its location you don't have to worry about flooding. If the electricity goes off during a storm, typically it's back on right away. Also, my neighbors are great! There's a mix of people living here. Some elderly, professionals, families with children, singles, etc. I love the fact that management does their best to keep this place safe and clean for the community. It's a huge relief that my son and God kids can play outside and be safe. Yes, at times tenants can be careless and not pickup after their animals and litter; smoke in their apartments, which causes the smell to go into others. However, management does a superb job at trying to control and maintain these problems. My friends and family are amazed how quiet and safe it is for not only being in BR, but downtown area also. Management has bent over backwards and has spent a lot of money to make this place much nicer. The previous owners had let it go down severely from what I was told by previous tenants. All units have been recently updated and the rooms are very spacious. They are currently working towards getting the second elevator up and running. As well, putting in a BBQ pit area next to the pool. Maintenance issues are promptly handled, not weeks or months later. If the gate isn't working, it's usually fixed within the day. There's new washer and dryers that are not only coin operated but you can download an app and use your card too. There is visitor parking in the front and clear signage that behind the gate is for tenant parking only. There's an overflow area as well. I am really glad that they started controlling the parking situation, and enforcing towing/boot rules. It's nice to come home and not have to fight to find a spot to park."
"I have lived here for 5 years. New management took over about 2-3 years ago. They have put much effort into making the place nicer. New carpeting in all the hallways as well as paint. All new washer and dryers with Bluetooth and app. (Goodbye quarter's). Soon to be Barbeque area (would be finished but covid). All palm trees have been trimmed. If gate malfunctions it's usually fixed within 24 hours. Now, they are very strict about noise levels, trash, unattended people at pool, smoking in apartments. Overall still the most affordable apartments downtown."
"I have been a renter here twice, once in 2016 and again now, management are BULLIES, they will boot your car if you are a visitor so you can't move your car at all and you will have to pay $200 just to remove it and go about your life, the gate is always broken, you cannot make any sounds or noise outside your apartment, your kids can't even have fun in the pool. You can't smoke inside your apartment or in the hallway or everyone will get a text. Your paying rent to be given a list of DON'TS or you will be evicted!!"
"The complex is in dire need of repairs. For example, the water pressure is dismal. The third floor laundry mat has one washing machine and one dryer that work. There are a total of three of each in the laundry room. The single pane windows make it very loud when a train passes or it is raining. The weather stripping on my door is worn down. Water just got into my foyer as they pressure washed outside. The lack of weather stripping on the door also leads to an AC unit that runs excessively. There is no live in staff, so management is not always available. Without a live in staff, no one is here to assess the property and to promptly deal with issues. Maintenance requests are slow to be addressed. Without a live in staff, it is also hard to schedule with maintenance due to a key being needed. I work 8-4:30PM, and it makes it hard to meet contractors myself. Also, without s courtesy officer, people get away with a lot. For example, people smoke weed openly on the staircases in the evening. They also allow dogs to roam without leashes. I was told pesticide services would be provided when I moved in. 3 months later and no one has ever come to spray. The biggest pro is that rent is affordable. Cable, Internet, Water, and Trash are included in rent. This is why I am giving two stars instead of one."
"Dirty, and looks to be in poor shape all around. There were people doing mechanic work in the parking lot with tools and car parts everywhere. Doesn't look like a place I would like to live."
