"Intro: I'm an engineer for Boeing Everett and wanted to be close to work. Chose this place for that reason. Now have mixed feelings. Pros: Close to work Cons: My car was broken into (no camera anywhere on the complex) I heard someone else's car was also broken into and I saw glass on their parking spot There are bears nearby Garbage collection is not on time Drug dealers are closely With all of these, the so-called security patrol that is part of the rent payment is never seen. So in my honest opinion, the cons outweighs the pros"
"Save yourself a year of endless hassles and DO NOT RENT HERE. If you’re like me a year ago looking at reviews and thinking “how bad could it actually be”, let me tell you, it’s bad. To start out with, we picked an apartment out, put down a deposit. A month later they called us to tell us that the previous tenant changed their mind about moving and it was no longer available but could switch us to a different one. Upon move in they told us the cleaners couldn’t come on their scheduled day so we needed to push back move in to the next week. We said that our lease with our current apartment ended on Monday and that wasn’t an option. They basically said too bad and they could just refund us our deposits. We said no, we have a brand new baby and we will be homeless on Monday so make this work. They gave us a list of their in network cleaners ( 2 options besides their normal one) and WE HAD TO CALL THEM and beg someone to do it last minute. The cleaner on the list that was willing to do it did a terrible job, it was filthy upon move in, and had to be recleaned, but they left us with no other options. This was just the start of what has been a year of hell. They require you to pay for valet trash on top of regular trash fees, but it’s only available during the week and the amount of days they skip seems to be as many as they actually pick up. We’ve complained multiple times, no changes. The parking situation is an absolute nightmare. Cars parked on curbs every night because there’s not nearly enough parking. We immediately found out we needed to purchase a second assigned parking spot, but they had none available so they put us on a waitlist. Never heard from them about it again, checked in a few months later and was told they actually gave all available parking spots to a corporate company, despite having over 15 people on the waitlist waiting for spots. But hey, corporate's gonna pay big bucks and that’s obviously all that matters. We actually stopped a car break in with our parking spot neighbors car, and break ins and theft were a common occurrence. The apartments look nice at first, but it’s landlord special after landlord special the longer you are in it. Paint over holes on the walls, white paint splatter all over the floors and bathtubs, red+green paint on floors, glitter glue on countertops. There’s one maintenance person (who I will say is one of the nicest people I’ve ever met) for a whole complex, so unless it’s deemed an emergency on their part it will be awhile. There’s dog poop covering the property, the dog park is a joke. It’s all gravel and the dogs hate it, but hey, you can charge more if your property says dog park. There’s constantly people smoking marijuana and cigarettes in the apartments which in the summer means no open windows or AC units, especially since we have a baby. The managers all have a "because I said so" attitude. We have met multiple people in the complex and everyone has the same opinion. For almost $3000 for an apartment, you can find something so much nicer than this place. The only peace of mind I get is that we rented during a special so we didn’t have to pay this much, otherwise we would have broken our lease months ago and found ANYWHERE ELSE to live. The worst part is that during the move out process, we cleaned all of the carpets with an industrial steam cleaner but they still charged us $400 simply because we had pets in the unit even though the carpets were very clean and in good condition when we moved out. They also charged us $300 for cleaning even though we spent two days cleaning the entire place, and charged $200 for painting even though all they had to do was paint over a few nail holes in the living room which we filled ourselves before moving out. $900 for basic wear on an apartment from simply living there is insane and so unreasonable. We tried to talk to them about all of this but of course they didn’t care about anything we had to say. It takes days to even get a response and they just brush off our questions. Just SAVE YOURSELF AND DON'T RENT HERE."
"It is extremely unfortunate that I have to give The Lakehouse 1 star. We gave this place the benefit of the doubt because we liked the unit itself and we only planned to stay a year, even though the rent and fees are through the roof and went up even more after we moved out. But if anyone is considering signing this lease, DON'T. It is typical Everett, lawless at night, we saw car break ins, fights outside, a lack of the night patrol they claim to have, kids sorta run wild without supervision often hitting cars with their bikes/soccer balls. Trash Valet is convenient (though you have no choice but to use them and pay) except they fail to pick up garbage regularly with no explanation even after the office is notified that it keeps being missed. People in the complex park wherever they want whenever they want, it is so tight and jumbled every single day. Guest parking does not exist, residents hog them, they do not enforce any parking rules even though they are made aware, making it impossible to have anyone over at your house. There is dog poop EVERYWHERE, I couldn't hardly walk my dog anywhere without stepping in it, not one person seems to clean up after their dog. Move out is where this business gets 0 stars. We were only in our unit a year, we were good tenants and took great care of the unit. We took photos/videos during move-in and move-out there was no damage what so ever. They still took our entire deposit and charged us over $700 on top of it. We had to fight them and the very unprofessional man at their Avenue5 billing department for two weeks to even pick up the phone then they refused to see our evidence or talk to us. We had to ultimately get a lawyer to fight them (to which he already knew how nasty Avenue5 can be...which speaks for itself). WA law covers tenants rights under several laws, they charge you for things that they can not legally charge for (such as general paint touch up/wear-and-tear/cleaning.) The office workers and property manager were extremely polite when signing our lease with them and even generally friendly throughout our stay, it is so unfortunate that they can change so quickly and take advantage of people. If you look at these positive reviews its for people who still live there, you WILL get screwed over moving out of here no matter how good of a tenant you are. DO YOUR RESEARCH ON THIS PLACE & DO NOT SIGN THE LEASE!"
"lived here two years. my car was stolen from the carport I payed $60 a month for. no cameras or help or anything from the leasing office except asking for a list of things that had been in my car so they could put in an insurance claim for themselves probably. rude staff (nice ones seem to have been fired), but the maintenance guy is nice. after the first year they raised our rent $300/month ($100 per bedroom) we asked to negotiate and were told that was an option and were then ignored for months before being told that they wouldn't negotiate but would offer us EITHER 1 month of free parking OR a carpet cleaning. would've moved then, but i had surgery and couldn't lift furniture. it was clear when we moved in that the place had gotten the landlord special, as there were specks of white paint all over the floor, and they'd painted the doors and doorframes to the point where they'd stick together so you'd have to yank the door open. they charged us $150 on moving out despite us cleaning everything really well and damaging nothing. they put interior doors on the deck closet, so they get super warped by the weather. awful communication in general, overpriced, loud cars, and children playing in the parking lot instead of the playground. also, just bad vibes. I told the leasing staff person where I was moving to, and she told me there would probably be a shooting there."
