"It’s rental companies like Olympic Rentals that cause the public to pass measures at the ballot box (I am not arguing the merits of the most recent election, just that it wouldn’t be necessary if rental companies like Olympic weren’t dishonest and money grubbing). Given the option, I would never rent from them again. But if I had to, I now have a game plan of how to work through their ludicrous practices, most of which have to do with the terrible move-out process that other reviewers have noted. Upon moving into our rental, we noted that the dishwasher in the unit was unfit for use— covered in black mold. Kim kindly told me to wash it with Tang (yes the orange drink) and that it would be all better. It was not, dear reader, all better. A month passed and we finally convinced them to have someone take a look at it. He barely even opened the door before say, “Yeah, that’s ruined. Don’t use it.” After a month more of waiting after this report and “checking with the owners”, nothing happened. My husband had it and went out and purchased a new-used dishwasher (note: both were roller units, so this did not violate any terms of the lease aka we didn’t “install” anything). We asked about compensation, or who would service the washer should something else happen. Nada. Zero. Zilch. Silence. This is the first time we should have filed a small claim. But we didn’t want to stir the pot. Upon move out, we were given that list everyone gets. We completed the whole thing. I walked through the house with a different agent (Kim was ill) who told me “I’ve never had anyone join me for the move out inspection”. A few things were noted and I tidied them (e.g. crumbs on one cabinet shelf that I missed, etc) as we went. It was my impression that this was how you ensured return of a full deposit, as I had done in every prior rental of my life— receiving full security deposit each time. Dear reader, I think we have come to know now that was silly of me to assume. Truly comical also based on how gross the place was when we moved in. We received a charge of $625 for house cleaning ($169.95), painting over damage to the fireplace (that was in the move-in report; $77.21) and landscaping ($378.00). Our first attempt at outreach (email) was not responded to. A certified letter explaining things (including the cleaning as we went, in good faith) was met with a weak apology, $77 for the fireplace, and some bad photos of what we left not up to par—including things I cleaned while we reviewed—with whatever excessively high standards (read: extortive) they had in mind. It was finally under threat of small claims and another certified letter that we were refund a final $300. Oh and that dishwasher. We ate it. Apparently supplying the things you put in your lease is not important. TL;DR Clean minimally, they will charge you anyway. Take your own pictures for evidence. Video too. Small claims court is easy. Do it. You deserve to keep your money. For all the landlords praising them, I’d take pause. Our garage/basement flooded due to a failed sump pump. No one came to survey the damage for weeks. And then after the review we heard nothing. I can only imagine the owners never found out. Bet they will once the mold finally sets into the drywall and someone’s replacing entire walls. One bright note— Ryan the handyman is stellar. We had a few minor things (light fixture that kept burning out, faucet that broke) and he was a rockstar at scheduling, advocating for more robust fixes, and getting things functional again. Thank you Ryan!!!!"
"BEWARE THIS COMPANY. I cannot say it enough. Why you ask? I would be delighted to tell you so that you can avoid them like the plague. I have NEVER had such an awful experience with a rental company. (1) They will send people to your house with NO NOTICE As a woman, I repeatedly told them I felt violated to have male workers sent to my home (with ground floor windows) at all hours of the day. They did not just send workers by mistake once, it happened over a dozen times, INCLUDING when they sent a team to paint the entire house without giving us notice. We found out when the crew was knocking on our front door, asking to come inside to plug in their equipment. (2) They attempted to raise the rent TWICE in a single year When I publicly called them out about this, suddenly I received a phone call saying “oops, our mistake”. I had to repeatedly ask them to submit this to me in writing. After they did submit in writing that it was “a mistake”, Kim called me asking me to take down my review. Suspicious. I did not remove the review - you can still find it from my other email account. In short: they pretend that they are “your friendly local rental company” by giving you a phone call, but I suspect it’s because they don’t want to leave a paper trail that renters can refer to. (3) Moving out is a HORROR SHOW The move-out checklist is comedic. I have never seen such a thing from a landlord before - it even includes instructions to "reseed the lawn" if there are any bare spots.The level of detail is unattainable and essentially puts all of the responsibility of preparing the home for the next renters on the current tenant. We are luckier in some reviewers here in that we are getting back approximately 1/2 of our deposit. HOWEVER, they are still charging us $1,341 in move-out fees. This includes a work order for $399.70 for items such as replacing light bulbs and discarding garden hoses (we left the hoses with the faucets in the yard assuming that the next tenants might use them AND when we moved in the previous tenants had left a hose for us so we assumed it was permissible). This work order also includes removing a few items from a drawer and some sticky residue - but what is strange is that we are ADDITIONALLY paying for $252 in cleaning services. This feels like a double-charge. In total we are paying $891 for cleaning inside the house - I am attaching a few photos of how we left things so you can assess for yourself if you see $900 of work... Before we moved out, we paid a local landscaper over $500 to do a comprehensive yard service (trimming, raking, pruning, mowing etc). They are paying for an additional $450 of landscaping (current estimate). For our “move-out” report from them they sent us 81 PAGES (each with multiple photos) of photos of the house, it was crazy. There was even a photo of a single foot on the lawn, next to a single leaf from a tree. We had been asked to remove leaves, but as you know, in the PNW in January leaves sometimes show up. This photo was the definition of petty. In short - there is NO WAY that you will be able to clean your rental sufficiently to get back the majority of your deposit. They are nickel and diming their tenants - the likes of which I have never seen. That’s all. For now. I still haven’t actually received a check from them for the amount they initially promised, so if it doesn’t get here in a few days I’ll be back to update."
