"I am a resident in one of their properties, Park Crescent, and I can honestly say this has been the worst experience I have had with an apartment. We are now going in 7 WEEKS without a working dryer. I put in a maintenance request via the app as they request on 1/25/24, someone came and stayed in my apartment for 2 hours to fix NOTHING on 2/14/24. Here we are on 3/12/24 with nothing changed. We have gone to them multiple times for there to be no updates. Our most recent visit we were told there is only one maintenance man and it is not an emergency so they will get to it when they can. When asked if there as only been one maintenance man for the last 6 weeks, I was told yes. This was a lie because we had been seeing multiple maintenance people riding throughout the property in their golf carts this entire time. That same day as that conversation with the management office, 3/8/24, I called and left a message with the Franklin Johnston Group about these issues. Here we are again 3/12/24 with no response or even acknowledgement of my message. I told them if nothing is done or if I am not even acknowledged I will be going to the courts and having them handle my rent for here on out. Apparently that still means nothing. Whatever you do, NEVER MOVE HERE OR ANY OTHER PROPERTY ATTACHED TO THIS NAME! Franklin Johnston Group, we'll see you in court!"
"I have been a resident at Park Crescent, a Franklin Johnston Group property, since July of 2023. I work in the property management field going back 24 years, half of that as a Property Manager, so I speak from experience. The management here has no care or regard for tenants. Average response to maintenance requests is 31 days. Repairs done are typically substandard. Seems the focus is so NOI (profit) driven, it excludes doing things right due to cost. Most recently I have been displaced from my apartment due to a water supply line break in the apartment above me. I came home at 5:15pm to find it raining inside. The residents above me are not home. A neighbor told me they called in a maintenance request at 4pm when they noticed water running into the common area from my apt. There was no response. When I called there was a 50 minute lag time for maintenance to show up. By 11am the next day, I had not been contacted at all by management. I would have called my tenant and apologized for the issue and update them on what next steps and would have asked how they are doing in the meantime. Just common courtesy and respect. When I went to the office to find out what’s going on I was treated as if I had no business questioning them. The answers I did get were “that’s a maintenance issue, we’re management.” I can’t even accurately describe the look of distain on their faces. The only thing this company does with any urgency and efficiency is collect rent. To date, I have not been contacted by management. An email I sent yesterday asking for an update and when they anticipate I can move back in has gone unanswered. I am 6 days into this ordeal. The lack of care for tenants and total lack of pride in this property is appalling. I wish I had chosen better."
"I don’t know how many times the Bristol in Greenville, SC has had a management turnover, but it seems every couple of months, there’s new people in the office. Each time, the people are more incompetent and disregarding to tenant concerns. I am beyond frustrated with the lack of care, the lack of communication, and the sheer laziness at the Bristol apartment complex. I’m tired of picking up trash that the maintenance people should be picking up, but won’t. Some trash is obviously seen by these people, yet I’m still having to pick it up every morning. I have a neighbor whose washing machine busted who is having a terrible time getting in contact with the so called ‘management’ which is just typical, isn’t it. Like other reviews I’ve seen, it seems there’s a pattern with this ridiculous management company. Why buy property if you’re not to going MANAGE it? Why bother having people in an office who don’t answer the phone, don’t even bother calling you back when you leave messages, and are dismissive? Please leave the Bristol Apartment complex, Franklin Johnston Group. Leave and let this place have a PROPER and caring management team because you’re definitely not that and have no business here."
"I’ve been working closely with the Heritage Forest on my application. They have been so sweet and very responsive. My issue is that my application has been sitting in “compliance “ for over two weeks. The Franklin Johnston group is supposed to be reviewing it, but it is taking way too long. Usually the process is 24-72 hours and I understand things can come up but over two weeks? I’ve tried reaching out to the TFJ but the lady was rude and gave me no information. Is anyone else dealing with this? Can someone reach out to give me an update? I really need to move in. I started the application and paid my $200 deposit before Thanksgiving. I’ll keep y’all updated."
"I have worked with the Franklin Johnson Group, and it has been a stellar experience. I have worked for other property management companies, and they do not compare to TFJ Group. I am sad to leave the company however I am moving out of state for personal reasons. Megan, my Regional Manager, has been so supportive and interactive during my time here. The beautiful properties, the level of support, and feedback given is second to none. In my time with Franklin Johnson, I met a few other Regional Managers, and they are exhibit the same values as Megan. Heather and Stephanie are also amazing people; they also foster their employees and elevate them for success. This is an awesome company I urge others to live and work for a company with excellent core values."
