"One of my best friends live in this building and let me tell you. The tour experience was so much fun! The property manager was very thorough. She was very professional at the same time she kept us laughing literally made my day after I had a very rough morning. I scheduled a viewing through Zillow before Thanksgiving and she was very quick to send me over the flyer. Information that I had questions about. I have toured many apartment buildings and all of them have been very professional. This was above and beyond that. The studios at this building is more affordable than the average studio you will find in the area. Granted, you don't have a dishwasher or a stove, but they do provide you with necessities like a refrigerator microwave and a portable cooktop. To me that is gold, especially if you don't cook a lot. I am looking for a unit with a stool. But just from my experience and my interaction with thr property manager. I would just rent just because she's an amazing person!"
"Updated Review after my Meeting with Management (Tabitha) on 11/3/23. There has been some turnover over the years and I was not aware there was a change in policy prior to my lease renewal but Tabitha sorted out the issue and was able to resolve my concerns. Its been 3.5yrs since I moved to this building and I've never had any issues, so I'm really glad Tabitha and Koz continue to work with residents. Thank you and I highly recommend Tabitha and Koz on Market ----Original Review---- The 2yrs at Koz on Market have been better than I expected which is why I renewed my lease for 12 months. I signed my original lease without visiting the neighborhood or the Building because of timing and COVID travel restrictions, but credit to Heaven for going above & beyond to make sure I felt comfortable by sending me several pics, a floor plan and neighborhood info. I was in contact with several other Buildings but her transparency and constant follow up is why I decided to sign here. When you move often for work, it’s not the amenities but the management/manager that really determines the overall experience. I receive work related packages regularly but nothing has ever been missing/stolen in my +2yrs here. This was a concern when I moved-in because delivery drivers used to leave packages in the lobby but that’s not the case anymore. I emphasize “Apt door” delivery to FEDEX, UPS and Amazon with an email time stamp to confirm delivery to my door, since there is a camera on each floor. That way I’ll have a time range to work with if anything is missing or spot a pattern. I’m not aware of any security issues/incidents here but Management sends out an email reminding people to use their own key because Security is only as good as the residents who enforce it. It really doesn’t matter what kind of security we have, if someone voluntarily opens the door or buzzes someone in. They also send out courtesy reminders regarding trash, cleanliness and noise, so I’ve never encountered any parties, loud music or trash…which is a testament to the Residents and Mgmt because I have a phobia with bugs and so far I have never seen a single roach anywhere. I still get emails from other buildings to see if I’m interested in a unit, but when I compare this place with other other complexes, Koz is actually priced in line with the market. I need a furnished unit, so that’s always more than an unfurnished apt, so comparing the 2 is like apples vs oranges. There is a building nearby that was slightly cheaper but its a shared facility which is a concern in a pandemic. So value for me is broader than just price. More buildings are also under construction in the area, so it’s hard to see rents going up aggressively with more supply opening in the area. But don’t trust me or anybody else, DO YOUR OWN research. The fridge, microwave and stove-top are all sufficient for me since I’m not cooking a Sunday feast. These are all micro studios, so there’s no bait & switch with an oven in the showroom. You know what your getting before you move in, so I bought a nice toaster oven and recommend it. Remember….Short term “mon to mon” rents will always be higher than a 6 or12 mon lease anywhere and with inflation jacking up prices across the board, the long term lease was the safer and logical choice. But check around and see what works for you. I really like this location, the building and Management, so it was an easy decision for me."
"I lived here for about 1 year and everything was great and I left the place in perfect condition but they kept $150 of my deposit and they won’t answer my calls or email me. It’s been over 3 months."
"I have lived here 3 years (since the building opened) hopefully they do not refuse a resign for an honest review because it would really go against was KOZ pretends to be about, which was housing people. Leases have been voided and funds reimbursed due to improper legal supports in documents, improper time frames of notices based on the law have been given, refusal to answer to emergency electrical and safety maintenance needs that left me w/o a stove and refrigerator for almost 2 weeks! All the while our secure door fails to open letting people in off the streets, our packages stolen and destroyed as well as vandals destroying the APTs property. Our managers response, that they cannot view cameras and we should secure our own packages. Did I mention that before, during and currently we cannot get sufficient cleaners, def not up to safety to protect us from the spread of anything. Oh, and while you pay for parking your catalytic converter can get stolen! All of our managers have been promoted because keeping our building full is the top priority, not keeping our community a safe and clean place to call home."
