"I’ve lived here for the past year. Management will lie to you during the tour just to get you to move in. She even said we could put another lock on the door just to make me feel safer and comfortable. When I moved in and asked about the extra lock on the door, she said “um, unfortunately the management said that is against the law because if we put an extra lock we wouldn’t be able to come in when you’re not here” also, the building is so old you can even hear your neighbors from upstairs peeing into the toilet and your neighbor from next door smoke so much that I can even smell it from the air vent and it stinks. The walls are so thin you can hear them argue and everything. The rent got increased almost $200 with new Arboral Management and they said I owned $500 from my December 2023 rent and I had to repay it in the next 2 weeks or else I’d be evicted. And on top of that they charged me a $10 late fee for this $500 money order that somehow “got lost”. Everything is falling apart! That’s why they’re finding every small thing to kick people out and renew the units for a much higher price than what they’re worth. They’re less than 300 sq feet and are charging 1400+. The bathroom faucet is falling apart and the mold and humidity in the winter is awful. You have to be wiping down the steam that turns into water when you’re cooking. The kitchen is so old and the fan doesn’t even work properly. No parking and people always take up more space than they need to!!! They’re not thoughtful at all. Do not recommend moving in unless you can sleep with the noisy neighbors , smoke odor in the walls, and mold and old appliance.. prepare to wake up with sweaty windows during wintertime due to excess humidity in the building. This will harm your health in the long run. Overall it’s a cheap old studio complex that is falling to the ground. Thanks Brandon for stealing my $500."
"You pay more in “lost” rent, deposits and the sudden mining’s costs you will incur when you want to move out immediately. There's been construction noise consistently with no start or end date ever shared with tenants from July 2023 to January 2024. They said they were “not discriminating based on source of income” but suddenly they’re evicting all the people on disability. There is no sense of courtesy or professionalism when you call Drew at the Arboreal property management “office” in Seattle, it’s like a bunch of teenage boys thought being landlords was easy money and didn’t realize they needed actual life or business experience to run a multi-state company. There were broken washers and dryers October- December and now in January they just took all of the washers and dryers out. The grounds are filthy, the stairwells are filthy and cracked and crumbling. The building is so old and poorly insulated and so poorly maintained that you can hear people’s hushed conversations on the sidewalk from the 3rd floor with the windows closed. If you want to unload groceries from your car in the gravel pad residents are forbidden from parking on, you better hope employees aren’t idling in there shady tinted window cars or that one of the patchwork of handymen coming and going all week doesn’t have their single car taking up all 2.5 spots. Nothing gets fixed and it’s somehow not managements fault it’s filthy, noisy and dirty all of the time. If your own eyes don’t tell you this isn’t the bargain it seems please take my review seriously and save yourself some misery. Check out the reviews for the property management company for every other building you look at too, anyone can seem respectable for a 5-15 minute walkthrough."
"Management is nice. But they will lie to you during your move in inspection and your move out inspection. Building is very old and the ceiling has mold growing in the corners because it leaks. Our bathroom grew black mold like crazy and would never go away. They have a no smoking and pet policy but are very desperate to get renters so are very lax on the rules. Constantly had smoke coming into our apartment from neighbors smoking outside. Would not recommend."
