"Edited: After 6 years I finally moved out, and in the end I have to say I did enjoy living here. We had our up and downs, but the last couple of years were mostly pleasant. I would have given it a 4 star, which I think is good since 5 stars for an apartment complex would mean perfection and no issue, but as some apartments are being upgraded to laminate or wood flooring (not sure which it is) the sounds have really become annoying for the people below those apartments. You can hear all movement, even if someone drops a small item, etc. I can hear my neighbors walking throughout their place all day, including their dog, which I couldn't previously. This is my 4th year here and likely my last. Also, during the covid-19, I asked if I could switch apartments as this has been driving me crazy. I understood my lease had another 7 months, but offered to sign a new year lease and understood I'd likely have to make a deposit again and would be losing out some on my previous deposit. I figured this was a win for them since the apartment would be more expensive as well, and I'd be content moving into a larger apartment during this and hopefully on an upper floor. I was told it would be fine, but since I am breaking my lease I'd still need to pay two months worth for breaking it. I find it interesting they can't be flexible during these extraordinary circumstances, yet amenities have been closed for 2 months and rent price are the same with no discount. I think everyone would agree amenities influence your decision when picking a place. So, I am being understanding about that, but they couldn't be more understanding about me wanting to swap apartments, which made me feel unappreciated, specially after 3.5 years. Says a lot to me."
"I am a hopeful prospective tenant. This complex is about 3 blocks off Greenwood and a bus stop for the Number 5. The area is the most walk-able of any neighborhoods I have visited thus far, with every service you could want (close to groceries, vet clinics, post office, restaurants.) The unit I was shown was well laid out, with a very large deck. There are green courtyards between the three buildings, and it seems pretty quiet in spite of being right on 85th. The kitchen is a wee bit small but opens out into the living space. Vertical blinds on the windows are a plus for me. I look forward to seeing the rooftop deck, and continue to watch the listings for a vacancy that coincides with my timeline."
"*EDITING REVIEW AS OF 12/20/2022* My roommate and I lived in Guinevere until February of 2019. After we left on good terms with the previous property manager Tom as we closed out our account, handed over the keys etc. To my surprise my roommate reached out the other week indicating collections was coming after us for unpaid dues of $150. This completely blindsided me as we were told we were good to go by the old property manager. From trying to resolve this with the current property manager we have gotten absolute nowhere - returned an email basically saying it wasn't her problem ( said they sent notices via the mail which were never received by us) and now won't return our calls. As such this leaves me no choice but to leave a review here. The apartments were nice and the old property manager Tom was awesome. Not sure what happened from an organizational perspective in the interim, but I'm extremely disheartened and quite frankly frustrated with the lack of communication. Now I have to deal with collections (never missed any form of payment) all because of how poorly this was handled by Guinevere. Not sure if this is how epic property management handles their previous tenants, but due to this I would not recommend. Unorganized, scammy, and lack of communication."
"My family of four rented a 2x1 here with large south facing windows and LOVED it! The property is older but the staff keeps it immaculate. This is one of the cleanest apartments we have ever lived in/moved into - even the washer and dryer were spotless! They had a team that came to clean weekly or so in the building so all the common areas were pristine. The staff is wonderful - we loved the maintenance team - they always came by within 48 hours, didn't mind our dogs/kids/chaos, and completely remedied our issues on the first try. And the location can't be beat. Super close to coffee, bakeries, a big park for kiddos, and the freeway/Hwy 99. Definitely the most convenient location we've lived in. Only giving it 4 stars instead of 5 because the unit was small, though well laid out, and the amenities were more simple than those offered on other buildings (though they aren't charging the same rent, so it's very fair). Also, in case you were wondering, the photos they post are accurate to the apartments / spaces - something we loved when we were hunting for a new place."
"Guinevere is a great place to live. The neighborhood is nice and in walking distance to just about everything you need. The neighbors in the building and surrounding area are also very friendly. If you have a dog or kids there is a very nice park just up the street. The grounds are kept clean and the building is secure. It is also connected to the Monkey Grind Espresso Bar which has the best coffee in town (in my opinion). With all of that said the best part of Guinevere is the staff. They are extremely nice and professional. Every time I stop by the office my dog and I are greeted with a smile. As long as I am a resident in Seattle I will continue to live here."
