"The company is very intentionally vague about the move out policy. It’s documented as “company can change it at any time without notice” and for our case, it was 4 months of rent. They are very inflexible. Also, the elevator is down all the time. It was down literally when i was moving out and caused huge trouble. They are very slow to fix the elevators. No idea why they can’t fix it permanently. It literally breaks every other week. The location is right next to 15th and market, a big intersection. The intersection itself is loud and the Safeway has homeless people that often screams throughout the night. There’s also a fire station so fire trucks can also get loud. Btw they literally tell you to leave them 5 star reviews at the end of maintenance requests. So these reviews are bought. Also, look up the reddit thread on AVA Ballard where she got stalked by another resident and the leasing office did nothing for her."

"We had an issue with our garbage disposal and sent in a maintenance request Sunday night. Their team was there the next day to fix and replace it. Thomas did a fantastic job! We really appreciate all their great work"

"Just moved in 9 days ago, and the help moving in and getting settled has been tremendous! Amazingly, we're almost there. All the boxes delivered and unpacked. Thomas Graham, the maintenance manager, and his staff have been extremely helpful in making sure all the accommodations necessary for me, my wife, and my wheelchairs have been fixed, installed, and removed as appropriate. From the moment we met him, Rey Bamba, the leasing agent here at AVA Ballard, has also been extremely helpful, thoughtful, and patient throughout the process of getting us installed here."

The staff both front office and maintenance are very helpful, timely and courteous. Ballard also has lot of options to explore which are just minutes of walking distance.
