"To be honest, if there was a competition for the worst and most despair-inducing apartment complex, this place would take the cake in a heartbeat! For starters, the "renovations" they tout about were cheaply done. The over-the-stove exhaust fan doesn't even exhaust to the outside, making cooking a pain if you have smoky foods. The cheap, CHEAP, grey, wood print vinyl they use for flooring soaks up oil/dirt, so you will always feel like your feet are dirty. The stainless-steel fridge is a fingerprint, dirt, and oil magnet so make sure you take some time to clean it daily. They ended up replacing the balcony near the end of our lease and replaced the wood boarding with plywood and it looked absolutely ugly and cheaply done. Secondly, there are hardly any amenities to make up for the price of rent (which they raise every year for returning residents but offer a lower rate for newer residents, which comes to no surprise). Like all they had going for the complex was a GARDEN. Also, there is only one, two-lane road in and out with no sidewalks or grass areas, so in order to walk your dog or enjoy being outside, you have to go into the woods, or walk all the way down the road to get to the main road (which is dangerous as there are no sidewalks, tons of blind spots due to curves/trees). One would argue that providing a washer and dryer would make up for the lack of amenities, but I disagree. Thirdly, their admin gives close to zero damns about their residents. To start off, they are close to impossible to get ahold of, with the exception of maintenance. For example, when we moved in, the code provided for the door wasn’t correct and it took them an hour or two (which is very very quick response time for their average) to tell us the correct one and it was over the phone because no one was available for move in. Another example is one time (2/3/22) they sent out an email to their residents encouraging them to take and email pictures of other residents smoking on site and if they do, they can “be entered in a drawing for a $50 dollar gift card”. One would argue that bribing residents with a CHANCE to win (not receive) a $50 dollar gift card for doing the admin’s job is rather peculiar and a tasteless way of enforcing work. Next, near the end of 2021 they fixed our kitchen light, but in the process, they broke a part of the glass fixture. Rather than cleaning up the dangerous shards of glass, the maintenance person left it on the floor, and I stepped on it and had my foot bleeding. I complained and showed pictured through a maintenance request (12/7/2023) about the issue and they never responded or even acknowledged it. Lastly, they will nickel and dime you to SHREDS when it comes to move-out charges so make sure you are extra extra careful and DOCUMENT EVERYTHING. Like a small part of the floor was damaged (my fault) and instead of charging for what was damaged, they argued that I have to pay to replace the WHOLE flooring due to the way the vinyl is installed, which was $2,225. Some words of advice to Bode in general: instead of focusing on acquiring more apartment sites for the sake of making more money, how about you focus on working on getting the proper staffing/amenities for said sites and working on your nonexistent resident-admin relationship."

"Reading all of these other reviews has me so confused, I moved in about 6 months ago when my boyfriend and I relocated to Washington and I have had such a positive experience with the management team and building. I was having problems with my kitchen sink and the maintenance was here in less than 1 hour. Breanna was so helpful when it came to any questions I had during my application process and guided me through the best options. I would recommend this property to anybody! I"

"If I could give this place a zero I would. Management was never there, no one ever answered my calls and here’s the icing on the cake, I’m military so my orders came thru and it was time for me to PCS to Virginia, I tried everybody to send over my orders with an email explaining that I’ll be gone by FEB 1st 2022. I finally got an email back and she said everything looked good and wishing me well, fast forward a year later, I’m getting calls from debt collectors saying I owe them because I broke my lease but yet no one ever returned my call when I kept calling during the move, no email, nothing! The mold was horrible, I would go to sleep every night couching my lungs up because of the mold in the walls. Walls are literally a sheet of paper because why was I able to hear my neighbors snoring at night.but anyway, management non existent good luck ever getting thru to them , but best believe they’ll take your money."

"This place seemed nice when my wife and I moved in three years ago and it was rather affordable. It went downhill drastically after that. The management is nearly non-existent at this point. The price has gone up about 25% from where we started and ended up costing more a month than most places that actually had good things going for them like say a pool, managment on site, parking that isnt a nightmare. There are zero amentities, zero managment, a mold problem on a another level, and its not in a great place. They allow people to live in their cars on the premise. While taking my daughters for a walk we witnessed someone completely nude standing next to their car cleaning themselves. Worst place i have ever stayed and also the most expensive. I highly recommend looking elsewhere."
