"DO NOT RENT here, there is black mold growing throughout in the interior walls and outer walls. I lived here for 3 years and the last year spent in the hospital with lung infections. On 2 different occasions the main pipe busted and flooded entire apartments, the last main water pipe busted and they waited a week to fix the pipe and left the water on which ruined most of my belongings. Their response was to bad they wouldn't pay for anything and wanted me to file a claim on my insurance when it wasn’t my fault, they offered to let us sleep in the floor of an empty apt. I had to take my family and live in a hotel during my birthday and Xmas which they didn’t want to pay for either. After the repair was done in the floor they told me it was safe and the mold had been taken care of. I hired a certified mold specialist who performed several tests and infared on the walls and floors, the tests came back positive for black mold and other mold spores 2-3 ft high inside interior walls and the carpet and padding had 20% mold/mildew (which means its in the concrete pores). The air tested positive 298 out 0f 300 for airborne mold/mildew spores. I have since been tested by doctors and proved that the past year decline in health was related to the mold and mildew conditions inside of apt 11-102. I have video and pictures of the black mold and mildew throughout apt and notified them of this. We surrendered keys to apt on 12/30/2023 and the apt is now available for rent 6 days later, which means all that mold/mildew is still there !!!! At what point does greed become attempted murder, I have been offered nothing for their negligence or reimbursed for their mistakes and the damages to my health from the mold and spores and my personal property for not taking care of the leak on a holiday weekend (thanksgiving) but they sure accepted my month of Decembers rent payment (in which apt was and is still uninhabitable). I later found out that before I had moved in the same apt 11-102 had a major flooding as well and no repairs other than carpet cleaning were performed. This is completely unacceptable for anyone to live in and to put greed over human life. Shame on you Chambers Creek !!! UPDATE 01/05/2024 to response The portfolio manager was the one that said I coud sleep in the floor and told me that CTL management/Chambers Creek Estates was not going to pay for anything. She also stated to me I need to file a claim on my insurance when it wasnt even my fault for the MAIN water line breaking and the mold/mildew hidden behind the walls. Why should I pay higher premiums do to negligence and mold/mildew issues that were not my problem.. I paid you monthly for 3 years for a safe place to live and nearly died on a few occasions the last year do to your mold and mildew problems and only realized this after the entire apt flooded and I paid for a mold specialist to come in and perform tests to see how bad the levels of BLACK MOLD and OTHER spores were. And why do I have to call someone they should be calling me and to offer up a solution and to resolve this. You all have my contact information."
"Try not to get a ground floor apartment unless you want to keep your windows closed. People back up into spots right next to your window and when they warm up their car for sometimes 20-30 min your house gets a ton of car exhaust. It felt hazardous this morning waking up to the apartment smelling like it's had exhaust piped into it. Its nice there is a policy, but it doesn't do much good when the policy is not in effect anywhere. 50% or more of all cars around the entire complex are backed into spots. It has only gotten worse the longer I have lived here. Nearly every day at least one car is backed up near our window spewing exhaust when they warm it up in the morning. Kind of worried for my son's health because he likes fresh air when he sleep, but he is getting toxic air in the mornings. Another policy that is a joke living here is the dog breed/weight restrictions. Meanwhile my neighbor has a giant pit bull that tried attacking my family and entering my house to attack my tiny "in policy" chihuahua. It's still here almost a month later after reporting it as a threat to my family and being told the dog is not allowed by staff. I guess if you like to ignore all the rules this place is perfect for you. The only good thing here is the maintenance staff."
"Mold everywhere that they just cover with spray paint ( was told to keep bathroom door, room door, window open, and vent on in the winter to stop mold). Washer, dryer, fridge and dishwaher from the 80's (cant install you own if you have it). Over priced, looks exactly the same from when I lived there in 2003 (so not updated and/or attempted to look better). Car broken into 3 times within two weeks of us living there. Dog poop everywhere. Rude staff (mainly Benjamin). No system for packages sent to the office and not in the hub. I could be a complete stranger and not even live there and pick up someone else's package without a second look. Had roof redone and leaked in our storage unit on patio and when I complained they took no responsibility. When you call for anything make sure you email to for a paper trail or else they will deny you even reporting a problem in the first place. Don't move to this place. Others might be a little more expensive but I promise you it'll be 100 percent better then this place in every aspect."
"I signed on as the guarantor for a local student in April of 2021. At first the management was really rude and difficult to work with. We gave them the benefit of the doubt that their behavior was impacted by the pandemic. Two and a half years later, nothing has changed. They frequently hang up on their tenants, they are unresponsive, and are not willing to address simple billing issues. Horrible service that cascades from local management to her subordinates."
"Unpleasant Experience with Rental Management Company Due to Unfriendly Staff I had recently been considering renting a an apartment here, but my experience was marred by the unfriendly attitude of one of their team members, Benjamin. As a potential tenant, I believe it's crucial to share my encounter to help others make an informed decision. My initial interactions with the rental management company were positive. They were responsive and efficient in arranging property viewings and providing information. However, my opinion took a downturn when I met Benjamin, who was responsible for showing me the property. From the moment I arrived for the viewing, Benjamin exhibited a lack of professionalism and courtesy. He seemed disinterested in addressing my questions and concerns, giving short and uninformative responses. His demeanor made me feel unwelcome and uncomfortable, which is far from the impression I expected. Throughout the viewing, Benjamin's dismissive behavior persisted. He did not make an effort to showcase the property's features or answer my inquiries about the rental terms. Instead, he rushed through the process, making me feel like an inconvenience rather than a potential tenant. As a result of this encounter with Benjamin, I ultimately decided not to proceed with renting here. A negative experience with a member of their team can significantly impact a tenant's perception of the entire rental management company. I believe that professionalism, friendliness, and attentiveness should be fundamental qualities of any property management team. In conclusion, my experience with the rental management company was tainted by Benjamin's unfriendly manner. While I cannot speak for the entire company, I would urge potential tenants to consider their interactions with the team before committing to a rental agreement. It's essential for property management companies to ensure that all their staff members maintain a high level of professionalism and customer service to create a positive renting experience for tenants."
