"Well built and mostly quiet but I was on an end unit top floor so that helps. Good value for space! People often drag race or sit and thump music in cars in theater lot behind. Landscapers bad as they covered the hood of my car under my carport with wet leaves multiple occasions. Leaf outlines on car after removal. Unhappy with those 2 things but otherwise decent."
"UPD: with response to the Portfolio Manager (03/29/23) I have had a very frustrating experience with the property manager of this building regarding access to the gym. Despite the gym's hours being 10am-10pm, the manager consistently locks the upper locker on the gym door before 10pm, which prevents me and other tenants from accessing the gym during its designated operating hours. On one occasion, I was even asked to leave the gym at 9:45pm, despite the posted hours. When I spoke to the manager about this issue, he assured me that it would not happen again, yet it has continued to happen multiple times. Although I have tried to be polite and understanding, the repeated dishonesty and lack of follow-through has left me feeling disrespected and unwelcome. It is frustrating to be repeatedly lied to and told that the gym is accessible to tenants until 10pm, only to find it locked early. I have never posted a negative review before, but this time I have had enough. Although I have not spoken to other tenants, a friend of mine who lives in a different property in this city has not experienced similar issues. Overall, my experience with the gym and the property manager has been incredibly disappointing, and I cannot recommend this property to others (03/30/23) Hello Amy, Thank you for your quick response. I use a nickname instead of my real name for reasons of personal safety, which is why you can't find me in your system. However, I can provide my information and ID photo via email if needed. Regarding the fitness room, I first noticed that its working hours had changed in February when I was unable to access it. On February 13th, the manager assured me that there had been no changes and that the situation was unintentional. However, this issue has recurred multiple times since then, with access to the room being available on average only 4 days a week. On March 8th, the manager informed me that he would be moving on-site and personally ensuring that the fitness room is accessible until 10pm for all residents, starting from March 13th, 2023. On March 28th, even though I personally informed the manager earlier that day that I planned to use the fitness room before 10pm, the facility was closed again after approximately 5 hours had passed since our conversation. While I appreciate your offer to get new keys, my current keys are working fine and there are no issues with them. I would like to see some actions taken to ensure consistent accessibility to the fitness room. I have been hearing the same promises for 1.5 months and am becoming frustrated. I appreciate your efforts to resolve this issue, and I hope that we can come to a solution that works for both parties. Please let me know if you need any further information or clarification. "I really cannot speak highly enough of the manager of Rivercrest. I work at other complexes with full management staff and work crews, there’s a good reason Rivercrest rarely has vacancies & some residents have been there over a decade. The problems are removed as quickly as legally possible. Garbage is kept picked up. Derelict cars are not allowed to be eyesores. Repairs are completed, including replacing the mailboxes when they were damaged and becoming hard to secure. Really top notch."
"Had rampant ant problem from day one, management sent his incompetent handyman to fix it. Never happened. Pipe burst in the sprinklers outside our window in the first few months, the ensuing mold became our problem and my pregnant girlfriend and I were responsible for cleaning it up. Heaters in the living room still don't work after same handyman changed the dial. Shocker. Another pipe burst about 6 months into this debacle and the same handyman burst into my apartment, without warning because he didn't know where the shut off valve was. It was in the unit across from us. In the process, due to his bumbling, he broke two of our closet doors. Promises to make replacements and make the apartment like new were never kept. Can't enter water heater storage area without being coated in ants. Despite all of this, management wanted to come into our house without notice to try and pass an inspection. Do yourself a favor and save yourself the hassle, don't live here."
"Let's start with the moisture problems. I lived in a 1st floor apartment. When I moved in I was told that the last tenants didn't care for the apartment, so there were mold problems, but they were all taken care of. Turns out the last tenants were not responsible for the issue. Moisture in the apartment was so bad that the floor would be wet when I got home from work. It was 90 degrees in August and the manager suggested I turn on the heater to help the moisture. Um. No. The heater doesn't even go above 90 anyway. Here's the conversation: Manager - "Well, Oregon is really moist. There are mold problems everywhere in Oregon. That's just how it is." My husband - "I grew up in Oregon. We've never had moisture problems like this in my life." Manager - "Well, this part of Gresham particularly is just very moist. It's the area." Me - "I grew up just on the other side of 12-mile corner and I've never had moisture problems like this." Manager - "Oh. Well, we have a dehumidifier that you can use." Eventually we moved up a floor. Our moisture got better, but we still have 75% or more humidity in our apartment everyday and all the mold issues that go with that. Alright, issue #2 - Too dang many rules! Every time I want to put something on my balcony, I get told to take it down! I hung two yellow fabric panels, tied with a bright orange ribbon last summer to decorate. Had to take them down. Chained my bike to the balcony railing. Had to bring it to a friend's house for storage. Hung twinkle lights for summer nights on the patio. Nope. You can't have those either. It's worse than the rules in my college dorm room. Between the mold and the obnoxiousness of constantly finding out new rules, it's just not worth it."
