"This community is not well on anyone's mental health. Garbage overflows BB not only in the trash area, the BBQ area, and dog stations frequently. Want to actually do the right thing and pick up your pet's waste? Just buy your own supply of bags because all the stations are always out. Almost everyone does not keep their dogs on the leash. I myself work in the same industry and I am appalled by the way this community is run. However, there truly is a lack of care from Carriage Park staff to their residents. I moved in in June. I had moved into a unit that was dirty and missing items, broken items, I myself had to fix my own dryer vent because the one installed was broken and detached. May emails with weeks waiting on repairs, still waiting on repairs (that now they can wait until I turn in keys as over 5 months of waiting on things to be taken care of is a default on their end of the legal agreement). Water, sewer, and trash month over month for 1 person in my 2x2 home that I reside in is $140+ when my last 2x2 in my previous place for just myself was $80. The dryer takes 4 loads just to dry. The lock on my window was informed to the management team in October that it rusted off and now my home security is compromised. The community advertises a smoke-free community and yet there are people who sit outside the dog park and chain smoke or the people in the 104 /105 area who smoke as well. A newsletter went out stating that you are responsible for nearly every charge in the community. Then if that is the case new bulbs should be put in every unit to ensure they will not burn out during my tenancy as I do not think it is the right thing to be charged for an old bulb that should have been replaced before I move in. They preach using only online rent pay to pay your rent. I have chronic anxiety and other mental health issues and auto pay or ACH pay is not something I do. They state they do not allow paper payments in the office so you are left paying a percentage fee just to pay your rent every month... (going from $40-$80 additional a month). Neighbors' dogs scream all hours of the night and day. The dogs run so loud they shake my photos on my walls. At 2 am almost every night my upstairs neighbor sounds like they are dropping dumbbells or bowling balls on their ground (my ceiling). The amount of noise and lack of courtesy patrol is outrageous. Also, I am disabled and they never gave us tenants any notices about the work being done from the entire walk path to the mailboxes that run down the pool area. (Not just waking up in a panic to this concrete being sawed on at 7:30 am but now being inconvenienced due to lack of communication. Where is the thank you for the residents putting up with this? No resident events at all are planned or held for this community. Every time I see the management they are most of the time on their phone, or glaring at you. When it rains make sure you have knee-high rain boots because the drainage around the community is beyond horrible and everything floods. I was unfortunately sick the week of unit inspections with covid and spoke to Sam about rescheduling. Just to have a maintenance associate enter my home the day after without permission. (This is on camera)... Almost half of the community's FRONT porch lights do not work. I am also confused about how we are a gated community when everyone notices the walk-in gate is always propped open. Every time I notice this I stop and close it because I pay for a gated community and I am not sure why this cannot be addressed as it needs to stop being left open because that is how unwanted foot traffic can enter our community. Lastly, the biggest takeaway from my rant should be that the staff of AMC, at the property do not respect their tenants. The most shocking part of all of this has been how I have been brushed aside and repeatedly treated as if I have no value other than being another dollar for their client. I cannot stress enough, avoid this place at all costs. 19 days until I'm FREE."
"After the assistant manager took us to the apartment to get the keys and take a look at our apartments. First, we had planned to move on Thursday, July 27thhowever, they called us and asked to wait a couple more days so maintenance could be done by the 30th of July. Then, when the day came the maintenance people were still working, and they said it was going to be ready for later on the day. But we went to see it, and we realized that they didn’t finish fixing all the stuff that we went through earlier with the assistant manager, because she said they were finishing the last details, not that most of the maintenance and fixing wasn’t done. Fo example, there were no laundry doors, and a bathroom door, there was also a broken door frame, broken screens, windows, both the patio and the backyard were dirty, the drawers in the bathrooms as well, the microwave didn’t work, the fridge was spilling water, among other things. These were conditions under which an apartment cannot be habitable. However, what worried me the most were my daughter’s allergies, because I let the manager know that my daughter has asthma, therefore she cannot be there with such a strong paint smell. It was so strong that it’d make you feel dizzy after a couple minutes. We asked management to provide us with a different unit or have all those things be fixed, however we receive no response as this happened during non-office hours. I was very upset with management as they made us sign all the documents before showing us the unit. They also said that ONLY THE LAST DETAILS WERE BEING DONE, these were things that needed immediate attention. This was my experience the day I moved in. They gave me an apartment in a really bad condition."
"I have worked for many years in the property management industry for Essex Property Trust and Holland America. I am appalled by my experience of living at an AMC property and I am deeply disappointed. Looking back, it would have been prudent for me to back out of the contract on day one when I saw that I was lied to in the leasing process and not given the apartment that I was promised. Not to mention, we had to also have them re-clean the carpets before move-in because the first time they did it was not adequate. Also, they do not take care of their units and lease with unacceptable standards. Both of my bathrooms have large rust marks in their sinks and my bathtub and its faucet is so old that it does not matter how much I scrub it, it still looks dirty. It is clear that the management’s goal here is to do the least. At different times when I have been asked by prospective tenants about how it is living at Carriage Park Apartments, I warn them to choose another option and to walk away from here. This property is small and quaint looking from the outside. I chose this place because I thought that a smaller property meant more care from the staff. It does not. It has been an endless battle since moving in here and the staff show zero respect for you once you sign the contract. Do not allow yourself to be trapped that way I am. People need to be warned that if they live here they will not receive the services promised. The biggest attraction for me to live in an apartment is that maintenance is handled for you. It is part of the equation of why properties can charge what they charge for rent. As far as I am concerned, I don't feel that I should be required to pay full rent, considering I am paying for services not rendered. Lastly, the biggest take away from this review should be that the staff of AMC, at the property and corporate level, do not respect their tenants. The most shocking part of all of this has been how I have been brushed aside and repeatedly treated as if I have no value. I cannot stress enough, avoid this place at all costs. Learn from my mistake."
"Trash is a nice word to use for this place on multiple levels. Constantly overflowing trash areas which I have personally watched go over a week without emptying. Last year the pool was basically a pond due to the algae outbreak that went unchecked. 80 degree weather and a green pool. Rent has gone up significantly each year I have lived here and now they are charging you $10-15 a lightbulb to replace them in the unit. When I reached out to the property management company I continued to get a voicemail and I have never received a reply. The only positive experience I have had is with the managers of the apartments themselves. They have helped me very quickly when I had a problem in my unit. Do whatever you can to stay away from this place please. You have been warned."
"It had some kinks. However they made up for it. I like the security I feel here. And it’s in a great neighborhood. Able to have my fur babies also. I will be here for a long time"
