"My experience with Hidden Oaks has been really good. Kelly is a really nice person and resourceful person. She’s always there if I text her if she can’t get to me right away she always return my text or call. Nick does a good job too. I usually have one on one with him about maintenance issues, there are some new people in the office and every time I called they been helpful too, but I have to give it to Kelly. "I'd give a negative star if I could. If you value your sanity and well being, I recommend going somewhere else. I know this is a long read but I feel it's important people know what they're getting themselves into. When I moved here back in 2019, it was amazing. Once they switched management companies and fired all the old staff it progressively went down hill more and more. The people in charge don't know what they're doing. I had my car towed because despite what they told me, they never put it in their system and instead of putting a notice on my car asking me to move or trying to find me, they towed it. 70% of my outlets are almost unusable. They have power in them but they're all so old, you plug something in and it just falls out. I have to either tape it in place or lean something against it to keep it in. I've put in reports more times than I can count and they still haven't fixed them. I usually have to send two or three emails and call a dozen times just to get someone to answer questions or concerns and when they do, they usually don't have any answers for what I'm asking. Every couple months they'll fire people in the office and get new people who claim they are working on making things better but it's the same song and dance. They don't communicate with each other or the tenants and when they do, no one knows what's going on. The last straw was when water started leaking from my ceiling from my upstairs neighbors kitchen sink. I told them about it immediately but it took them two weeks to even look at it and I'm still convinced they only did because I contacted the BBB about it. In the meantime, my neighbors and I were told to just not use our kitchens. We ended up dealing with things like mildew and mold in the air and the water sat in my light fixture for weeks (see picture). I finally had enough and broke my contract to leave but even that was like pulling teeth. I kept asking for things like an exact move out date and final paperwork but they wouldn't tell me anything and insisted there was none. What kind of apartment complex doesn't have you sign paperwork when you leave? They said they'd waive any fees I had and made it sound like that included the month I wasn't living there but then they turned around and said I did have to pay and that it was late so I also had to pay the late fee. When I fought them on it, they did admit they misinformed me but they still said I had to pay. They said they had no way of knowing I wasn't living in my apartment for the month and even when I had video proof, they said I still had to pay. Besides management, there's little things about living here that sucks. Cars are constantly in danger. I've had my license plates stolen twice and cars are always getting windows smashed. People are always loitering by the dumpsters. I've had rat problems several times. In the last month, there have been two separate occasions where police have been called in because of armed individuals in the complex. Utilities are included but instead of a flat rate, it changes every month so your bill could be an extra hundred dollars without any warning. I will say this for the place. The apartments themselves are lovely and I love the general location but the management just doesn't care about the tenants and the neighborhood has slowly become unsafe to be in. They'd rather the place look sparkly and nice than actually be nice. For how expensive it is, you'd think they'd have people in mind but they don't. I only stuck it out for as long as I did because I held out hope it'd get better and because I love my apartment itself, but it's not worth it anymore. Good luck to anyone choosing to be here."
