"Maintenance orders take months to be completed (if they do ever get fixed). I made at least 3 complaints to management about my neighbors blasting music until 4 AM and nothing was ever done. Lastly, do not expect your deposit back despite how tidy you leave the place. They charged us $500 to "fully clean appliances/blinds/floors" + another $290 to clean the carpet after we had already done that before moving out. Also charged us to replace something we'd been putting maintenance requests for since we moved in. There's nothing luxurious about this place but the price."

"We were here for one year. I recommend living here short term and if you are fine with living somewhere that is more expensive than worth. 1. The units are not soundproof - while you can’t “hear” voices, you can hear their every step and door close. If you live next to toddlers, you will listen to them run around. If you’re not loud, you’ll hear your neighbors, especially if they have kids. Since I work from home, it was really frustrating. 2. The apartment layout makes no sense. The heaters and ACs are in the worst location - basically the townhouse is always cold. The garage only fits one car comfortably and the apartment requires you park on the street if you can not fit your cars in the garage/driveway. We didn’t have that issue - but be warned, they say the tow now. 3. The management is decent. Whenever I called to ask a question, they were relatively kind and always helped me with my issues - or attempted to. I would not recommend higher management, Tonya. One phone call, some very rude and unprofessional comments were made about my husband being deployed and I was blown away. I decided to immediately start looking to move right after that phone call. Based on resident wide emails I got from management, it seems like issues are not always handled professionally - such as asking and encouraging residents to rat out others. 4. The maintenance team is fantastic. Everyone is always nice and I never waited more than a day or two for some help. That being said, for a new build, gosh it is cheap. The dishwasher was literally falling out, there are air pockets in the flooring, and overall, just not thought through. 5. The grounds are well maintained and clean. There tends to be some dog poop around but that is because you can not find bags/garbages. Since they took out the dog garbages, residents just leave their bagged dog poop by their front doors to pile up causing flies. 6. I felt safe - and at the end of the day, I think that matters a lot. You’re right by the trail, the neighborhood is quiet, and the neighbors are relatively quiet."
"Simply cannot recommend. Context: We moved in July 2022. Starting with the big reasons: 1) This place is very expensive - far more expensive than it should be. We rented at a peak and prices haven’t really come down much from that, despite downward trends in surrounding areas. It took a lot of effort to workout a renewal option that wasn’t reflective of last summer’s highest market rates. 2) Property management doesn’t do a great job at communicating/managing/responding in general. It’s hard to reliably communicate with them even during business hours. Email responses or callbacks are very rare. Sometimes the office building that’s “open” Mon-Sat for set hours (described on the door) is closed and unoccupied without any reason or forewarning. 3) Parking/driving here is also tough - there’s not enough room on the roads for people to park *and* still drive safely. Box trucks and non-residents use the roads, which makes coming and going difficult. We’ve seen a bunch of “near misses.” Management has seemed unbothered and the City is unresponsive, too. Use extra caution because you’re apparently on your own. 4) Frankly, I have a hard time supporting the claim that the units themselves or the amenities live up to the “ultra luxury” description. They’re nice to the extent they’re new - but not “luxury” in my opinion. Rooms are small, bathrooms are small and just standard, the unit set up is odd, the two cars garage might fit only two small cars, etc. “Amenities” include a very small community pool, very small gym, and grassy center area among buildings. Things like the AC units, microwave, floor boards have all had issues in our unit that we didn’t expect in a new build. Several neighbors have shared malfunctions and issues with us, too, so we don’t feel like we we’re just unlucky. 5) I also hesitate to suggest this community is actually pet friendly. While pets are certainly permitted in exchange for a deposit + fee + monthly pet rent, they’re not really welcome. Ex. I was told there was a “dog park” being developed when considering a lease, and a year later there’s no space for dogs still. Obviously residents are expected to pick up waste, but there’s no pet stations typical of dog friendly communities despite resident requests. (It’d be helpful since front doors and garages are not on the same side of the buildings.) And the lease provides against dogs on any landscaped grass… but all grass in the community is landscaped regularly. Unless you have exclusively indoor pups okay with the stairs, it’s not probably a good fit. There’s a host of other specific issues we’ve had involving communications, maintenance, common areas, lack of assistance with community issues (like dangerous roadways), access to amenities like the pool, and other things. In the cumulative, it’s hard to make us want to stay beyond our current lease. In summary, I just expect a lot more proactive & responsive customer service for the price tag that comes with living here. I don’t feel we get what we pay for at this property. *** I’ll refrain from being any more critical as we are still under a lease and I’d hate to be punished for an honest review. May be too late since I’m posting now, but we wanted to share our experience after noticing the lack of reviews. *** Will update after move out (2024). Quick pros: - Good location in between Lacey and Olympia. There’s good grocery stores, parks, trails, and restaurants nearby. - The new maintenance team - the third we know of - seem to be responsive. (Thanks, John) - The bordering neighborhood is peaceful."
"We moved in here September 22 and absolutely love our townhome and the neighborhood! We have three kids ages 1.5 - 11 years along with a dog and cat and appreciate the LVP flooring that holds up well with all the movement and commotion. Maintenance has been amazing at coming out and fixing any issues immediately. The surrounding neighborhood is very nice and we had one of the BEST Halloween’s ever trick or treating here, they really go all out for the kids! The park is only a 3min walk away but I do wish we had something in the complex. The gym is small and doesn’t have mirrors but they have a stair master which I love and our old complex didn’t have. We’re all excited for the pool this summer and outdoor fire place seating! I really love the layout inside the home and love that our living-room and dinning room are separated by the spacious kitchen so our kids play space is in the dining room and keeps our living area clean. Rooms are a great size for each kiddo (we have the four bedroom). Master is amazing and I have my office set up in the spacious walk in closet. What I love the most is we NEVER hear our neighbors through the walls! Our neighbors on both sides have kids and we never hear them and we’re told they never hear ours either (and they are loud!). We love living here and would recommend as a great family complex and area!"
