"Would give zero stars if possible. I have never reviewed a business on Google but this experience warrants it and more potential buyers need to be aware. Don't be fooled by any positive reviews. They are all from realtors or other people who conduct business with him. All negative reviews are from the actual buyer for the home and these are the ones you should be paying attention to. I purchased a home in the Currin Hills neighborhood 1 year ago. I had no idea that purchasing a new construction home from Ben Stout Construction would turn out to be such a negative experience. I don't expect perfection and have been very patient when addressing issues that we've experienced with the home. That said, the unprofessionalism and poor customer service that I have experienced along with our neighbors who also purchased homes from the same builder are shocking. Run, don't walk, to another builder. Multiple homes on our street are getting together and have discussed a class action on more than one occasion. Unless you feel like joining in, stay away. We requested warranty work in May, June and July with ZERO acknowledgement or response from Ben Stout Construction. I reached out again this month and finally got a Facebook message to clarify something that they felt was a discrepancy in my request but then just disappeared again and I haven't heard back from them after I responded. My septic alarm is going off for the 2nd time. The first time, I was told to call a particular company and didn't find out until they came out and diagnosed the problem that they weren't the same company that put our tank in so we had to pay out of pocket. Our floors on the 2nd floor creak so loudly in some spots that it wakes up anyone sleeping up there. There are countless places on the first floor where you can feel air pockets below the wood flooring when you walk. There is a portion of drywall in the kitchen that caves in and is so paper thin you could poke your finger right through. One of our bathroom vanities has paint peeling off in chunks with just the touch of a finger. Our yard was full of huge chunks of trees, chunks of concrete, roof shingles and even some nails sprinkled in. I spent hours several weekends in a row cleaning up as much as I could the first month we moved in only to find more and more EVERY time it rain even one year later. It's tons of fun. We never know what we'll find. The carpet in our downstairs bedroom was cut too short so it didn't extend below the baseboard. You could literally touch the subfloor. They came out to "fix it" and all they did was pull the carpet so it extends below the base board but left a big gap where the carpet was supposed to meet the tile to the bathroom on the other side of the room. We cannot grow grass in our yard to save our lives. We had a company come out to our house and they told us the yard wasn't graded properly which means water won't drain properly. I shared this with Ronnie several months back and his response was "well, this is how you accepted it." He didn't deny the issue, he simply didn't care. Make no mistake that I'm upset about the general disregard for quality work but this post is about not honoring a warranty, not standing behind a product you created, and having no regard for customer service. If this company had simply acknowledged and taken ownership for their errors, I probably wouldn't have posted anything but if I had, it would be a complimentary one. The first couple times we contacted them they responded but once we were within 1-2 months of our warranty expiring, it is very clear that they are trying to avoid or ignore us. Do not purchase a home from Ben Stout unless you have extra time to visit lawyers and go to court or unless you feel like throwing $400,000 down the drain."
"I wanted to take a moment to publicly thank my builder Benjamin Stout. I purchased my home in September of 2021. As you all probably know, a builder’s warranty is usually for 1 year. As I am approaching 2 years, I noticed an issue with my front door. I texted Ben and sent him pictures just so he could tell me who to contact for me to have it fixed. Needless to say, he sent his team out to fix my door, free of charge, almost 2 years after I moved in. If you see me constantly supporting him and pushing his company, things like this are the reason. He’s compassionate and cares about his buyers. That speaks volumes to me as an agent because I know I can confidently put my clients in his homes, knowing that he doesn’t disregard their concerns. Knowing that even 2 years later, if he can help, he will. Ben, thank you again for being who you are and taking care of your customers ❤️"
"Before you buy , contact me. I let you see my home before you buy. Light fixtures crooked. House roof leaking, cabinets falling, they make promises they don’t plan to keep. My house and neighbors recently built leaking from rain. My fireplace not hooked up right, nails poking out floor. Warranty does nothing for this builder nothing .They hire folks of the same low class caliber. Now they got Ronnie, who sits around helping them to avoid warranties work. Cody came out to our home talking about how good of a guy Ben Stout is. Really how he pulled Robert out the gutter who was losing his home and down on his last nothings. This got nothing to do with the bad workmanship and poor excuse of a warranty team they have. Don’t use this builder you be so sorry."
"I waited for years to post this review because of a friend who worked with Ben. Now that she is no longer employed there I feel I can speak my peace. Ben and his team are dishonest. We purchased a new home in 2017. The roof began leaking 6 months after our purchase. There was no ice and water barrier layer under the shingles. Ben and his team took no accountability for the issues even though it was during the warranty period. Their warranty is useless. They will repair nothing after they close on the house. I’ve been throwing away and digging up construction materials for years. I constantly find new piles buried in my yard. Our home was built about 35 feet forward of lining up with the other houses on the street. Why? Because Ben didn’t want to pay to have two HUGE pine trees removed before construction. Our lot was full of trees that should have been removed before building. We’ve spent in excess of $10k removing trees and still have another $5k or so to go. And that’s just for safety. We could spend another $10k just to remove the trees and grade the yard which they didn’t even attempt to do. We recently replaced the flooring on the first floor only to find that they used peel and stick flooring. Peel and stick in a $215k home? Finishes are cheap and poorly installed. Windows and doors leak and don’t close properly. No attention to detail and no pride in their work. No accountability when confronted with issues. These guys are scam artists. Cody lied right to my face on several occasions and then blamed us on our roof leaking. Think twice before you purchase anything from them. I make sure to tell every person I ever come across how shady their business is and that they do not care about how their poor choices affect real people. Also, note that all of their five star reviews are from realtors, contractors, employees and friends. All of their one star reviews are from people who have actually purchased a home from them. They are the Fyre Festival of Fayetteville Contractors. Don’t purchase anything from them."
