"Don’t bother with this real estate company. They are complete slum lords. I have had nothing but bad experiences with them. They took over from a previous landlord whose property manager was a bit on the creepy side but I would have much rather dealt with him versus this company. First off, $895/month for 500 sq feet?!?!? Definitely not reasonable!!! Secondly, they sent someone out to fix a sewage leak from the upstairs bathroom into my bathroom when I was at work and I specifically asked them to NOT send someone while I was at work. Then they proceeded to charge me for a refused entry fee. They raised the price of the coin laundry without notifying any of the tenants. The property has rat issues still on the outside that they refuse to address. The snow removal person is lazy and got me a snow emergency citation that he claims he will pay but still hasn’t done so. The people that clean common areas come once every few months and tenants end up having to clean the common areas. The outside lights don’t work and the makes it hard to see. There are plenty more issues I could list."
"Snow removal is clearly not a priority for them. Even after saying someone will be there no one came out and of course there closed today and to make matters worse temperatures will be dropping by tomorrow. I can’t even get out the house my walker won’t make it through the snow……. This is so frustrating.!!!! It funny how you can make a comment after stating you have 24hr to remove the snow and no one came since the first round of snow that fell on Tuesday… My son offered to help just because I live in this building beside the other 4 men that live in the building who choose to sit around and wait for y’all who don’t have no intentions to come anyway… You would come on my review to make your business try to look half decent when it’s unprofessional. Fixing an A/C is minor compared to snow removal especially when you have disabled tenants who need to come & go to appointments. Just no regard for other people and their livelihoods….."
"DO NOT RENT UNTIL YOU KNOW ABOUT THE LANDLORD AND PROPERTY MANAGEMENT GROUP FIRST! Many absentee landlords do have higher education and assets but want an income property and hands off management. My landlord is Dr Mazgood Khan, a GI specialist, who resides in Franklin and owns an 8 unit apartment building at 1034 Lakefield Rd in Grafton. Smart Asset Realty is a management company residing in Waukesha, that contracts with these types of landlords for a monthly fee from the landlord. Smart Asset agrees to perform property maintenance and repairs, as well as manage the tenants by controlling Auto Pay rents, any violations of the rules going so far as to decide evictions. While the owner wants nothing to do with the property except get paid monthly, they entrust Smart Asset. Smart Asset Realty has their own app and an office phone number which is answered rarely with no call back. Long term tenants stated to me that Smart Asset never actually does anything. Which proved correct when on Smart Asset's website I opened 20 maintenance requests in 5 months and Smart Asset cancelled all but 1 request without reason. Quite a few requests were due to necessary issues discovered within the first week as a new tenant listing what I found and am required to report so I am not blamed for the issues. The landlord pays monthly believing in the contract that Smart Asset will fulfill it. Smart Asset makes a lot of money from these "hands off" owners and doesn't fulfill any obligations besides collecting rents. This goes so far as renting to Undesirables without doing any background check, creating the Grafton Ghetto on Lakefield Rd and Canterbury. I lived at that address for 5 months and it was out of American Horror Story. With a proud drug kingpin living above me, knocking on my door 2 weeks after I moved in, claiming a long list of drugs he can supply me, just like the other tenants because he owns this building. After I said No Thank You, my fiance's $50,000 car was demolished in the apartment parking lot. I'm 66yo and he is 58. We never had any contact with any other tenants, yet the drug kingpin called the police with false accusations always having a different tenant complete an eye witness report. 6 Arrests due to lies upon lies. We were scared for our lives. Borrowed money and got out of Grafton. PLEASE 1) Know if your landlord is involved with the property or absentee. 2) If absentee landlord, investigate the property management group for reviews with the Better Business Bureau. 3) Knock on doors of other tenants, introduce yourself and ask questions to get any knowledge about them and care of the building, grounds and repair/ replacement maintenance. Apartments are hard to find as rents climb. Do your own homework before just moving in. DON'T RENT IF SMART ASSET REALTY IS INVOLVED."
"A sick tree from your property fell into my yard 2 months after I bought my home a year ago. your renters offered to remove the tree and said they were sorry for the damage done to my tree and deck. They never followed through. the city said the trees have been sick for years via drone pictures. This tree was left leaning on the fence and retaining wall until the spring. I sent an email & asked for a plan of action to your company, I was ignored. Had to get the city out to get the yard cleaned out as there was broken glass, plastic cups, shoes etc. & to aid with the retaining wall. When removing the tree your workers trespassed in my yard, destroyed my flowerbed pulling down tree limbs, tall green plants that were pushing on the retaining wall & trash fell into my yard you chose not to pick up after your renters/workers. the city asked you to help move the tree branches and trash. A little goodwill would have repaired this relationship. You refused to do the kind thing and help clean up it should not have been my issue had you taken care of your sick trees vs. letting them rot away until they fell into my yard then left them leaning on the fence & retaining wall. your renters had offered to help but did not. Why I did not file an insurance claim at the time. Sure legally, you can sadly screw over the person who YOUR tree lands on, your renters trash, because YOU just DON'T CARE about doing the right thing speaks to character or lack there of a company and those who work there. Its not about just collecting the rent and asking when the tree fell down 6 months later when you happen to see me in my back yard. Insulting by the way. Ideally you should have been doing the right thing and upkeeping your property and helping to make the person effected whole again vs. destroying their property and not caring. That is why,I would give you 0 stars if possible. Update: they sent this reply to my email almost a week after reaching out because they care about their online reviews, no offer to help still notice they are avoiding that the city asked them take the tree and trash that had fallen into my yard and not doing so? or damaged flowerbeds done by their workers, or my bent fire pit they knocked over. it can't be a concern of trespassing because your workers had no issue trespassing on my property to take down your sick trees and trashing my flowerbed and leaving trash, more limbs and plants in my yard when they took down the fence and retaining wall. you offer no solutions or help in doing the right thing vs. telling me contact my renters insurance. I OWN this house don't assume and you failed to check your property and failed to keep a handle on rude and trespassing workers and renter who trashed the yard to the point it went into my yard when they took down the fence and retailing wall. You didn't know I bet you only collect the rent checks and show up when forced to. Why you didn't know they trashed the property or that the tree had fallen. Why are you not checking on your properties unless the city is forcing you to, you should have known that tree was sick, you should have noticed their backyard was full of trash. Where were you? no where to be found and you were only a few blocks away. Your company is horrible to own property next store to because unless you have the codes department on speed dial you don't check on your property or renters. I wish, I had known that before buying this house. I would not have chosen to live next store to a property management company that doesn't care about their property or the people who they are affecting and taking no actions to make it right unless they city can force them to no-one wants to own a property next store to you, I promise you that. its the lack of concern and respect for me and what your lack of caring for your property properly and bad renters did and not stepping up to help try and repair the relationship or show a bit of concern for the hell you put me through. I deserved better then this. you are showing your true colors."
