"I have been staying at university housing for the last 5 years and it has been a wonderful experience for me and my kids. Which all of the events and community programs that happen almost every week, my kids stay entertained and in a safe location while having many neighbours and friends to play and talk to. The location is beautiful with nature surrounding us. I recommend the university apartments to everyone looking for a safe family environment!!"
"We stayed 2+ years at Eagle Heights apartments and have the feeling that it’s going downhill. Apartment rates kept increasing, however I feel that the place is becoming poorly managed. - Common hallways are not getting cleaned. Since covid they stopped the monthly cleaning (it’s been 3 years…) and indoor hallways in certain building are getting really gross (dead bugs, dust and stains all over). They prefer spending money for organizing random community events (mostly kid-oriented) “drawing on the sidewalk with chalks”, “movie night at the community center”, “karaoke night”… If you’re working and/or are not interested in that kind of events, then it’s a net loss. - Most apartments are outdated, made with the cheapest materials and equipped with antique appliances. Mine hadn’t been remodeled for 30 years (easily): we had bald spots and gross stains on carpet (bedroom & living room), torn and stained plastic floors (entry space & bathroom) and windows that won’t lock properly… Upon moving-in our stove and oven weren’t working. Friends of mine living in the 800s always had plumbing and heating issues. Others had issues with the laundry machines constantly out of order. So, it’s not a specific of the apartment I got, overall most EH apartments are in a bad shape. - Walls are paper-thin and noise insulation is non-existent: We lived in an upstairs unit and could hear everything that was going on in the downstairs unit, even the sliding doors of the walk-in closets. With respectful neighbors you know when they wake up, take their showers, what music they listen to (even if it’s not loud), when they cook or when they are in the bedroom... With disrespectful neighbors you basically live in hell and can only rest when they are all asleep. I thought that insulation was better in University Houses apartments (units there are more expensive but look more recent than EH), however friends living there struggled the same way as us. - A few years ago, when management had to schedule work/maintenance in the building they would give us a couple days notice (for electric outage for example). Since 2023, it’s been very last-minute… We had power outages, water outages and pavement work where we got a notice less than 24 hours prior to the event (and I’m sure that most of those were not emergency interventions…). It can be though to organize yourself with such a short notice when you’re working from home, for example. The only things I liked in EH were the location, it’s in a nice area of town if you like nature (and have a car to run errands), heating in winter is good and internet condition is decent. I think it’s a decent temporary place when you’re moving from abroad and don’t have the paperwork to apply for regular apartment complexes in town. However, if you need a quiet apartment to study and/or rest when you don’t work hard, I feel like you should consider going somewhere else in the long run. I’m happy I moved to a new place and wish I had done that sooner, it’s a bliss to live at my own rhythm now and not having to suffer from my neighbors’ different schedules."
"A lot of graduate students and families live in Eagle Heights. People that were able to find a community here thoroughly enjoy the low cost and access to campus, especially those working in the health sciences campus. The apartments are affordable for their location and lack of competition in the area. They are unfurnished and don’t have sufficient ventilation. None the less if you are able to personalize the space it is a good and safe campus location."
"I have lived at Eagle heights for a year in the 2 bedroom apartment. Pros: * Fairly quiet neighborhood * Close to nature, great for running * Free use of laundry machines * Cheap price Cons: * Common places are not cleaned by uni housing * Far away from downtown and everything else * Old house with thin walls/floor (you’ll hear your neighbors) I would recommend to find a place downtown if you’re a student. But if you can’t, it’s a decent place."
"I used to live in Eagle Heights, but I could not stand and live there any longer, so moved out. I recommend to NO ONE to live here. The rent has skyrocketed for the past three years and now it is highly overpriced. I liked the environment there, but the apartments and the management are really bad. Even if you feel sick while living there, they do nothing and just say you are strange. The walls and floors are paper thin so you will hear what your neighbors are talking about and where they are walking. You may not want to hear the toilet flush sounds from your neighbors but you will. Some of my friends had piping problems, and the carpet goes wet for no reason. They said they do not allow pets, but you know what? Everyone says and knows that Eagle heights are pet-friendly. I do not hate pets, but my point is they never care about the residents. Even if you complain about some issues, they will never address them. And if you have any problems? You move out! no one cares. Just pay three months' rents and get out! or live with them. The leasing office has been very unhelpful. Especially, the director of the leasing office, Linda, was rude and nonresponsive. In most eagle heights units, the laundry machines are located in dark and musty basements. When I decided to move out, a washer was out of order. The basement was flooded. The drier made bad smells. And it was still out of order even after three months when I was moving out. Summary: Expensive and not worth living."
