"I lived at Valencia place from 2022-2023. In my (thankfully) brief time there, I grew convinced that this might be one of the worst apartment complexes in the area. Starting your day off with the sounds of the beltline coming through the cracks in the windows and patio doors that aren't properly sealed will quickly become part of your routine. I want to cover a few points below, none are positive for Prime Urban Properties: Management is quick to respond, but their answers are usually lackluster and often leave you with more questions than answers. How do I know they're quick to respond? Once I let them know I was moving out, they wasted no time booking THIRTEEN APARTMENT SHOWINGS from the moment I told them I was moving out, one week after another. PUP if you’re reading this and want to call my bluff, I’ve got the receipts. These tours are incredibly invasive as you can imagine. Complete strangers get a full tour of your apartment, and they made sure to go through every possible nook and cranny, opening every single cabinet, showing every part of the closet, every bedroom and bathroom. Completely violating your privacy, it’s an awful process. And then to do it 13 times? To say I resent the management company is an understatement. BLACK MOLD AND LOUD APPLIANCES. You read that right, while I was moving out, I checked one of the air handlers for the hallways (I’m an Engineer in the HVAC space). I saw that one of the ducts was cut open, probably from fatigue, and black mold was quite literally spilling out of it and onto the white wall. If that one small section was covered In black mold, I can guarantee the rest of the ducts were lined with mold as well, but I shouldn't speculate. I let management know as I was moving out, I’m sure they took care of it, after all, every tenant walks the hallways. I also have a photo to prove that. The appliances are something to write home about! They were picked out from the clearance section of a local appliance store. The washer and dryer stacked combo cannot fit large loads, so if you have comforters to wash, I hope you have quarters to go to your local laundromat! Also, when running at full speed, I recorded the Washer at over 85dBA. For those not familiar, that’s about as loud as a subway train, well above “Hearing Hazard” of 85dba. The kicker? Since the washer dryer combo are so small, you’ll need to do multiple loads. I also have recordings of this, with sound equipment measurements. Don’t get me started on the dishwasher. Moving on. I rented a 2 bedroom apartment, in which my fiance and myself lived in, no one else. We had 2 vehicles. you would think that a 2 bedroom apartment would be allotted 2 parking spots, correct? Wrong. You're still only allotted a single covered parking spot. have fun getting up every morning in the winter to move your other car to alternate parking to avoid tickets! Now, they claim that you can just add your name to the wait list for an additional parking spot, as there are a few. What they fail to mention (but conveniently told me on my way out) is that these extra parking spots are essentially "grandfathered in", meaning, if someone had it in their lease, the next person on that lease would have the option to keep that spot too, it doesn't go back into the pool for other tenants who have been waiting. All this to say that if you didn't get an extra parking spot when you signed, you're not getting another one any time soon, because who would give that up? I was paying $1645 for a two bedroom and I thought that was steep, so imagine the sticker shock I got when I got an email that rent would be getting raised to $2100. No thank you. I have more, but I think you get the picture. Do not move in here, and tell your friends and family to avoid this apartment, you’re better off paying a premium price at a premium apartment nearby, vs a premium price for the slum that is Valencia Place."
"Management is quick to help and friendly, but really these apartments are overpriced. Minimal amenities, and small outdoor common area that is kept up poorly...if you are going to pay 'luxury apartment' prices, look elsewhere"
"Don’t waste your time. I lived here and was excited to renew my lease when management decided a 50% increase for a 1 bedroom, 1 bathroom (way outside of market value) was the way to go. This building is way overpriced for what it is. No amenities besides parking and in unit washer/dryer. Not worth the rent they are charging. Save your money and look at other luxury apartments in the area."
"This property is well-managed now, by the owner's family, and is one of the cleanest, most well-kept, and friendliest properties to call home in the area. Located conveniently in downtown Middleton, the apartments are large, especially compared with newer buildings, and the management staff are amazing. Rents include internet, parking, storage, and amenities like a monthly breakfast, fresh fruit in the lobby, and events on the patio."
