"I have lived here for 6 months now. It's a luxurious building. You have a *coffee machine *conference room with comfortable chairs to study *gaming room with a pool table *Entertainment room with a kitchen and big screen TV for the events *A swimming pool (I hope it will be cleaner this summer) *Luxor safe for your packages *ATM * Well equipped gym The staff is so nice especially Natalie, Frankie and new member Micheal Maintenance is fast, they changed my AC motor in a couple of days and gave me a portable AC to use while waiting. The building is so clean and it smells good, so I want to thank Lucy for her amazing work. The prices are not cheap but it is worth it. And they increased the lease by 7% for the next year. There are 80$ entertainment fees including cable and WiFi and activities throughout the month, between Saturday donuts and parties and gatherings which is nice to know new people specifically when you are out of the State. **Other reviews talked about moving in and out fees and carpet cleaning and deposits, I will talk about this when I move out. But I think everything will be smoothly handled**. All in all a very pleasant experience and nice staff. It is as good as it gets."
"I love living at Riverwalk! I like the monthly activities provided on the calendar. Pizza parties, give aways, Saturday donuts, you name it. This place will definitely keep you busy if you want to be involved! When we first moved in, staff was super friendly and accepting! But then staff started to get replaced, maintenance also changed, and no one informed any one of this! There is a whole new office staff (also great and nice), but you would think to send out an email stating there’s new people being hired. Maintenance has changed the people who are hired about every other month. An email was sent out from the new hires that they’re going to be working there, but didn’t really get one saying that more people are being hired or that the whole staff was being replaced. Besides the lack of communication, the building is clean, the residents are sweet, and the staff is great. Would definitely recommend if you’re willing to spend a bit more than usual for an apartment."
"TAKING PEOPLE’S ENTIRE SECURITY DEPOSIT AND PUTTING IT IN THE LEASE IS AGAINST MINNESOTA STATUE. WRITING IN THE LEASE THAT TENANTS ARE RESPONSIBLE FOR CARPET CLEANING, MOVE OUT FEES, GENERIC WALL PAINTING AND HOLE PATCHING IS AGAINST THE LAW. I just won in small claims court (case number 55-CO-23-225, Britni Alatorre vs Riverwalk Rochester, LLC.) I retrieved every penny plus filing fees back without even having to explain and not to my surprise, Riverwalk did not show up. I wouldn’t either if I were them. Let me assure you, the building is nice, has lovely amenities, we loved our stay at our small one bedroom apartment with a top notch kitchen, gym space, yoga classes on the deck, heated parking, a pool, etc. Libby and Moriah (both who had become our friends I believe both resigned from this company as well) were the epitome of professional and kind to us and made our stay lovely. With this being said, I have made a one star review to highlight what’s happening here. Riverwalk, you cannot continue stealing tenant’s lease, then rebutting it with,“ Your lease states that we do charge a Move-in/Move-out Fee and that the Resident is responsible for the carpet cleaning. That is perfectly legal as it is stated in our lease and you signed it agreeing to the terms. It is also perfectly legal to charge for painting/wall damage for any needs above and beyond normal wear and tear. *** and the Maintenance Tech determined your apartment needed a full paint and other wall repairs, including repairs for nail holes, 30 Anchor holes, dings, etc. Based on your residency in the apartment for one year, the very reasonable portion we are holding you responsible for is what we consider above and beyond reasonable wear and tear.” This was per Frankie. I assure you, I have contacted friends there who still live in the building about this and will make attempts to pass it along as one day, guys, this could become a class action lawsuit. You already charge exorbitantly high rates plus parking. The people in this building are mostly very hard working medical professionals or others and most, with lots of debt. I did some guesstimating and with the high turn over of the building due to temporary medical fellowships, clinicals, etc you’re pocketing tens of thousands of dollars over time. Change your lease. I am sure your comment back to me will be something along the lines of what you wrote to Kia, the other one star review who took you to court and won as well,” We do feel you were billed fairly, based on the actual condition of the walls within the apartment, at move out.” But you are wrong, you lost, and I expect my money in the mail promptly."
"Summary: Be aware that you may be unfairly charged for expenses that aren't the tenant's responsibility as per the lease agreement. While Riverwalk offers a generally pleasant living environment with decent amenities, my experience with the complex took a drastic turn for the worse regarding the return of my security deposit. To my surprise, after vacating the apartment, not only did I not receive my security deposit, but I was also billed for an additional paint job. According to the terms in our lease agreement, normal wear and tear do not fall under the tenant's responsibility. The apartment was not in freshly painted condition when I moved in—there were existing marks on the walls and doors, which was reported in my move-in checklist. The attached review photos document the move-out conditions. When I received a letter demanding extra payment for the paint job, I immediately contacted management to inquire about the justification for these charges. Instead of addressing my concerns directly, the management escalated the matter by sending my account to a debt collection agency leaving me no choice but to seek legal resolution. I filed a case against Riverwalk LLC with the Minnesota Conciliation Court and was subsequently granted a judgment in my favor. Despite this legal outcome and repeated attempts to contact the management, I have yet to receive the court-ordered payment. If you've read this far and have any advice on how to recover my money, I would greatly appreciate it. Thank you."
"Dreamy. This was the best apartment I have ever lived in. Office staff have been extremely helpful. Lots of regular activities to socialize, snacks, pool and hot tub is beautiful and well kept. I had a skyline view with the sunset over the river every night (weather permitting), location is perfect. I love the coffee machine and conference room for my remote work. Heated underground parking was also nice among many other features here! Thank you!"
