"Overall, my experience with this apartment complex and INH Properties was very poor. There were random items discarded and left in the halls by tenants at all times. There was a ceiling leak in my unit that ruined my mattress (that INH refused to pay for), and it took about 6 weeks for the ceiling to be fixed, which made my unit unlivable and management very reluctantly agreed to reimburse me for only one months rent. The communication and timeliness while fixing the ceiling was very poor as I never had any information about the progress. The lease states that you must pay for carpet cleaning if living there for 2 years or less, and it also states that you must give a written two month notice when planning to vacate your unit, regardless of the lease coming to an end anyway. We did not realize this, so I was required to pay two months worth of rent for not even living there, and I didn’t get notified of the debt I owed until over a month after i moved out. It’s just a way to steal money from tenants because why would you require notice of vacancy if the lease is ending anyway?"
"This apartment is well maintained. Its property manager Julie Garcia is the best. She is friendly, professional and attentive to our needs. The maintenance guy is always present and is also very helpful. There is also a good practice among tenants where they share their used stuff to other tenants. Location is also within downtown Rochester which is good especially if you work in that area like me. Our unit is located at the back and is near the parking lot. The only downside is the noise from the train that usually passes late night. But overall, we had a nice stay in this apartment."
"Lived at civic square 7 to 8 years. Great management and maintenance crew. I was nervous about getting my deposit back because the amount of time I lived there and there were a few broken things I could have called maintenance for but didn't want to hassle. Got my full amount back of 950 and some change. It was so long I couldn't remember how much my deposit was. But I remember it was the same as my original lease per month. They hardly raised the rates the 7 years I lived there. If your looking downtown this your spot!"
"DO NOT. AND I REPEAT. DO NOTTTT live in Civic Square Apartments. They were awful to us and even though we paid the breaking lease fee they still charged us 1400 extra to pay the months we weren't going to be there. We paid a breaking lease fee of 950. Isn't what that is for? Not just that but we had carbon monoxide in our apartment and had to leave. Our smoke alarms kept going off so they kept replacing them instead of checking our monoxide levels. We had to call the police and fire department just to check our levels of monoxide. They gave us a new gas oven because that was excreting a ton of carbon monoxide, but the new one STILL set off our detectors. So we just couldn't cook in our oven the last 4 months there because of their almost deadly mistake. All in all, please don't make the mistake of living here. Also, I got into a huge argument with the landlord for trying to charge us extra by $2000 for cleaning and the extra money to move out even though we already paid. If this isn't enough for you to NOT live here, I don't know what is."
"Lived there for 2 years. The location is outstanding, and the rental rates are reasonable; Rochester doesn't have much multi-family downtown, and Civic Square meets that need quite well. Apartments are well sized, finishes and storage space are average, and the off-street parking spot and in-unit W/D were great. Only criticisms would be the on-site workout facility leaves a lot to be desired, and they could do a bit more in terms of community-building / planned socialization for the residents."
