"There's a lot to like about this place, but there's definitely some downsides too. To start, the building itself and the apartments are really beautiful, the history of the building was preserved pretty well. The location right downtown is so nice, if only downtown had a grocery store! Being able to walk to Canal Park and visit the different stores is nice. Now some of the negatives. It's fairly expensive, not much above average rent, but still not cheaper. What was really great was the near useless furnace. Even with plastic on the windows, during some colder nights, inside the apartment reached into the mid/upper 50s... The electric bills for this place are INSANE... one.. ONE! month was nearly $450 for a 2 bedroom apartment... It's criminal. I was able to get some help with our last electric bill from management, but it's still ridiculous. If the issues regarding the insane electric usage could get fixed, this review would probably immediately go from 2 to 4 stars."
"Genuinely the WORST place I have ever lived in my whole life and I have lived in many apartments. The rent sounds reasonable until they tack on about $200-$300 in random fees that most places don’t charge you for. Each apartment is relatively small and all the windows are covered in bird poop so you can’t ever really open your windows. Our apartment of horrors started the second we stepped foot inside. In the first couple of weeks our AC broke when it was very hot in August and the heater broke when it was -32º in December. Took them days to fix it and the best they could offer us was a small space heater. Also the windows are all broken and really hard to open/close. We had maintenance come in during the winter to insulate and they told us that it should have been done years ago before anyone lived here. Among the long list of things that broke is our washer/dryer (it's only 1 small unit and it takes 8 hours to do 1 small load). The closet racks had broken twice and the maintenance guy actually put it in upside down once and was very rude. Everytime we walked around the floor, our socks were covered in a black substance. Called maintenance about that and apparently it was just how the floors were gonna be. Our fridge had also started leaking and had to be replaced which also took forever and they didn’t seem to care. After a couple of weeks of living there, I walked around the apartment and stepped on a rebar. Instead of removing the nail or fixing the floor, they simply sanded it down. During our time here at this horrible apartment, there was construction (surprise surprise) and it started at around 7-8am which disrupted my sleep schedule but also many of my neighbors too. When I asked the manager about it (Ethan) he gave us three suggestions. Move out, get noise canceling headphones or find a new place to work (since I work from home). Also if you have a car, be prepared to pay because they advertise “street parking” but there is not a single area where you won’t get ticketed. So you are forced to pay $70/month per car just to park on a ramp so your car doesn’t get towed. The electric bill is also incredibly expensive ($300) whereas at another apartment I lived it was around ($50). The management acknowledges that it was very expensive (probably due to the lack of any insulation or being up to code) and they helped pay for it. But it was honestly the least they could do, considering how horrible this place really is. Overall these people will do anything and everything to squeeze every last cent from you. You can definitely pay the same amount in rent for a much better luxury apartment."
"Got into a one year lease with this place, because me and my friend were desperate. Very depressing over all. Not much space, the washer/dryer is awful and just wrinkles all of your clothes, lights will go out/blink for weeks at a time. Very shady business practices with how they do the lease and the parking garage also. Even if you are desperate to live in downtown duluth I would find somewhere else."
"The apartments here have a lot of character which makes for a really cool living environment. I also recently had issues with my fridge and the team here did a great job of helping me out and fixing everything in a timely manner. Great place to live!"
