"Lived here for two years from 2017 to 2019. Had a small studio (unfortunately not a lakeview side but way up on the third floor so away from traffic noise) and I loved it. There's a laundromat, storage units and an exercise room on site in the basement. No elevator though, so good luck getting heavy furniture up the stairs - or if you're in a wheelchair. Very conveniently located to nearby convenience and grocery stores and only 2 miles from Canal Park and about 1 mile from Downtown. Has its own parking lot in the back as well. The building itself is quite old but nonetheless clean and well-maintained and is heated with steam. Overall an excellent first apartment for a college student or bachelor."
"Loved living here. I was new to Duluth when I moved in here and feel like I got lucky with this one. Beautiful views of the lake, nice and warm with radiator heat during Duluth's frigid winters, problems within the unit were always addressed right away, non-street parking included in rent, awesome location (easily walkable to Chester Park, Lake Superior, restaurants/stores (Burrito Union right up the hill, grocery store right down the hill))."
"This is an old building built as a hotel in 1918 according to a local plumber. Poorly maintained prior to 2020 (steam pipes leaked water, made loud noises; roof and ceiling leaked in many areas). Central heat is old boiler; no AC. Building electrical system is two-prong plug in most units; not safe; limited 15-amp circuits in units and not breakers; screw-in fuses instead. Laundry room has just 4 washers and dryers for a 62-unit building. Unsecured, limited onsite parking. Street parking M-F is taken by hospital workers 3 blocks west. Little to no bike storage. Lockers in basement not monitored and not free. Snow removal in winter not great. Unit mailboxes not maintained well and in common area. New owners/mgt co trying to update but there is only so much you can do with an old building. Many 1-bdrm apts approximately 350-400 sq ft. Studios even smaller."
"I really had a great time here. I had the loveliest studio, very bright, spacious and quite. The onsite manager is the coolest! She keeps the building super clean and safe. I have not been there during winter but I didn’t have any issues finding parking spot in the Summer."
"Love this building and the management company! The groundskeeper, Lisa, does a great job keeping the place tidy! The laundry room is always spotlessly clean, which is unusual for a rental building. Also, the apartment was very clean when I moved into it. The on-site manager, Carolyn, is so nice and quite prompt to respond to maintenance requests! She seems very knowledgeable about repairs. Both individual apartment issues (like a drain backing up) and building issues (like an out-of-order laundry machine) have been attended to in a timely manner. I see her working around the building regularly. Between the two of them, I think this is one of the best-kept places I’ve lived in! Management [ShipRock]: Great to work with! The main office is close to the building. Very pleasant and professional when I showed up to sign my lease. Explained the terms thoroughly. Rent, maintenance requests, and copies of lease documents are all handled online through their tenant website. It makes it convenient and easy to keep track of everything! Communication between Shiprock and the on-site manager must be good, because a non-urgent maintenance request submitted through their website was responded to by Carolyn the morning after. It’s hard to find a good management company that actually takes care of things instead of just collecting rent. I’ve been very pleased with ShipRock, and definitely recommend them! Building: Cute and old-fashioned, but updated with modern appliances. Real plaster walls and thick, older carpeting in the hallways and stairwells mean less noise is transmitted from other apartments. Good for people who like a quieter living environment. I’m a student and a light sleeper. I haven’t ever been disrupted in the nighttime, or while I was trying to study. Building doors are consistently and securely locked, as well as monitored by security cameras. Building seems very safe. Parking: Off-Street, non-assigned parking is available in back. Community: Really lovely mix of all kinds of people, with many families and long-term residents. Located in the East Hillside neighbourhood, which is also a nice scramble of everything from students to working professionals to families. Location: Prime! Grocery store- two blocks away. Pharmacy- one block away. Hardware store- one block away. Liquor store- four blocks away. Three block walk to Burrito Union or the Duluth Rose Garden! I can see Lake Superior from my window, which is lovely."
