"Unfortunately I can’t give this place a good rating because of the health and safety violations that occur pretty regularly. Versailles Apartments don’t seem to have a decent plumbing or piping system. Every other day we have sewage water with large fecal chunks seeping into our shower. Our toilet flushes when it wants to. Due to a leak that took place under our apartments, technicians came into our unit to open the wall to get to the piping system and now we don’t have access to our washer/dryer and dish washer and there’s a gaping hole in our wall with exposed pipes. The office told us this would be on Tuesday 2/6 but no one came to fix it so that’s another day of no access to our washing systems. Usually when we don’t have access to our toilet in our apartment, the office will leave the lobby bathroom locked from residents even though the sign says “bathrooms are for residents”. When I brought these issues up to the office and stated that it’s a health and safety hazard at this point and we would like to move units, they told us we would have to sign another lease. Unfortunately we have no other choice but to file code violations against this complex and contact the LA Housing Department along with reporting this to corporate."
"【make sure you check the window carefully because the leasing agent will not disclose the defect to you.】 Initially I liked the floor plan of Versailles because their bedrooms are larger than others, but my only concern was the noise level bc it’s next to the highway. In room tour, the leasing agent expressly told me that their double layer window guarantees noise free living place. However, since my move-in date (10/22/2023), the window cannot be fully closed. The leak was small, but the noise level was completely different comparing to the room with 2 non-defective windows. Wind also comes from the leak. I asked for maintenance for 3 months. And the communication between office staff and maintenance staff are ineffective. Every night I suffer from noise by the trucks and motorcycles. I have to wear ear plug every night to fall asleep. On 1/26/2024, the manager finally came and told me because of the change of frame (I guess the building was too old?), they are not able to fix the problem and gave me a thing to lift the window up. However, the thing doesn’t help, either. As you can see in the picture, the window still cannot fully closed. I got to wear ear plug for the rest of my leasing period. Just upset about paying $3k for a defective room. I’m sure I’m not the only one suffering from the defective window. So, make sure you check the window carefully because the leasing agent will not disclose the defect to you."
"This apartment building located at 23100 Avenue San Luis in Woodland Hills CA 91364 is a total joke. So is the parent management company Equity Residential. We have had nothing but problems and a Anightmare of an experience since we moved in. The apartment was not ready on our move in date (carpet cleaners were running behind. The next day we cam e back and the carpets were soaking wet and smelled and still today are not totally clean). Our dishwasher didn't work, we had and still have leaks all over the building as well as in our bathroom. The elevators are constantly down and unusable. Parking isn't great and no option to purchase additional. If you have more cars than spots given to your unit good luck on the street. Every Monday is street cleaning also so better not be there or else you will get a ticket. Seen it already. We have made multiple attempts to get assistance from the Staff here (who if course aren't here Sundays and Mondays so you can't get help those days either) who pretty much have told us well it's an older building you should have known when you moved in. The sauna amenity is broken and unusable. And the cherry on top, today Christmas eve 12.24.2023 someone pulled the fire alarm or it accidentally went off and was blaring a high pitch tone for over 10 minutes waking up my wife and daughter. Merry Christmas to us. The worst part is we have tried appealing to the managers and staff on site to no avail or benefit to us. I'm really and sadltn/unfortunately very unhappy and don't wish this place in anyone looking for a worry free building. Best part is it's at least close to everything. Maybe others have had a better experience but this has been ours so far for the first 2 months. Let's hope it improves and I can re review."

He was a step beyond professional, not only outlining everything for me very thoroughly, but also adding a layer of honesty and transparency that is often lacking in these types of interactions. He answered all my questions, and took my needs into consideration, all while maintaining a positive, welcoming demeanor and a great sense of humor. When I received the notification that my application was approved, he was also right there reaching out within minutes to congratulate me and fill me in on next steps. Overall, its been a great experience so far and I look forward to my time at Versailles."
"From the moment that I came to look at these apartments to potentially move in, I was helped by Xavier at the leasing office. He was very professional and completely transparent with me about what to expect and worked with me on finding a unit that was suited for me. The following weeks when I applied for the apartment, got approved and began the process to get everything set up to move in; he was very prompt and thorough. Considering what a large property this is and how busy they can get, he was on top of it. Any concern or question I had, he followed up within the same day and had it addressed. His character is very kind and considerate and that helped so much during this process. I was extremely impressed with his professionalism and just how much he did to go above and beyond to help me get moved in and address every question I had. On top of the amazing experience I had with working with him, the unit he helped me move into was absolutely beautiful. It was in very good condition and there were some small concerns but when I brought it up to Xavier, it was taken care of THE SAME DAY! I am soooooo pleased with the quality of service Xavier gave me. I would highly recommend that if you move here to work with him. He’s amazing!"
