"I’ve toured and visited this property and throughly enjoyed it! The property itself is absolutely beautiful and the tour was engaging and fun, definitely recommend touring with Tanushri. The grad seems like a very nice place to live. The office as well as the property was very aesthetic."

"I have to get this off my chest—this place is an absolute nightmare! From the moment I stepped in, it's been one disappointment after another. First off, the maintenance is practically non-existent. Elevators? Forget about it—they're always out of order. And don't even get me started on the trash system—it's a mess! But it's not just the lack of upkeep that's infuriating. The staff and management? Total joke. They couldn't care less about residents' concerns. Parcel deliveries are a joke, with delays galore. And maintenance requests? They close them with some random excuse without ever fixing anything! And let's talk about the leasing office team, especially Lupita—rude doesn't even begin to describe them! I have to practically beg for my own parcels, and forget about cleanliness—it's appalling. The place is a breeding ground for germs, and they have the audacity to fine residents left and right for every little thing! Oh, and did I mention they assigned me a room without even letting me see it first? Promised me a fully furnished space, but it was barely half-done! There's disgusting stuff stuck to the ceiling, and they won't lift a finger to fix it. Honestly, I've had it. This place is a disaster waiting to happen, and I wouldn't wish it on my worst enemy."

"No maintenance service at all! Even after I required it 2 times had received a confirmation email, they just closed the request without any repair action. The dishwasher doesn't work. Blinders are falling down. Outside windows are covered with dust. The gym equipment is broken. Yet, the inside delivery service always delays more than 2 or 3 days to give you your stuff after the package is delivered. If you move here waiting for a “luxury” experience! Forget it!"

"Absolutely horrible place to live in! Very unsafe and noisy. -Elevators never work so if you live on the top floors you are screwed. -Staff unhelpful and unprofessional. -The facilities are dirty as there are way too many people always having parties at the pool/hot tub. Lots of noise at every hour of the day. -Instead of providing me with a receipt for "damage" charges at the end of the lease term, they just sent it to a collection agency and BTW, they over charge for everything! -They made no effort to work with us during COVID so we ended up stuck paying a full year of rent even though I never lived there. Only positive thing is that it is right across the street from campus. Do not fall for this place, they lure you in with "special" deals but there's nothing special about it."

"The Grad has definitely been an experience and not the best one. Now you’re probably confused on why there’s so many positive reviews within the past 3-4 months with a couple 1-2 star ratings. That’s because the grad does giveaways and has residents leave a review to increase their ratings so don’t be fooled. If you have a chance to win prizes, it’s an incentive to leave a positive review. Now, I’ve lived here ever since they built the building and since they weren't finished with the building before everyone moved in, things will always break down so understand that. I’m referring to elevators, unexpected water shut offs, the garage door, and caved-in ceilings. I’m already expecting someone to respond with “all elevators are currently working and our garage door has been fixed” however how long did residents have to wait for those things to be fix? And the most concerning problem is when will they need repair again? The staff are excellent at deflecting everything that comes their way and I get it, that’s there job, but I just want you all to be aware of what you’re signing up for. Be prepared to take the stairs a lot during the school year because there will be atleast 1 elevator down every two weeks(this was my life for 3 years). In regards to security, the Grad is a hot spot for SJPD. One person died in the building after getting shot my first year, people who don’t live here threw a Lyft scooter threw the lobby window, and this year, someone was shot across the street and ran into the grad. The building was on lockdown and I was stuck outside until 3 AM. People walk in freely at night when they have multiple people accompanied by them and security sits there and watches them. No place is perfect, but for being advertised as “luxury living” is outright wrong to people who have no idea what is to come. They do have giveaways, snacks that they handout, and breakfast, however I’d just like having things that operate efficiently on a daily basis instead. So my advice is proceed with caution, read through the lease with your parents, know the risk, and make the best choice for you. I’ve documented everything with pictures and videos so I’m more than happy to share with anyone so there’s complete transparency."
