"I was given a tour of the Element 79 Luxury Apartment complex and available units today by their Leasing Consultant Max D. He was courteous, professional, and had a strong working knowledge of unit specifications and lease options. Great employee!"
"1. Expect to pay 200-300 more a month for all of the add-ons that are not optional. Some make sense like your apartment's water, hot water, and sewage. Some are silly like "smart home fee", property water, and the trash pickup. It's a mix, but be ready to budget that in for your monthly payment. 2. When their online payment portal is dysfunctional they will still expect you to "figure it out" and pay them in person. So if you travel out of country at all, you could really get screwed. 3. Not the buildings fault - just a consequence of living on a property with high density dog population. Our dogs have gotten sick living in this building a number of times and I've seen many other dogs exhibiting similar symptoms on a regular basis. If you have an elderly dog, this is not a safe place for them. 4. The folks in the leasing office have a poor understanding of the building processes and subsystems like door access, how to create work orders, portal payment, security system, HVAC, WiFi, Parcel lockers, etc. It's very annoying. Recommend getting a PO Box especially, the mail room is always a cluster. 5. The property is ran by an external company that does a very poor job of communicating with tenants (I'm guessing and the leasing office folks too). Leaving tenants in a lurch. 6. Because of 4 and 5 there's no accountability anywhere. 7. If you expect to stay more than 1 year, don't. They will increase your rent so much for your unit that it makes more sense to switch to another unit (might be better, might be worse, might be in a different bldg, who knows?) Something about how the property management company calculates rent. It's annoying and leads to a lot of turnover because if you're hiring movers anyways... well... Bottom line: if you have money to burn and (really, REALLY) like the location - great. Otherwise this place makes no sense for any rational person. Amenities are mediocre, services are poor, you can pay a much cheaper price for the same thing anywhere else in the area. You can pay the same price for a nicer setup in downtown Sacramento."
"Staff was very accommodating, however several demographic details were not shared and they had trouble procuring a sample lease."
"My lease was only for 10 months and I didn't get much sleep the entire time due to noisy neighbors. I realize there is going to be some noise due to close living conditions but the upstairs neighbors were beyond what is reasonable! Maybe the building was not built to sufficiently absorb the noise. Whatever the reason, it was a constant irritant."
