"It's quiet and nice, I like the gardens and roses. The staff is very kind and any time we had issues they are quick to resolve it. Very reasonable place to live. The only thing is parking can be tough sometimes. At this price point it's a very nice apartment complex, you won't find anything nearly as nice for the same amount, and especially in this neighborhood."

"Gave them 60 dollars and did rental application for the townhouse for 1600 a month, left messages because we didn't hear back for 2 weeks and they never called us back on our status. This place took our money and probably didn't even run our application. We even checked with all our references and no one was called for infomation. Do not fall for this SCAM!! Disappointed and unprofessional, we were actually really excited to apply at first."

"These are adorable older apartments. Its bigger than it looks (the complex) and they have 2 pools. Parking is tight if you're a visitor. I get a spot in the parking lot maybe once out of 5 visits or so. They keep the grounds nice with lots of heirloom roses, yummy gardenias and the ever present geraniums. They are affordable and you might have to chase the manager for repairs, but overall they are nice, quiet and peaceful. They get an occasional rooster from Fair Oaks village-- they are huge!"

"I have been here a few months and been very happy so far. The management and staff have been very helpful and very friendly. The property is well maintained, especially the pools which have been a life saver this summer! There are a good mix of people living here so I can't understand the negative racist comments. The rent is great value. This is Fair Oaks, one of the nicest areas in Sacramento, I don't think you'll find a better deal anywhere else. Sure there are nicer/newer apartments but you'll pay way more. Overall the complex is very quiet, I haven't heard any loud music or parties since i've been here."
