"We lived for one year and it has been a wonderful year! At first the bad reviews were frightening. But all the staff were friendly and helpful and quite efficient. We loved the pool, the clubhouse and the courtyard. At the end of semester the management prepared food for students, which was rather warm. The kitchen was a bit old though, but was acceptable."
"Honestly, despite some bad parts to this community, I do think Parkside is a great option to consider especially given their recent and ongoing renovations. I know people complain about the security deposit a lot, what I say to that is document and take pictures of everything. They give you a move in sheet when you move in, literally write down everything to the dust in the window sills - which, yes, they did try to charge me for LOL I do think there is quite a lot of exaggeration when it comes to the security deposit situation but, in my opinion, Parkside has been more difficult and strict when it comes to deposits. I've almost always gotten a full deposit back from every landlord or property manager I've rented from and Parkside is the only exception. Of my $500 or so deposit, I only got like $80 of it back because of utilities they charged me. If I didn't literally write "window sills were dirty and one of the screens has a small scratch" they would have literally charged me a cleaning fee and for a new window screen despite the fact I had only lived in that unit for 8-9 months total and it was not a renovated unit. My second, larger complaint, was that there were cockroaches (or "water bugs" as the office wanted to say) inside my apartment despite how clean I left it. I have caught multiple cockroaches inside my property, outside my property (literally chilling on the stairs), running around in the parking lot, etc. If you have roaches, admit it and take care of it (which I do think they're trying to do) and don't gaslight me into thinking they're not roaches lol. I have hella photos and know for a dang fact those are roaches and not "water bugs" lmao what. To their credit, they do have weekly bug spraying and they reacted quickly, sending the pest control person to my unit. My hope is, they can settle this issue as they continue upgrades I stayed here in 2020/2021, so my rent was probably cheaper than average and I got free parking. Even though the pool was closed the majority of the time I was there, the last two months it was open and nice to use - though dirty. Never used their gym or study, lounge area. Laundry room was cleaned often but the machines themselves were nasty - washers smelled really bad because they weren't maintained well. Apple pay never worked on any of their machines the entire time I was there but do take regular cards for payment They have night time security car that drives around, but overall, I felt very safe in the community and general area. There is a random street behind the complex, that parallels the train tracks, where a few cars and RVs park out"
"This community was an extremely beautiful, well kept and peaceful. Everything was so beautiful that I felt like I was at a resort. The office staff was extremely accommodating and friendly also. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . Kendra was especially helpful in assisting me throughout the leasing process. The grounds and facilities are kept clean every day by friendly courteous workers. It could not be better located and was amidst a lot of shopping, restaurants, transportation and schools. It offered amenities that most communities did not. Parkside Apartments is a great place to call "home". The pool area is lovely. I could not feel safer anywhere else....a beautiful neighborhood with parks and trails. The other reviews are highly misleading and my experience at Parkside was nothing short of exceptional."
"IF YOU WANT YOUR DEPOSIT BACK DON'T RENT HERE! The office is very disorganized. I moved out on 9/6/21 and they are supposed to have your security deposit refund to you in 21 days after moving out. I just TODAY (10/15/121) in the mail got a letter from them informing me not only will I not be getting my security deposit back but they are CHARGING ME $369. I left the apartment spotless and patched the small pinholes we made in the walls myself yes they are charging me $450 to paint the apartment, $25 for carpet cleaning (even though we left no stains and I shampood the carpets myself the day we left!) and $152 for an apartment cleaning. I have WORKED at apartments and we gave full refunds of security deposits unless you caused damage. Cleaning and painting the apartment between tenants was routine and did not cost them a dime. In addition to these unexpected feees they were charging us late for city utilities. I am happy to pay my city utilities but they should've been charging me monthly so I am not paying June-Sept w/s/g at once. They also should've made my security deposit enough to cover regular cleaning. I left the apartment undamaged and spotless there is no reason they should be charging me over $300 and to top it all off they got me this notice late and expect me to pay it by Nov 1st. Not everyone can budget for an unexpected $369 in two weeks."
"THE SECURITY DEPOSIT WILL BE CONSUMED FULLY NO MATTER WHAT. ADDITIONALLY, EXTRA MOVE-OUT PENALTY SHOULD BE EXPECTED! I am a resident lived in this apartment for a year. We tried our best to keep the apartment clean and not destroying anything. But when moving out, the manager still considered our apartment is in a "very dirty" condition so need to charge the cleaning fee. Before moving out, they provided the statement to provide contact info if we want to participate in the move-out inspection. But actually no one contacted me. We negotiating the issue with the manager after the inspection, they said "oh, if you turn in the key, that means you waived the right to participate. We are sorry the paper is confusing and that should be correct". We also been charged for additional $230 penalty as they consider 4 tiny little scratches on the kitchen counter-top is unbearable after a year of use. They say those aren’t normal use, scratches will only occur after 4 or 5 years of use. The reason they charged to replace the counter-top is want to have the apartment in a "perfect" condition for the next tenant. But when we move-in, the sink is jammed, the shelf of the fridge is broken, and multiple shelf doors are dropping. The manager told us sorry we didn’t make it perfect for you guys but I am not the manager when the time you guys moved in. Quick advice, IF you are going to live in this apartment, try no to cook, not to have any furniture, or simply, don’t live here."
