From the initial tour to the final move-in, Maryvic was professional, courteous, and helpful throughout the entire process. Firstly, I was impressed by the cleanliness and well-maintained appearance of the apartment complex. The apartments were spacious and well-equipped with all the necessary amenities. The thoughtful inclusion of an EV charger, complimentary of charge, was particularly impressive and greatly appreciated. The community area was also well-maintained and offered a peaceful atmosphere. "aka: Harbinger Yuck Lecherous Apt! Dog Poop everywhere & if you complain or report to the Mgmt Office; they tell you to go find out who it is & where they live. I've worked as an executive for one of the most well-known co. with over $300 billion in residential prop assets. The operations & mgmnt here are inept & dysfunctional! This review applies to dozens of residents I've spoken with, including another who is new to the community like me. Those who chose to stay here just don't want the hassle of moving or it's a part-time residence like my neighbor below me, I'm on the upper unit facing the Swamp. Everything I'll be mentioning has documentation & lease agreement. I needed a place quickly for professional reasons. I was assured of a move in ready date after I placed a deposit. I had passed on other properties in other communities that rented out quickly. Instead: I had no place to go because my apt would not be ready & spent 2 weeks out of pocket at a hotel. I signed with a garage, but I didn't get a garage. Worse- within a week, I'm told I'll also lose my covered carport to construction that they didn't tell me in advance. So now I'm walking 100 yards due to limited available parking & no garage with groceries & work equipment. My renovated unit, which I checked out for 7 min, appeared really nice except the horrible carpet. Within a few days, my unit developed a dozen issues. I haven't had safe & available parking for 3 mos. The construction has been terrible & it started 2 weeks after moving in. About half the residents don't pick up after their dog. The lawn smells on sunny days. I was assured by multiple staff members that smoking in units or near the buildings are not allowed. Yet some trashy people do & it enters your unit. INCLUDING employees who have been working on recently vacated units. It's a serious goddam harzard because there are no fire escapes & no one should have to breathe & smell someone's cigarette smoke; especially from a property staff member & some contactor they hire. Including they often play loud obnoxious rap or latin music. Which affects your "entitled & legal quiet enjoyment" and your work if you are home based like me. I've literally spoken with dozens of current residents here & they have no respect for the property manager & admin staff. It takes them weeks to months when taking care of a safety issues; I've never experienced anything like that. The security gate locks are always broken or your keys get stuck in them. I love Rottweilers & Geman Shepards: but there are about 6 here that are a potential danger to people & other dogs. They're that aggressive & their owners can hardly handle them. The owners of the property are liable btw especially since the management knows. (All of the rescue Pit Bulls are really sweet btw). If you have a nice dog I wouldn't recommend living here including reasons mentioned above. Most of the small dogs here are overtly loud & very aggressive- Yappy irritating dogs. It's the owners fault, not the dog.The dog poop is a serious health problem & you'll step on it. I have a service dog with a badge for some of my work. He's mellow & never barks. But it's infuriating every time I take him out because of dog poop everywhere & aggressive, yappy frckn lil dogs. Especially the Rotty's with terrible owners. It's dangerously too dark at night, inadequate lighting. You have morons with loud exhaust & play heavy base that's so unnecessary as they drive fast. We all work long hours & have to get up early. The appliances are cheap & the washing machines are louder than the garbage truck, I've even played a video recording in front of office staff. They breached & haven't honored any of the agreed covenants since I've moved in. The Prop Mgr. is new, but just as useless the the one before, I'd replace half the admin staff. obvious criminal elements within the community, abandoned vehicles, dirty sticky sidewalks! Law Enforcement is often called. Pros: pet friendly but not friendly dogs except the pit bull rescues."
"Harbor Oaks Luxury? It's more like Harboring Gross Lackluster Apt! These photos are recent, btw & they're not decor for Halloween, but they're definitely ready. Most Prop. Mgmnt in Sacramento are so bad that the measuring stick expectations are kept at a low standard. This place is no exception. The Prop Mgr. & Admin staff are great at deflecting & ineptitude. The "only" positive reviews are residents who became friends with the staff or it was their first apt, so their expectations were low. Their are those that have lived here for many yrs & others who renewed their lease; I've asked many why they stay & it's the honest answer as to; it's a hassle to move & I work in Gov. with our office just 3 mi downtown. The lighting (if they work) are limited & it's dangerously dark when walking around. Pro's: dog friendly, washer/dryer, dishwasher, fireplace, near the airport & downtown, the river, outside dog shower, trees, the pond (gross & it's not a lake), gated, assigned carport or garage, etc.. Con's: if you have a cool & chill dog, this is not the place for you. (I have a cool dog), most of the dogs are exhaustingly yappy & aggressive towards any other dog. There are a few Rotty's & German Shep that are crazy aggressive. I love both breeds, it's the owners ineptitude. - the Dog Poop is everywhere & it smells during exceptionally hot days. Half of the dog owners don't pick up after their pet. - a dozen residents recently had complained about dog poop & stepping on them. The Prop Mgr. & Admin staff will reply; find out who it is & where they live. Instead of sending out email notifications or taking an even more proactive approach. but they'll send out email blasts about Halloween decor & Food Trucks that serve Lobster (nothing like fresh Lobster caught in um Sacramento. It's a new Prop Mgr, but it's all the same, no result or help department. I love ducks, but the poop from them & the geese are everywhere, & they don't power wash the sidewalks, ever! and they should The appliances are cheap & the washing machines are terrible. You can't use fireplace, not allowed. Its supposed to be non smoking. The staff smokes outside of units they're working on after someone moves out & they usually playing loud rap & latin music; as you are WFH professional trying to have a Teams meeting. Some residents smoke out on their balcony & you know where all that smoke goes, into your unit. They can't get the locks to the gate right! It's often busted because it's cheaply made & often your keys get stuck. The autonatic gates open & close way to slow, especially on the Gateway side. Anyone or any thief has easy access anyway. The criminality on the River Plaza side of this community are prevalent & pervasive! Abandoned vehicles in parking lots & and their construction contractors take up all the closer parking spots during the day. Why are they allowed too? They're not paying $2100 to $2500 a month. The sidewalks & walking path to your unit are too narrow, often sticky in places & the lighting is dismal. No one checks the property at night to see what lights are out, they rely on the residents to report. The storage is a joke! (I moved here at a quick glance, I was on a lunch break & was about to start a new work project) Most of the residents are nice & you'll know from the first week who to not acknowledge. The yappy lil dogs are some of the worst! The poop everywhere is really vexing. Like anyone would swim in that swamp for them to even require a sign; I mean look at the photos. They can't even keep the entrance lamps not looking like out of a horror movie. The trees are too overgrown & there are too many dead grass patches. The maintenance guys are great but their shoes are usually dirty & they don't take them off when they enter your unit. The contracted cleaning service for the lake pond is just sad & inaffective. Don't be fooled by first glance. This place is dirty, poopy, cheap gate locks, inept admin staff, a fire hazard, yappy lil dogs everywhere, it needs trash receptacles!"
