"HORRIBLE place to I highly recommend to look elsewhere before signing a lease. They call themselves luxury apartments yet that is complete opposite. There is a huge homeless issue where homeless people are constantly walking around and get into the elevators and wander around the floors. Our neighbors even had a ring camera and caught footage of a homeless person at 3'oclock in the morning trying to enter into peoples homes by turning the door handle. The had people drugged out laying on the floor of building entrance looking for food/ money. People camp out over night in their cars parked on the side and not to mention they are offering homes to lower income families but have the audacity to continue to increase the rent for existing renters (UNETHICAL). If you work remotely don't move here as there is constant construction going on throughout the entire day. They have been working on the pool area for over a YEAR now and still going. The place is dirty the buildings exterior is dirty they never power wash it. There is nothing luxury about this complex at all!!!! They slapped a new paint coat over top to try to attract people but they are never solving the real issues."
"We moved out of Promenade in September after living there for a year and a half. We really enjoyed our first year there and remained excellent tenants throughout our time. Yet, upon moving out, we received the move out statement with an amount OWED of $61.24. After all kinds of ridiculous after the fact cleaning fees (which were already covered in initial rent), they still charged us this amount AFTER keeping our full deposit Any kind of moderate rain over our year there caused a spot in our ceiling that eventually turned into a heavy leak. This was dubbed so serious that 3rd party vendors had to come in and completely gut our living room ceiling to fix it. This caused us to be without the use of almost our entire living room for at least 3 weeks with delay after delay (See attached photo which shows a containment structure that took up 3/4 of our living room). Basically, we lost a ton of square footage for 3 weeks and still had to pay for all of it. In the hottest part of the summer, our A/C unit went completely out, which we understand can happen, but once again, delay after delay caused us to be without A/C for 2 weeks. It got miserably hot, and we had to call the office multiple times just to get a portable unit up to us (My wife was also pregnant at the time). Our time there came to a very disappointing end with these frustrations. We didn't even ask for any kind of reimbursement for the lost space or severe discomfort in July because of the heat. Yet they still felt the need to unfairly gouge us for $60 more dollars. I know running a complex like this isn't simple, but the lack of communication, poor handling of fees, and general disregard for really good tenants is reason enough not to go back."
"Approaching a year living at The Promenade and definitely going to renew my lease. Overall it’s been a great experience. The complex is always improving the common areas and keeping things clean and well landscaped. Maintenance requests are always answered within 24 hours and when an outside vendor was needed for my AC once, they scheduled and handled everything. The trolley stop is very convenient and they hired a new patrol service for extra security. It feels very safe here and management always seems receptive to suggestions/concerns from residents. The community is nice and my building/floor is very quiet. Highly recommend!"
"Title: Mixed Experience at The Promenade Rio Vista Apartments I've been a resident at The Promenade Rio Vista for two months now, and while there are positives, some concerning issues have impacted my overall satisfaction. One major frustration has been the security of packages. Parcel locker thefts have occurred, leaving residents like myself uneasy about the safety of our deliveries. USPS mail has to be picked up at the post office. Even my bike, secured on my patio with a lock and chain, fell victim to theft, highlighting security vulnerabilities. Additionally, the presence of individuals with questionable backgrounds, coupled with poorly managed pets, has created an environment that feels less secure and controlled. There have been instances of unruly dogs and even witnessed multiple drug deals in the gym and water fountain area, raising safety concerns. The inside of the apartments looks nice, but you can tell they were in a rush to get them rented out. Makeup in a pig type of fix. The building's security features, requiring RFID tags to unlock doors, seem promising. However, the effectiveness is compromised when residents leave doors propped open or allow unauthorized individuals to enter freely. On a positive note, the leasing office staff has been friendly and accommodating. Unfortunately, the same cannot be said for resident services, who often claim helplessness in addressing these security issues. It's perplexing that while some concerns, like smoking within 20 feet of a door, prompt immediate action, more severe security matters are met with a dismissive attitude. This inconsistency in response leaves residents feeling neglected regarding safety and security. In conclusion, while the leasing office employees shine in customer service, the security lapses, pet-related issues, and inconsistent handling of resident concerns have left me with mixed feelings about my experience at The Promenade Rio Vista Apartment complex. UPDATE November 13, 2023: A community manager contacted me to discuss some of the issues expressed in the original review. She mentioned the mail issues would be fixed within the next few months. A new security company was recently hired to help with some security issues. I’ll give some time for some of the issues to be address, and will update if they do."
"I will be updating this Review frequently to ensure everyone is aware of the potential security threats & lack of resident care surrounding this place of residence and how Sares-Regis is doing nothing to address our concerns. Residents please feel free to reach out to me with any photos or concerns you might have, as a community we have the right to protect ourselves. 10/27/23 UPDATE: Woke up to no water pressure, barely even enough to flush the toilet or take a shower. The water dribbles out of the shower head, 0 heads up from the property that there was going to be any changes to the plumbing in the building. Went to the pool to use the outdoor showers / lay by the pool and it was completely drained as a "Remodel" project started today, again no heads up that the pool was going to be inaccessible today. Trapped outside from the caution tape and the door not working into our building. Called over a week ago to have this looked into and their response was "You have to lift up on the door, pull the handle up and pull hard to the left side to open the door." In what world is that the solution for not being able to access your place of residence? 10/6/23: Graffiti all over the bathroom walls at the pool, again due to lack of security - multiple transient persons charging their phone and bathing in the hot tub / pool. I call to inform Resident Services and they send over a maintenance person that does not ask the to vacate the premises, they just start cleaning the grill. 9/17/23: I've watched 6 non residents bathe in our pool within the past 2 weeks. It does not matter if I call "Resident Services" or not, we still have no sense of safety or security. This is not the Promenade Rio Vista Property Manger's Fault - this is SRG Residential group not taking our safety seriously and making us need to flee our homes. 8/14/23: I arrive home to a security company replacing doors to access the building, not even 10 feet away is 2 transient / homeless riffling through the trash bins. Maintenance employees of the Promenade are pushing their carts another 20 feet away from this.. Yet they say/do nothing. No Security, this property is not safe, not even sure why our cars are behind a gate. 8/13/23: Went out early to lay at the pool to find 2 transient / homeless people taking showers and charging their phones. A Maintenance staff was there cleaning the grill - said nothing to these 2 non-residents. Later the Resident Services staff informed me that someone else brought up the concern and that someone went over and asked them to leave, no such action occurred. The 2 spent over 30 minutes using the outdoor showers and charging their phones. No Security, this property is not safe. Top priority: We need 24/7 security for each building. The amount of apartments that are occupied by homeless that walk around and knock on residents doors, to survey the vacant units, and then take possession in the middle of the night when we are all sleeping - is unacceptable to say the least. I understand the homelessness crisis is a very real situation - However, a lot of the neighbors here are calling the cops daily and are frightened walking to and from their cars into their home. That should NEVER be the case. I now have to carry mace with me and be on guard at all times as their have been many moments I've watched transient people hop the fence into the garage, many neighbors vehicles being broken into and much much more. Updating the fob system was totally unnecessary. Doors are now completely broken. Twice I was trapped and unable to get back into my home until the leasing office opened, that also should NEVER happen. We have neighbors that are nice and hold the door for individuals - so updating a fob system has had absolutely no decrease in non-resident entry. The transient situation is so bad here that the USPS has deemed this property unsafe to deliver mail to."
