"I lived here for 6 years. Initially it was great. Cheap rent, quiet neighbors. After moving into a two bedroom, the manager failed to give me an itemized list of deposit deductions from my first apt after saying "it looked like no one had even lived in it." Then when I went to move out years later I find out that she "used" over $200 of it on my last place. And repairs are done in true ghetto fasion. Painting directly over mud with no sanding or texture, fabricated braces for garage repair and constantly having to have electric and plumbing fixed. Not sure how she figures out repair prices when its never done properly. Now a month after moving I still haven't heard from her (21 days by California law). She knows it's not worth me spending thousands to get back a couple hundred dollars so she will steal your deposit even when the place is in good shape. Also over the years the standard of tenant has completely dropped. A bunch of thugs and gangbangers. Don't leave anything in your car, it will get stolen. And forget quiet neighbors. The train is bad enough, but these people seem oblivious to the fact they have people living around them and the manager keeps moving more of them in. There are much nicer places for just as much in the area (rent here is constantly going up unjustly), where the manager screens tenants, they have better appliances, adjustable heating, proper maintenance, and a pool that gets cleaned. Don't even bother with this place."

"The owner of Pine View has turned this place into a slum dump. All the foliage is dead or dying. There is no grounds maintenance. The apts are in disrepair. The security fencing on the railroad side of the property is being held up with 2x4's propped up against it and jammed into the ground while the privacy fencing for the apts is rotted and strewn with sheet metal screws that stick out past the boards so anybody walking by can rip their hands and arms on them, and the owner has propped up the fencing with pallets. It looks like one of those shanty towns in Bogata Columbia where the drug cartel forces there workers to live. Trees have broken and/or fallen over and just left to rot with the rest of the property. We can't even complain to the slum lord who owns this dump directly, because his identity is being guarded like it's a state secret."

"If you are prepared replace constantly raising the rent each year this is the place for you. If you want a place that has no real amenities the only one amenity really is the pool. This is a place for you but let's look into the pool. The pool is dirty there are dying trees all around it. All of the grounds in the roadway within the apartment cracked not sealed or repaved. There aren’t any AC units in any apartments. Many of the apartment complexes neither electrical outlet’s replaced. The electrical post out on Street is clearly holding up the sign for the apartments. It's managed by a couple can Barely get around the apartment complex they need help. Your kids aren't allowed to play outside at all not only that if they hop on his scooter or a bike they're not allowed also. You can expect the manager to come out and reprimand your kids and you to tell you they're not allowed to do that. And don’t attempt to park backwards into a parking space. She will leave you a note on your windshield or complain to you that you are killing the trees cause the exhaust is hitting the plants. No the plants are dying because they’re dead period point blank! The apartments inside are in bad shape. But I do agree with the former tenant that’s below. This place is kind of run like a “SLUM”! This is based off the other apartments that are within the area and what they offer. I myself have sent him information on how I would like to run the apartment complex. I have ran other small companies are been a part of small companies and their starter I also have my degree in business management. I can help the owners out turn the property around.
