"I have lived here for almost 7 years! The positives outweigh the negatives, and I'll mention both specifically. Positives: 1) The staff. Maintenance doesn't always get it right the first time, but they'll come back quickly to fix it. Cynthia in particular is quick to respond and is professional and kind. In the office, words cannot do adequate justice to Jennifer Lovelace. She's a nice person who is really good at her job and genuinely cares about residents. Since John left, the atmosphere in the office is lovely and welcoming. 2) Location, location, location. Real estate agents say that location is everything, and living here proves it. Less than 5 minutes to the freeway, the complex is adjacent to the Oso trails, walking distance to a middle school, and is in the heart of Mission Viejo. Walking distance to Ralph's, the library, a bus stop, etc. The bus stop is for OCTA routes as well as the Mission Viejo shuttle buses that travel throughout the city and to Capistrano Valley high school. 3) Residents are generally friendly, with a few exceptions. Because the complex is pet friendly, you often run into people walking their dogs which is a great way to meet neighbors. Negatives: 1) The property is old, and parts of it are downright shabby. Sidewalks have haphazard repairs and are not in great condition. They have desperately needed power washing since I've lived here. Many of the trees drop berries, spiky balls, and other things that are a nuisance and make a mess. Paint is faded in many areas and wood structures are rotting. 2) Parking can be a nightmare. Often at night there is not a single spot for guests. 3) Security (Patrol Masters) is absolutely bottom of the barrel. They make a few drive-bys a night. If you call them you're likely to be on hold for 10 minutes and then they may show up 45 minutes to an hour later. Worthless. 4) The pool/spa area is decent. However, plan on hearing parties almost every weekend during the summer. Parties are not allowed, but that doesn't prevent takeovers by residents with up to 30 family and friends by the pool, music blaring, with drunk adults not supervising their kids. Residents view the hot tub as a kiddie pool. 6 or 8 kids, without proper bathing suits, screaming and peeing in it. It's not uncommon for the hot tub to be green by Sunday night. It's really gross. 5) Builder grade everything! Paint is HORRIBLE in the apartments. Later upon layer of the cheapest paint available. It chips, peels, and ends up on your dishes and in your pots and pans. Carpet is really terrible and loses it's color if you spot treat any stains. Cheap windows (ancient aluminum frames) and dollar store level linoleum in kitchen and bathrooms. 5) Some really low class residents. Above, I mentioned that most neighbors are really nice with a few exceptions. It seems that there are always some families that show up for just one year and then move out. That's a good thing. They scream in the parking lot, blast music in their cars late at night, don't respect apartment living, and quite frankly do not mesh with the "vibe" of Mission Viejo. Mission Viejo has much to offer people of all ages and generally speaking, residents are respectful and law-abiding. The frequent appearance of OC sheriffs here is an unpleasant anomaly. That about sums it up. Apartment living can be difficult anywhere, and patience is a necessity."

Katie is always super kind and willing to help and Katie and Ciara always go above and beyond and both of them are the reason why I am so happy living here.
