"We really enjoyed living her at diamond bar village. Norma and Angie were extremely helpful and always addressed any concerns we may have had. We really miss living here and would definitely recommend to others. It’s literally a great location right in between Orange County and downtown area. Great quiet place!"
"i didn't actually live here but i had a few friends who have come and gone through this apartment complex over the years. although, there have been some complaints about the management and some complaints about the general upkeep of the apartments i never really thought it was anything out of the ordinary. i always did think that there wasn't enough parking or lighting out in the parking lot areas but that was about it for me."
"BEWARE!!!!! Please pay attention to the reviews especially about the security deposits. We are currently battling issues outside the executed lease and fully anticipate having to go to small claims court to recop charges from the security deposit that are not part of the lease. Some of which are listed below. First issue is overcharging for the application fee. They CANNOT legally charge more than $ 49.50 and they MUST give you an itemized receipt showing their out of pocket expenses in order to obtain the information. We were overcharged and DID NOT receive any sort of receipt. Second issue is erroneous and untrue verbal statements claiming that they have to charge a state mandated Covid cleaning fee upon move out. Third issue is upon vacating the premises they are now claiming that they must do a black light test to see if there is urine in the carpet. This also ISN'T included in the lease, it wasn't disclosed, nor was a clear report showing that the apartment was clear of urine prior to taking possession. Instead they would only show a copy of a report showing a "pet scan" had been done 32 days prior and this was only given after the notice to vacate was given to them and after at least three requests. There is no way of knowing just how many people, pets etc were shown the apartment prior so there is NO WAY of knowing the apartment was actually clear of urine prior to taking possession. We only know that on the date of the report there was no sign of urine. Fourth issue is now they are claiming they have to have the unit professionally cleaned. However, the lease along with the California tenant landlord guide both clearly state that the unit must be returned in the same condition that it was when you take possession. Final walk through is scheduled for this Monday i will post an update once it's complete and after we receive the final disposition. We are also actively investigating several other real estate related issues with the California and Nevada department of real estate. If we find ANY unethical and/or illegal activities a formal complaint will be filed. We have already started the process in Nevada since three people were told that an individual associated with the complex holds an active real estate license and that has been shown to be completely UNTRUE. Bottom line is these types of issues MUST be on the lease in order for you to be charged and thankfully everything they have told us that they will be charging for all contradict the California tenant landlord guide. So bottom line is even if we are charged one penny over the legal amount we most definitely will be going to small claims court. It appears they have been allowed to operate outside the California tenant landlord guide and we REFUSE to be their next victims!!!"
"Lived here for two years, apartments themselves are o.k. Appliances were old and broken down. We had a gunky, muddy, silver goop come out of our bathtub spout every now and then. After some arguing they had maintenance replace our water heater which fixed the problem. Our biggest issue with this place was after we moved out. After living their for two years, we left this place in cleaner condition than when we moved in. We spent a day cleaning everything. Despite the apartment looking better than it did when we moved in, they felt it necessary to keep 90% of our security deposit for things that were not even LEGAL for them to do. They are not entitled to your security deposit for normal wear and tear like carpet cleaning, after two years of living there. They are required by law, after two years to clean carpets and repaint if the tenant moves out, and they are not entitled to your security deposit to cover these costs, if it is normal wear and tear. We would have taken them to small claims court, but it wouldn't have been worth the $350. This place was awful when it came to customer service, they said they never heard of these laws when we told them, and told us to pound sand basically. If you rent here, I would recommend taking your security deposit back, by short paying your final months rent. This place is trashy."
"Currently 2nd year resident here and it's been a pleasant experience compared to my last 2 apartments in OC. The maintenance team has been more responsive in comparison. The prices are about the same, but unfortunately here you pay ALL utilities ($200-300). I love the quiet atmosphere / hillside. The neighbors are friendly with waves and smiles."
