"The staff was kind and understanding. My application process was a blessing how fast. The unit was clean and very elegant. I am happy to make this complex me and my daughters new home. Also, amazing kid park and dog park in this gated community. My daughter loves her new room."

"The buildings and grounds are infested with cockroaches. The leasing office management is extremely incompetent at there jobs. Over the course of 2yrs they forgot which parking spot we were assigned 3 times, which resulted in items being stolen from our garage and cars being towed. The lease agreement even has a stipulation preventing you from joining class action lawsuits. Spend a little extra money renting some where else because this place was terrible."

"Had a horrible experience moving out of the Breakwater Apartments. Either have a lawyer to support you with move-in and move-out documentation or be prepared for illegal repair charges. Strongly recommend avoiding that place. Update 1/16/2024: I see the Breakwater replied to all negative reviews with what sounds like a caring reply, but they do NOT address actual problems. They never replied to any of my correspondence regarding the move out and provided zero evidence of any damage to the apartment, because the apartment was clean when we moved out. The people in the office are very nice, but the back office is clearly set up to just pick our pockets. None the less, I will try to reach out as the "owner" has indicated."

"if i could leave a negative review for this place i would. We have to break our lease and move because of the infestation of bugs and our neighbors constantly being loud during quiet hours and smoking into our apartment. The management is absolutely horrendous, management does nothing about any complaints they claim they will and never do, trash is always overflowing, office never answers the phone and doesn't respond until days or weeks later and withholds information until its convenient for them. horrible parking and security, gate is constantly open and letting non residents in, management hires out companies that enter your apartment unannounced and leaves your doors open and unlocked and trashes your bathrooms. Weve been infested with bugs since April when we moved in and their only solution is using an outside extermination company that doesnt work and sprays our apartment full of chemicals that are harmful to our 1 year old who started crawling and walking while weve been here. Same goes for our neighbors, they are obscenely loud between the hours of 9pm and 6am, my toddler hasnt gotten a full nights sleep since we have moved here because of them and management claims theyre going to "post notice" and talk to them but never does and it hasnt stopped in over 8 months, during the day they smoke off their balcony and it gets into our apartment so my 1 year old is getting second hand smoke and when brought up with management nothing is done. Management has violated our right to peaceful/quiet enjoyment in our home, our right to a clean, sanitary place to live and so many other things. When brought up with them they do nothing about it and try blaming us especially the Assistant Manager Danielle, she is the least helpful person and clearly does not care about residents or the type of establishment she is running. We filed to break our lease and gave our list of violations as to why we are having to move and they are still forcing us to pay 1.5 months rent in fees to leave and are trying to not give our deposit back which they charged an extra amount for when we moved in, and theyre trying to say we havent actually filed to break lease within a proper 30 days because they withheld information and now we'll have to bleed into another month. This place is the absolute worst and a nightmare to live, DO NOT MOVE HERE!!!!"

"Believe the reviews. This place is hell. We’ve been dealing with a major roach infestation and we’ve been doing absolutely everything we can to fix the problem. We asked to moved units because the infestation is causing multiple health issues for us and our child. Their only solution was to spray our house once a week until they’re gone. This started in July and here we are in November and nothing has changed. Now they decided to only spray once every other week. We’ve been living out of boxes for over month. Roaches are crawling on us in our sleep. I’ve sent them email after email. Pleaded with them to help us. They won’t even respond to my emails most of the time. My work made me go part time because I was forced to leave early every Wednesday since I work from home. So now I’m losing money. My son was crying in bed the other night because he didn’t understand why we have to live like this and nobody is helping. The stress has taken its toll. The lack of concern or compassion is concerning and honestly disturbing."
