"Conveniently Inconvenient To begin, I do not enjoy being a resident at “The Q”. I hope this honest view from a current resident provides perspective to prospective tenants. Located in Playa Vista/Culver City, The Q is ideally placed for those who are seeking quality living with an easy commute to work. With access to the 405 and Sepulveda, it is extremely convenient to navigate through LA and return home. The units are built well and there is a sense of peace that I have when I return home after a long day. Although, the building is great… management at “The Q” has made life as a resident stressful. I have been living here for approximately 6 months, and prior to current management the building was owned by Modera (Millcreek Properties). If you look hard enough, you can easily find several signs that the property was previously owned by Modera. I found (7) signs throughout the building advertising Modera. Since the building has been acquired, The Q has installed bolt on luxury that has been more of an inconvenience than an amenity. Of the changes to the property the most notable would be the concierge staff, valet parking (currently being on-boarded), Package lockers, 200 cameras, resident events and minimal upgrades to the fitness center. In addition to these upgrades there have also been several changes to the properties. Residents are restricted from utilizing the stairwells and all the doors are locked from the inside. My main concern regarding this change is that the doors would have to be MANUALLY unlocked in the event of an emergency. I expressed these concerns to Q Management and was told that this is The Q standard. Additionally there were concerns about pet owners letting their dogs relieve themselves in the stairwells. However The Q does not typically restock doggie bags, so you can find several bio bombs through out the exterior property. Instead of installing key access on the doors, management chose to install alarms on the doors so that when they are opened you will be shamed lol. In all seriousness, my biggest concern is that if there is an emergency in this building, the elevator doors close and the only pathway is the stairs. The only doors that are open are on the first floor and for stairwells with roof access, those doors are open. If an exit is blocked for what ever reason, there is a possibility that you will be trapped in the stairwell and will have to wait for someone to open the door. I personally have been locked in the stairwell and would not recommend it. If this is a life threatening event, I do not believe that The Q Management will risk their lives and open the stairwell for me. The elevators have recently been repaired, however for about 1 month, the primary elevator has been out of order. Management stated that this was a supply chain issue and that they were waiting for parts. So, most residents had to wait an excessive amount of time to get downstairs since stairwells were locked and for emergency use only. While it doesn’t rain often, when it does the parking deck floods. In my space there was about 1 inch of water. Efforts to clean up the water were timely and dangerous. An extension cord was daisy chained through standing water to operate a pump to remove the liquid. Additionally, a manhole was left open for the water to drain. My spot is unfortunately in front of this manhole and I have carefully navigate around it. The front doors of the leasing office are locked at all times. As a result, I have had several packages left outside because the courier could not access the building. The concierge serves several roles and can’t wait in front of the doors at all times. The Q Management is dismissive and as resident I don’t feel like they care to solve any of my concerns. To get in contact with them, I have to wait in front of their office and try to catch them when they have availability. I’m not sure if The Q needs to offer training, or if this is indeed the overpriced Q Standard that they have been selling us."
