"First day I went to visit my boyfriend I saw roaches . His apartment was never cleaned . I literally just paid 300. To have some one sanitize his place . Very disappointed not to mention the amenities didn’t work and have never been fixed . I was told there was no maintenance man so I sent an email asking if I could pay for the stuff myself and fix it and received nothing.. i’ve never lived in a place where things were allowed to be broke for over six months ."
"Too expensive for what you get. Rent drastically increases despite nothing improving. Long post, but wanted to get all the things I wish I knew beforehand & what ended up mattering. Recently did away with monthly & short term leases, so take your time picking a place to live. Rec area was a big selling point for us & was enjoyable due largely to our location. Gym's small but fortunately we could see how busy f/apartment. There're often summer parties at front pool & back one isn't cleaned. Do not sit at tables by the grills, lot of roaches. Will see the bigger ones in the gym too. Pond & badminton areas are good. Watch for dog poop when playing. PSA: drink machine charges a $5 hold every time you swipe your card, whether machine decides to work or not. Always stocked though. Valet trash went down hill. At movein, was outsourced & very good. Then switched to in-house & kept the charge the same (can't opt out). Missed our house at least once a week, often right before an off day, so we'd take the trash to the back ourselves. Bins there rarely have room. Added small recycling spots around the complex, but this just means you're now woken up by dump trucks at 6am. Clothes donation bin is very nice. At movein our dryer wasn't working. Took 5 visits from them to fix at all. Never fixed kitchen window screen. Had holes that flies would come through. Put in a request every time I did one for the dryer. Finally just asked them to stop cobwebbing our front since the spiders helped. They did stop, but never addressed the situation. Same thing for valet trash; it'd get better after a complaint, but no one actually got back to you & things inevitably got worse again. Can't even say they weren't coincidences. Did resolve issues concerning neighbors with too many/unattended pets. As with any place, neighbors vary. However, front of this complex is all pot smokers. Particularly trashy. Smell seeps in through bathrooms & then they're out on their decks coughing up a lung & having the loudest conversations late at night. Office used to leave "No marijuana" signs on our doors, but that was the extent of their intervention. Office is very nice, -mngr, but not adept. Misplaced rent checks led to eviction notices & double charges. Keep track of your receipts & accounts. Lot of feral cats, but never had a direct problem w/them. Definitely a problem for anyone in the back(in porches, paw prints & scratches all over cars). Gated community aspect is a joke. Made sure to announce when they upgraded security doors along the fence; they added screens to the barred doors themselves, but you can still reach right through the bar next to door and unlock. Akin to those clips of someone installing a deadbolt but the door opens the opposite way they thought. Still a person sized gap in fence by the dumpsters. The main car gate is always broken and incredibly loud. Suprisingly long trail behind complex is good for a run. Dangerous at night. Granted was during the covid months, but also had an expensive bunch of packages stolen from doorstep that were set for pickup. Cameras at the office should've been able to help, but were blocked by overgrown trees. Office handled virus well. Closed rec areas & were easy to reach when offsite. Parking is extremely limited. One space & can rent garage for $100+/mo. If you leave outside the 9-5 hours, you'll likely be circling for a spot when you're back. Always cars in car wash spots & where trash bin are, making bins inaccessible. Even roadside just out of the complex is full, making exiting dangerous in the morning. CONSTANT maintenance on water lines w/very short notice for shutoffs. Every outlet is loose & paint needs to be stripped. Kept books & bottles wedged under chargers until we could buy adapters that screwed in. Those we knew in the complex had same issue. The paint's clearly been reapplied too many times. Even light objects end up sticking to surfaces. Many knickknacks snapped or forever have white paint on bottom. In warm months, doors & walls will be sticky. Edit: I don't even live in CA now."

"Be very careful if you plan to apply for these apartments... I applied and paid $110 for myself and my wife plus the holding deposit of $200 and when my application was in process I sent them an email to cancel my application because I had already found another apartment, then the next day they called me to tell me that my application was almost approved, I just needed to verify my employer for that reason they were not going to reimburse me for my holding deposit anymore I told them that the holding deposit is supposed to be for when your application was approved and You're just waiting for the day you're going to move, but the girl told me no! Even if my application was not approved, the deposit is not refunded! I asked her to speak to her manager but she told me her manager was busy, that she would leave a message to call me back but that never happened... I also applied at (quail run apartments) and I did the same sent them an email to notify them to cancel my application and they very kindly accepted the cancellation and not only that they also refunded my application fee and the holding deposit"
